    Having your own home can change your life for the better. The security of having your own home instead of renting gives you peace of mind and pride in all the hard work you do to keep your home. But what is stopping you from getting a mortgage? Is it because you don't have cash for a down payment? Read on.
     
    Financing Mechanics
     
    A 100% financing is about two loans in one. The 20% of the loan goes for the deposit and the 80% is the cash you get to pay a new home. Before your loan application is approved you go through a process. Your credit record is checked and you have to show proof of income via your income tax payments or income tax returns. You also have to be a resident in the locality for at least two or three years prior to the loan application.
     
    What's the fuss with this 20%? That is the nitty gritty of the loan. Without the down payment of 20% your bills bloat because of the private mortgage insurance or PMI fees lodged on the home loan. This is a separate loan also offered by the lender. This 20% loan saves you a lot of money in the long run.
     
    There is nothing special about getting this type of loan, so don't work up a sweat thinking you cannot get 100% financing for that little house on the block. Everyone, including individuals with spotty credit record can get this financing from a local lender; make sure though you are dealing with reputable lender, not overnight companies that are mushrooming left and right all over the city.
     
    As long as you meet the guidelines for 100% financing and are aware of the small print, you can avoid problems later on. You must at all cost know what you are getting into. Don't fall for lax underwriting processes and other shenanigans that make the loan amazingly attractive. This is a loan not a government grant and you have to pay the loan with your blood, sweat, and tears. The mortgage broker should be blunt about the terms and spell clearly what you are up against.
     
    Structuring Your Financing
     
    So now you know you qualify for this loan type. Now how about the payment? As a rule of thumb avoid borrowing from different lenders. Look for a lender willing to give you 100% financing whatever your credit record says about your financial health. You have the right to own a home whatever your financial short coming may be. This is a confusing deal and no two lenders have the same policies and this can lead to more confusion.
     
    If you have a low score something below 560, few lenders would look at your loan application. But if you can prove that you have the money to keep up with long-term loan, lenders might reconsider and accept your proposal for a repayment structure. You should get the help of an independent licensed mortgage broker who can do the structuring job efficiently after evaluating your finances.
     
    If that house on the block is up for sale yet, talk to the seller before settling for 100%l financing. Shop around for lower-priced homes. To drive it home, don't get a house you cannot afford on your current pay. Be smarter than your lenders and eventually own that nice little house on the block.

    The self-employed always got the shorter end of the stick whenever there were goodies to spread around, specifically loans and financing schemes.     To determine your loan to value ratio simply add the property's purchase price and subtract the advance payment you are going to pay. Then revert to the original purchase price of the house and divide the loan amount by the value of the purchase price amount. The outcome is the bid you make. If you have come up with 86 percent loan to value ratio, ask the lender for loan to value ratio of the mortgage of 86%.

If you have a good credit standing with your lender, you can easily cinch a lower interest rate with your lender or bank.     Anxiety is a normal reaction that we all have when we are confronted with a stressful situation in our lives, but a panic disorder is a much more serious condition that can strike suddenly without any warning or reason. People with a this disorder will have a panic attack which is a response to fear, however the response is normally out of proportion for the given situation. A person with a disorder will develop a fear overtime that they will have another panic attack. This constant fear of having another attack can eventually affect the daily functions and the overall quality of one's life. If not treated, having a disorder can ultimately rule your life. Normally serious conditions that include alcoholism, drug abuse or depression can greatly increase the probability that a person will develop a panic disorder.
     
    People that suffer from a panic disorder experience a panic attack that can last around 10 minutes and even longer for more severe cases of panic disorders. When a person has a panic disorder and they suffer a panic attack, they often feel an intense and overwhelming feeling of terror, with difficulty breathing. A panic attack can also cause a pounding feeling in the chest and a dizziness feeling accompanied by a feeling that they may faint. Other symptoms can include sweating, nausea, and trembling or uncontrollable shaking. A panic attack can cause hot flashes or chills and a feeling of numbness or tingling. A panic disorder can be very dangerous if the proper treatment isn't sought. Experiencing a panic attack while behind the wheel of an automobile is not only scary, but can be dangerous. During a panic attack, a person my feel that they are losing control and that can be dangerous if that happens while driving.
     
