    Sarasota foreclosures hit the market with all kinds of surprises – both good & bad. You might discover a deal of a lifetime or you might buy yourself a money pit. To be safe, you must thoroughly inspect the property and buy a home warranty.
     
    However, beware throwing your money away on a home warranty. Louise H. of Englewood, Florida, shares 5 home warranty buying tips and "gotchas" she discovers the hard way.
     
    For 8 years, Louise paid for a home warranty, always paying on time each year for peace of mind. All in all, Louise paid nearly $4,000 on annual home warranty premiums…and she gladly wrote the check each anniversary.
     
    Louise paid to cover costly home repairs she couldn't afford without the home warranty.
     
    She relied on her home warranty to cover costly home repairs:
     
    1. AC system running about $5,000 to replace
     
    2. Water heater running about $600 to replace.
     
    3. Minor roof repairs easily running into $100s
     
    4. Ice maker on a refrigerator requires $250-$300.
     
    5. Microwave or dishwasher replacement is cheaper than repair ~$300.
     
    Louise believed if a technician couldn't repair the problem, the most Louise would pay was the $75.00 co-pay /visit. That's how it was supposed to work…or so Louise thought.
     
    After 8 years of paying premiums, Louise faced the unexpected.
     
    Her AC broke down on a hot, humid July day in Florida. Do you have any idea how miserable Florida is in the summer?
     
    Louise called Globe Home Warranty, which quickly dispatched an AC Technician. The old air handler (the unit in the garage hanging from the ceiling) and "duct-taped" compressor (the unit on a cement pad at the side of the house) had taken their last breath.
     
    There was nothing the technician could do to repair both units. Okay, Louise thought, Globe Home Warranty would authorize replacement. To Louise's shock, Globe Home Warranty refused to authorize replacement.
     
    This, my friend, is the "gotcha" no one at Globe had ever disclosed to Louise…not once…not ever before. Globe Home Warranty rejected Louise's claim because Louise did not have a professional service agreement on the HVAC system.
     
    Not having a service agreement with a licensed HVAC contractor gave Globe Home Warranty an easy out…to a loyal customer who had paid Globe Home Warranty for 8 straight years with no other claim.
     
    Before you blindly buy a home warranty (even a home warranty recommended by your realtor), do just a little homework:
     
    1. Contact your local Better Business Bureau
     
    2. Confirm www.badbusinessbureau.com
     
    3. How much time do you have after closing on your new home to buy a home warranty? Many home warranty companies will not sell you a home warranty outside of escrow, whether you're a buyer or a seller.
     
    4. Ask "what if…" questions & get answers in writing. That is, what if my a/c goes out one day…one week…or even one month after I move in? How many co-pays will I have to pay before you replace?"
     
    5. Talk to neighbors, friends & co-workers about their home warranty.
     
    By no means is this an indictment of Globe Home Warranty. Many home owners over the years report similar rejection from other well-known home warranty companies as well. This is just one gotcha.     Clearly, homeowners benefit from foreclosure prevention help. However, it's not just home owners who benefit from foreclosure prevention. Debt owners such as banks benefit from keeping homeowners in their homes.
     
    A foreclosure typically costs a bank 30% more than a short sale. In my own Sarasota, Florida, neighborhood, 7 abandoned houses continue rotting away, destroying the value of each property in addition to all the houses in the neighborhood.
     
    One such property has been stripped, with "someone:"
     
    1. Removing all appliances
     
    2. Removing all upper and lower cabinets in kitchen and bathrooms
     
    3. Removing all copper piping through walls
     
    4. Flooding the house (and destroying all wood flooring and carpet with pool water drained into the house.
     
    By the way, windows are broken...and maybe that's a slight blessing in disguise.
     
    The once nice PVC fence is gone along with the air conditioning compressor.
     
    By the time, the bank repossesses this property, the debt owner will acquire a liability worth one-third its previous value or minimum $100,000 since the house has been abandoned. Of course, I didn't mention mold.
     
    For 18 months, this Florida house has had no ventilation…no AC at all. The cost of foreclosure extends beyond the debt owner's loss to all neighboring properties. The entire community suffers with foreclosure.
     
    If Hope Now doesn't work for you, immediately implement strategy #2—call the National Association of Consumer Advocates @ www.naca.net. NACA is a group of consumer attorneys SPECIALIZING in foreclosure defense. It's been my experience that NACA attorneys specialize in foreclosure defense more so than local attorneys who only recently have turned their law practices into foreclosure defense to accommodate demand. Nonetheless, search your local area for experienced, proven attorneys specializing in foreclosure defense. In the last 8 months, I have discovered 3 very qualified attorneys in my local area. Very few attorneys specialized in foreclosure defense prior to 2007. The "good" attorneys are those who have invested time, money & energy to become proven advocates.
     