    Having a panic disorder can rule your life and make you very fearful to step outside of your door. One of the worst problems for people that have this disorder is the constant fear of suffering future panic attacks. Having this fear is how a disorder can easily start to rule your life. The fear of future attacks can cause a person to change many things in his or her daily routine, including avoiding certain places, situations and even driving or the willingness to travel because of that fear of having another panic attack.
     
    Doctors to this day are still unsure of the exact cause that leads people to developing a panic disorder. Although the cause is not understood, studies that have been conducted over the years show that a combination of things may play a role in causing the disorder. A history of a panic disorder has been linked to run in families. Another possible cause is abnormalities in the brain and also substance abuse. Stressful times such as a death of a loved one or a major life changing event can also bring on a disorder. If you think that you have a panic disorder, you need to consult your doctor for treatment.     There are several different types of psychological disorders that affect millions of people everyday. A disorder can affect anyone and can be brought on by any number of things that can happen in one's life. The type of disorder is normally determined by the root cause and also the symptoms that a person is experiencing along with any family medical history of psychological disorders. In this article you will read about some, but not all of the types of psychological disorders along with the common symptoms.
     
    An anxiety disorder is one type of disorder that is associated with unpleasant and overwhelming mental tension or worries that has no apparent cause. These worries can cause a panic attack in some people that suffer from anxiety disorders. People that have an anxiety disorder have symptoms that can include worrying excessively, concerns about a situation that leads to unrealistic fears and a fear of future panic attacks. People with this type of psychological disorder have trouble sleeping and can suddenly lose or gain weight as their eating habits change. When a panic attack occurs, you can experience shakiness, dizziness and the feeling that you might faint. Also numbness and tingling along with a fast heart rate, sweating and cold clammy hands are symptoms of an anxiety attack.
     
    Probably one of the most common disorders is depression. At some point, everyone feels sad or depressed, but a person that can not come out of their depressed state within a couple of weeks may be suffering from depression. Some symptoms of depression can be a noticeable change in eating habits, loss of pleasure from things that you normally enjoy and a loss of energy. With this type of psychological disorder, one can feel a feeling of hopelessness and worthlessness. Indecisiveness and the inability to concentrate can be symptoms of depression.
     
    Other types of disorders are Childhood Disorders, Bipolar Disorders, Eating Disorders and Post Traumatic Stress Disorder (PTSD). All of these psychological disorders have different symptoms to look for, but some of the symptoms are similar to those associated with depression. There are several other types of disorders, besides the ones that are mentioned in this article. If you experience or know anyone that has experienced any symptoms of a psychological disorder, consulting a doctor is very important. Any change in behavior, eating habits, sleeping patterns, work performance or social patterns can be warning signs that needs to be addressed. The earlier a disorder is detected and treated, the easier it will be to resume a normal lifestyle.
     
    Determining if someone indeed has a psychological disorder can be difficult and it at times can be overlooked. Because depression symptoms are similar to the symptoms of several other psychological disorders, many people think that it is just a phase or feeling that will go away on its own. Interestingly, physicians will sometimes miss diagnose a psychological disorder as either a physical problem or a medical illness because of the symptom similarities. That is why it is very important to consult with your doctor and be completely honest with answering the doctors questions.

If you seek help from your doctor, it is very important to follow all of his or her advice. To help one cope with depression, a doctor my suggest lifestyle changes, anti-depressants or therapy. Depression is a serious matter and that is why it is so important that you consult a doctor if you think that you are experiencing any symptoms of depression.

    Manic depression is also commonly known as bipolar disease. It involves alternating mood swings that range from a high point known as mania, down to a low point known as depression. The reason that it is also known as bipolar disease is due to the mood swings from the high pole to the low pole. At times a person with bipolar disease will experience dramatic switches in their mood very rapidly. It is more common that a person will manic depression will experience these mood swings in a gradual manner. One of the problems that people with this disease have to contend with is that this disease can affect their ability to think clearly, also it can affect their judgment. A more serious affect is when their social behavior is altered by bipolar disease. It can cause embarrassing and serious problems in a social setting. Manic depression is a chronic condition that is reoccurring, but with proper treatment, it can be a manageable disease.
     
    Some characteristics of the more severe episodes that a person with manic depression may encounter are psychotic symptoms. Some of the more common of these symptoms include hallucinations, such as hearing things or seeing things that are actually not there. Another severe characteristic of a person with this disease is delusions. Delusions can cause a person with bipolar disease to believe in certain things that normal logical reasoning would otherwise not believe in. Psychotic symptoms may involve that person believing that someone has special hero like powers, or someone is a president or king from another place. Normally these types of symptoms happen during the high point of their mood swing. Some characteristics of a person that has bipolar disease can also involve a delusion of worthlessness, guilt or believing that someone is in terrible trouble. These symptoms normally occur during the low point in their mood swing. Not all characteristics are severe. In fact, most characteristics can include irritability, trouble sleeping and not being able to sit still. On the depression side of milder characteristics of manic depression can include not wanting to socialize, not wanting to talk and feeling sad and blue.
     
    Manic depression does have some characteristics that are nothing more than a myth. Many people think that a person can not have a normal life with it or that they can not get better. The truth is that many people that have bipolar disease have a successful career and a happy family. Another myth is that manic depression only affects their mood. It can also affect their sleeping habits, ability to concentrate, energy and appetite. While medicine is a popular treatment for manic depression, there are self help things that can be done. Manic depression symptoms can be controlled by regular exercise, plenty of sleep and eating right, just to name a few. Living with bipolar disease can be challenging. With the right treatment, coping skills and an excellent support system, a person with manic depression can lead a normal and happy life.

    In today's fast-paced and hi-tech world of the Internet, instant messaging and every other possible form of digital communication, it's easy to forget that, in the grand scheme of things, it was not so long ago that communications strategies were an entirely different kettle of fish (or pile of wood as the case may have been).
     
    In a world obsessed with staying 'connected', it seems that nothing is impossible in the realms of communications strategies. What once seemed like science-fiction is now a part of our everyday life. But imagine if we still had to communicate the old-fashioned way. Can you see yourself firing up the outdoor barbeque to send a message to your mother; or getting out the flags to signal to your best friend that you'll be half an hour late for cocktails? Well spare a thought for our ancestors who didn't have it as easy as us...
     
    Smoke Signals
     
    As a communications strategy, the practice of smoke signalling obviously had some major drawbacks but still, for the time, it was a very successful way of sending messages over long distances. The earliest recorded practices of smoke signalling were in China, where soldiers stationed at various points along the Great Wall would signal an approaching enemy to their comrades. With this crudest of communications strategies they were nonetheless able to convey messages over distances of hundreds of miles in just a few hours. The North American Indians were perhaps the most famous proponents of smoke signalling, and each tribe had their own complex systems involving the location and angle of the smoke plume. Today, smoke signals are not entirely outmoded and they are still used in the Vatican City to signify the selection of a new Pope.
     
    Morse Code
     
    Although quite different from Samuel Morse's original system, a form of his famous code is still used today as an effective communications strategy between amateur radio operators. Back in 1840 when Morse developed his unique system of translating information telegraphically using rhythm, it revolutionised the way people were able to communicate and effectively opened up a whole new world. Using a sequence of long and short electric 'pulses', which became known as dots and dashes, Morse was able transmit a message from an operator at one end, and have it received via electric current at the other. It was indented on to a special tape and the receiver was able to decipher or 'decode' these indents. Eventually, trained operators were able to decipher the length of the dots or dashes directly by the sound and tape was no longer necessary. Sounds simple now, but as far as communications strategies went in the 19th Century, it was ground-breaking.
     