    Strategy #3 calls for you (preferably your attorney) demanding your debt owner produce the "original note." This strategy alone currently is delaying a foreclosure for months longer than normal in judicial foreclosure states such as Florida. Florida is a judicial foreclosure state, meaning a foreclosure must go through the courts. Courts in my area are so jammed foreclosure proceedings are taking months longer than normal. It's not unheard of for a debt owner to take 18-36 months to foreclose. The other day, I oversaw a cash-for-keys exchange, where the homeowner volunteered the keys in exchange for cash.
     
    She agreed to leave the house in broom-clean condition.
     
    She had been living in the house rent free since July 2008.

    3.Most homeowners in distress do not talk with an informed real estate attorney and tax professional. Very dangerous!
     
    a.You need an attorney to protect your rights & serve your best interests.
     
    i.For instance, your attorney must (should) respond to the Complaint when you are served that stack of "foreclosure" paperwork by the process server. In Florida, you have 20 days to respond.
     
    ii.Your attorney and tax professional will advise you on the best option for you.
     
    iii.Your attorney will ensure you receive "full payoff & satisfaction" instead of the bank's common sneaky tactic.

    Forgetting to pay a credit card bill is not cool, especially when you're trying to get approved for credit.
     
    Brent Morris clearly screwed up while trying to bank qualify to buy their first home.
     
    Brent overlooked a credit card bill, causing the card issuer to hit Brent with a 30-day late.
     
    No courtesy phone call requesting payment.
     
    No warning letter informing Brent and his wife that failure to pay could harm their credit and result in debt collections.
     
    When Brent contacted me, you could hear the desperation in his voice. They were in escrow to buy their home, expecting to close in less than 2 weeks.
     
    He couldn't believe he had overlooked a credit card bill.
     
    He couldn't believe one 30-day late could drop his middle FICO credit score 60 points.
     
    He also couldn't believe customer service wouldn't give him a break. According to Brent, they had been long-time customers, making on-time payments on this card for 6 years.
     
    For Brent, this was an ugly introduction to credit reality…from the wrong side of the fence. They definitely needed to repair credit fast!

    Sarasota homes are held hostage by greedy renters! If you are renting, this may or may not upset you. If you are a landlord who needs to sell a house, beware renters turning Jekyll-Hyde on you.
     
    In the news, we hear only of renters victimized by greedy, unscrupulous landlords who default on the mortgages, leaving renters to come home one day to EVICTION notices taped to the front door.
     
    For people renting, this is horrible. They have paid their rent on time each month.
     
    They have abided by all terms of the agreement. Now they're being evicted unceremoniously, without advance notice.
     
    Make no mistake, this is horrible. However, the nightmare tenants suffer when greedy landlords steal tenants' money is overshadowed by the horror squatting tenants cause landlords desperately needing to sell.
     
    Recently, I experienced the ugly side of renters who held a house hostage, preventing the sellers (who were facing foreclosure) and me (the Sarasota foreclosure realtor) from short selling it:
     
    • The renters had lived in the house for over 3 years on a lease option.
     
    • The lease and option had expired after 15 months, resorting to a month-to-month agreement.
     
    • In 15 months, the tenants had not improved their credit enough to bank qualify.
     
    • Instead of kicking them out, the sellers remained loyal to the tenants who still wanted to buy the house.
     
    • Suddenly, the sellers' house payment jumped as house prices began crashing. The sellers contacted the tenants, informing tenants the sellers could not continue making the house payment.
     
    • At that point, the tenants committed to buying the house at market value, $1,000s LESS than they initially had agreed to pay for the house.
     
    • With my help, they improved their credit beyond minimum middle score requirements.
     
    • They signed the contract to purchase as I prepared and submitted all short sale paperwork.
     
    The sellers contacted the tenants, requesting the tenants NOT send rent payments to them since they weren't making their payment. Instead, the sellers, knowing the tenants had not saved for their down payment & closing costs, gave the tenants an honorable opportunity to save money during short sale approval.
     
    During the 3-4 months it took for short sale approval, I kept the tenants (my customers as well on the contract to purchase) apprised of negotiations. Little did the sellers or I know that these tenants had been shopping for a different house, though under contract to purchase the house in which they had been living.
     
    When short sale approval came, these tenants refused to close or to move out. They hired an attorney who used the clogged courts and loopholes to allow these tenants to squat in this property until they closed on the house they were purchasing.
     
    The sellers and I contacted numerous attorneys, each one commiserating but needing $10,000-$20,000 upfront (retainer) just to take the case. In these attorneys' minds, if a property owner cannot make his/her house payments, how is the property owner going to pay the attorney's fee?
     
    True. The sellers didn't have the money.
     
    Those tenants intentionally forced a school teacher and her husband into foreclosure, after all the school teacher had done to help them with a lease option, not taking their rent payments & not withholding the truth about default.
     
    In return, these renters turned in to squatters, holding the house hostage & using the legal system to continuing living rent free.
     
    Sounds hard to believe, doesn't it? I never thought such greed and disregard for others could take place.
     
    No doubt, many renters are victimized by greedy landlords facing foreclosure. They're forced out. They're losing their deposits. They're forced to find another house, hopefully in the same school district, in the same condition & at the same or lower rent.
     