    Semaphore Flags
     
    The practice of using flags, called semaphores, for a communications strategy began in the 1800s when they were used in the maritime world to convey information over medium length distances at sea. Although there are variations on the theme, basically each letter of the alphabet is represented by the bearer holding two flags (one in each hand) in unique positions. The system is still used in some form today in many industries and, while the instruments may be different (some use paddles, some lighted wands and some bare hands), the concept is the same.

    Anyone who has ever been a member of the armed forces can vouch for the fact that it is vital to uphold a good communications strategy at all times, and the army is no exception to this rule. As such, those in roles that focus primarily on communications strategies are some of the most valuable recruits. The communications maintenance team in the army is responsible for ensuring that everyone has access to the correct information as and when they need it. They are also accountable for all communications equipment, and for making sure that it is in good working order so that the movements of troops, aircrafts and ships can be tracked at all times.
     
    Electronic Communications Strategies
     
    For centuries, army commanders have relayed orders in one way or another, be it by flag, bugle or walkie-talkie. But today's armies are able to build up clear pictures of enemy forces and their tactics, which allows them to formulate a much more informed and accurate plan for their own troops.     Communication can be one of the most problematic aspects of any relationship, but this is no new revelation. For centuries, couples have quarrelled and quipped over undelivered (or in fact, unsent) messages, and the lack of communication in their relationships. The question is; could a pager have saved their nuptials? Had pagers been around in the days of these high profile couples of the past, perhaps their relationships might not have met such disastrous ends.
     
    Helen of Troy and Menelaus of Sparta
     
    There's no doubt that Menelaus must have felt pretty pleased with himself when he married Helen. The Greek beauty, renowned for her gentle disposition and stunning looks was reputed by many to be the daughter of Zeus. However, despite her sweet temperament and even sweeter appearance, Helen could not hold the attention of Menelaus, who was known to spend the odd evening cavorting with dancers and servants. Had he known that his wife was to become 'the face that launched a thousand ships,' perhaps he would have devoted a little more attention to her. Or perhaps, had there been pagers in Sparta, Helen could have sent Menelaus a message when she was feeling lonely. Could a pager have stopped Paris from eloping with Helen, negating the need for the Trojan War?
     
    Romeo and Juliet
     
    Everybody knows the tale of Shakespeare's most famous star-crossed lovers, and almost everybody who has read the play will have tried to think of ways in which the fate of the unlucky pair could have been avoided. Indeed, had there been pagers in Shakespeare's time, it is likely that the playwright would have had to come up with a very different ending. If Juliet had only had a pager, she might have been able to send Romeo a message informing him of her intentions. On seeing her lying as if dead, Romeo would then have known that she was in fact still alive and he may not have taken his own life. It seems likely that had Romeo and Juliet had access to pagers or another form of technology, the two young lovers might have had a long and happy life together.
     
    Henry the Eighth and Anne Boleyn
     
    The relationship between Henry the Eighth and Anne Boleyn was always a tumultuous one to say the least, and one can't help but wonder what effect pagers might have had on their brief marriage. The conditions under which the pair wed were somewhat dubious, with the annulment of King Henry's marriage to Catherine of Aragon reportedly not having been entirely complete. Though they got off to a good start, problems began between them when Queen Anne gave birth to Elizabeth, and subsequently appeared unable to bear a son. She suffered several failed pregnancies, throughout which she was forced into confinement and had little contact with her husband. It was during these periods that King Henry was said to have formed an attachment to lady-in-waiting Jane Seymour. Had Anne been equipped with a pager with which she could have summoned the King, perhaps his affections might have held true. As it was, Anne was accused of adultery and sentenced to death, leaving the King free to make a new wife for himself in the shape of Miss Seymour.
     
    These three historical couples are some of the most ill-fated ever to have lived. But had they had a pager in order to communicate with each other more easily, perhaps their attempts at marriage would have ended very differently.

    There is a weird and wonderfully shaped building known as the Rock and Roll Hall of Fame Museum. It isn't in New York, San Francisco, Los Angeles or Memphis. The building is sited in the home of rock and roll, which is....Cleveland Ohio. The ultra modern building is part of the city's North Coast harbor, has seven floors and has entertained more than 7 million visitors since opening in 1995, so what 's it all about?
     
    The Rock and Roll Hall of Fame Foundation was created in 1983. At first the foundation had no base; New York City was an obvious choice as was Memphis, but Cleveland was the venue for the first ever Rock and Roll concert, the Moon Dog Coronation Ball (held in 1952) and as a result Cleveland was chosen as the venue for the Hall of Fame's museum.
     
    The building itself is a fascinating piece of modern architecture, a glass tower with a pyramid sprouting from it which was originally planned to be 200ft high. The building is actually 162 ft tall with a base of 150,000 square feet. The design was reduced in height due to the proximity of Burke Lakefront Airport.
     
    Every year a number of artists and others are 'inducted' into the Hall of Fame in a ceremony usually held at the Waldorf Astoria Hotel in New York. Groups and individuals qualify for induction only if they have had a significant influence on the history of rock and roll and it is at least twenty five years since their first record was released. But there are no guarantees.
     
    Almost every year there is some controversy over who has, and who has not been inducted, possibly because there are several categories and the voting and selection process for each category varies. So how do you get into the Rock and Roll Hall of Fame?
     
    The most obvious category is that of performer. Nominations are by committee and a number of candidates are selected. 500 rock experts then vote and nominees with the highest number of votes and more than 50% of the ballot are inducted. For all categories other than performer (non performers, early influences and lifetime achievement) the vote is taken by special committee. It is this lack of transparency in the decision on who to induct that has lead to criticism. While many of the artists appear to accept induction as an honor others are openly scathing. In 2006 the Sex Pistols refused to attend their induction ceremony and called the whole organisation a 'piss stain'
     
    As many of inductees fall into more than one category (many performers for example are also song writers and producers) and since both individuals and groups can be inducted, it is possible to be inducted more than once and in different years, the outstanding example being Eric Clapton who has been inducted three times, once for the Yardbirds (1992), once for Cream (1993) and once for his solo career (2000).
     
    Once inducted, each artist is honoured in the museum with an exhibit which features every song (if a performer) an etched glass signature, a film of their life and career and a display of artefacts.
     
    For 2010 the performer inductees to the Rock and Roll Hall of Fame are Abba, Genesis, Jimmy Cliff, the Hollies and the Stooges.

The "Safe Platform" is bigger and more lasting as your life has its true progress.
     
    Change Your Life and Study Children
     
    The simplest way is to study children, they have to change their lives every single moment. They are learning plenty. They see the force, or better, they see what others do and they like what is happening. I do not at this position say it is about attraction it is more of a need. Self Miracle is a need and is a self improvement, study children's development in body, mind and soul.

    The best part now, is to have knowledge of that your "Self Miracle" is already started your mindset to be stabilized. As you change your life you might not know what everything is about. This is so marvelous and wonderful when you are unaware and everything is going your way.

    Underwear worn as regular clothes first became popular in the mid 1980's, though it was widely scorned as a style and only the most liberal of women would wear clothing in this genre. The 1980's actually was the root of many diverse fashion styles, many of which are becoming popular once again in the current day. It is only just that one of the most controversial of clothing styles during that time is now one of the sexiest and most cutting edge style that is out there today. Mainly in the form of lingerie, underwear has gone from taboo to must-do, simply because of the seduction and mystery that it adds to a woman wearing it.
     
    During late 2009, underwear made its sudden present day debut in several fashion shows both on the runway and at the after party as the newest trend among the fashion worthy. This particular fashion style because one of the omnipresent fashion trends that can be worn during any season of the calendar. A style that reintroduces tights, stockings as well as the famed ripped panty-hoes made paramount during the 1980's. The trend includes many underwear accessories from all generations of female fashion including the Victorian era, featuring the corset, all the way to the days of Flash Dance, high heels and ripped shirts. The trend is certainly one of the modern staples of our time showing the fashion community that there is no way to kill the controversy from days past and the sexiest styles from the 80's will not be so easily snuffed.
     
    There is so much in fashion that has never been fully explained. Hand-bags so large you can fit just about anything into them, stiletto heels, fish net stalking; the list goes on and on with sexy, but seemingly obscure and random styles of fashion that leave critics all around the world guessing what will come next. But, one thing is certain, once a fashion appears and is prominent; there is no way to squash that fashion forever. In fact, it is more than likely that fashion will reemerge in years to come.
     
    This re-emergence of trends happened with the era of underwear worn as outerwear. This is the fashion that has all onlookers guessing what is going to be next. The underwear trend uses lady's undergarments as the sexy tops for more fashionable styles and outfits. The major usages of female undergarments are; bras as tops, lacey lingerie as tops, corsets as tops, and stockings or tights as bottoms. Each one of these garments was, at one point in the history of fashion, at the top of the world of style. The trends all come back for a reunion to form one of the sexiest and most alluring fashion statements that there is. With wearing one of these different fashions, women are sure to stand out in anyone's eyes as the prize jewel of the fashion world.
     
    Lingerie as an outfit has become more and more prominent as the fashion world has progressed. This is because the lace of a lingerie outfit can drive any man wild with desire, or even just turn the heads on the street as a woman in a flowing silk top strides past with confidence. These outfits are not solely used for the seduction of a man anymore, however. Now they are used as key stone pieces of one of the sexiest and most gorgeous outfits that any woman could be seen wearing.

    The Football World Cup will kick off in Johannesburg (or Jo'Burg as the locals call it) on June 11th 2010.

    As part of a new policy, Africa was chosen as the host for the 2010 World Cup. Five African nations placed bids to host the 2010 World Cup:
     
    Egypt, Libya / Tunisia (Co-hosting), Morocco, South Africa
     
    Tunisia withdrew from the bidding process when a decision was made by FIFA Executive Committee not to allow co-hosted tournaments.
     
    FIFA president Sepp Blatter announced the winning bid on 15 May 2004 in Zurich after one round of voting. South Africa was awarded the rights to host the tournament, defeating Morocco and Egypt
     
    "FIFA'' definitely has trust and confidence in South Africa. We saw that the 2009 FIFA Confederations Cup was well organized, so now it is time for the whole world to put its trust in South Africa's ability to host the 2010 FIFA World Cup. Security is a matter for the government, and we have received adequate guarantees in this regard, so there is no reason to have any doubts. The FIFA World Cup is about enjoyment, and I am convinced that we will have a wonderful festival in South Africa," said FIFA President Joseph S. Blatter.
     
    Prize Money and Club Payments
     
    The total prize money on offer for the tournament was confirmed by FIFA as $420 million, a 60 percent increase on the 2006 tournament. Before the tournament, each participating team would receive $1 million, for preparation costs. Once at the tournament, teams exiting at the group stage would receive $8 million.
     
    Thereafter, the prize money would be distributed as follows:
     
    $9 million - Round of 16, $18 million - Quarter Finals, $20 million - Semi Finals, $24 million - Runners up, $30 million - Winners
     
    In a first for the World Cup, there would also be payments made by FIFA to the domestic clubs of the players representing their national teams at the tournament. This would see a total of €26 million being paid to domestic clubs, amounting to just over €1,000 per player per day.