    However, what we don't hear on the evening news or read in the local newspapers are the renters who squat, using the legal system to prevent a property owner from short selling the property.
     
    No question, more tenants are victimized than landlords. I don't have the numbers, but I'll concede this probability. In my mind, numbers don't matter if it's YOUR ox that is gored. In this case, I witnessed the unabashed greed of two tenants who intentionally (and with malice) forced a school teacher and her husband into foreclosure while under contract to purchase the subject property.
     
    Whatever you do, don't think discounted prices 40-50% LESS than 2006 highs automatically points to a great buying opportunity.     Sarasota foreclosures force some buyers to make poor buying decisions. Just ask John from New York, who allowed 3 mistakes to destroy his family's dream.
     
    You are about to discover John's 3 costly mistakes. If you plan to buy a home, please don't repeat John's mistakes.
     
    John, a native New Yorker, was relocating his family to Florida. He needed to be relocated in 43 days, and he needed to stay under $300k.
     
    Staying within budget was much easier than finding & closing on his "perfect" home in 43 days. Perhaps it was John's unrealistic time table that created these 3 serious mistakes.
     
    Whether one or all three mistakes, John's family will not (now) relocate to Florida as planned:
     
    Mistake #1 is that John chose (despite my concerns) to offer list price on a house declining in value by 3% a month. Quickly, he found a home he liked. Reality was, 30% of the neighborhood was renting & every other listed property was distressed.
     
    Number 2 mistake—John refused to get a home and/or systems inspection. Without doubt, the house had issues including but not limited to water intrusion. Water stains and mildew odors greeted us at the front door. That alone was scary, as water intrusion often means mold.
     
    Number 3 mistake—John did not choose a qualified mortgage professional. Of the 3 mistakes, this might be the most damaging mistake. The first time I talked with John, I iterated the importance of getting pre-approved. He waved me off, claiming "his mortgage guy" had him covered.
     
    As you can imagine, I've heard that a few times before. John gave me permission to confirm with his mortgage guy who assured me John was good to go, faxing me a copy of an approval letter. Clearly, John's mortgage guy was wrong.
     
    Once John submitted his offer, John's mortgage guy could not get John financed. John was not going to meet his time line. On the bright side--and there always must be a silver lining--the house John was prepared to buy at list price was filled with mold—serious mold—and required $1,000s to mediate.
     
    I found out later when an investor-friend bought this exact house for HALF what John was prepared to pay. FIVE-ZERO...half. You see, my investor-friend did his due diligence BEFORE he wrote an offer. He submitted this PROOF with his offer.
     
    What else could the bank do but accept this offer? What other buyer would make full market offer on a house filled with mold? And the bank knew most buyers are scared to death of mold. Whether you think one mistake was more serious than the other 2 is not important now. What is important is that John's family did not meet their own home.
     
    Last I heard, unresolved issues are continuing to keep them from getting financed. I can't stress it enough...and I feel horrible each time this happens to a family setting its sights on buying their "dream" home in Florida. Please listen to your Realtor's advice. At least hear us out: we've been through this many times. We've faced mortgage people who tell us everything is okay...when it's NOT okay.
     
    We've strongly recommended buyers get a home inspected and buyers reject a home inspection over $400 or because they've fallen in love with the house and don't want a home inspector to "ruin it" for them.
     
    Sarasota foreclosures lure some buyers into hasty (read: poor) buying decisions. They think it's too good of deal to pass up. In John's case, he combined 3 serious mistakes to destroy their planned relocation. Hopefully, they'll get here soon.     House hunters and sellers beware - the Sarasota MLS might not be what you think it is!
     
    Whether confusion or misconception, buyers and sellers potentially are losing $1,000s due to 4 potentially costly Sarasota MLS misconceptions.
     
    The number 1 misconception is that Internet listing sites such as Trulia, Zillow & all other national sites OFFER ALL LOCAL listings. Unbeknown to most house hunters (and to sellers as well), real estate websites like Trulia, Yahoo Real Estate & Zillow do not have access to all homes for sale in the neighborhoods and markets of interest to you. Do you know this? What if your dream house is for sale but the big sites aren't telling you it's for sale? Of course, you want to know....
     
    Number Two Mistake - Many buyers believe they have to dial the real estate agent whose name appears on the sign in the front yard. Not true! You are allowed to work with any real estate licensee you choose. Let me be clear - you can work with any licensed real estate agent you choose as your buyer's agent. All real estate agents can log in to their Sarasota MLS account to research and show you any property currently listed for sale...in or around Sarasota (actually, we can see all properties from Punta Gorda to Sarasota to Tampa to Orlando and all areas in between). Are you clear on this? You can work with any real estate agent you choose to help you buy your first home; second/vacation waterfront condo; luxury Sarasota real estate or "family friendly" home. Doesn't matter your need; MLS shows ALL properties currently listed for sale with a realtor/brokerage company.
     
    The third misconception occurs with realtor websites demanding forced registration to search Sarasota MLS. Many buyers and sellers hate being forced to "register" to search without being "hassled" or "sold to." Forcing buyers and sellers to sign up before searching the Sarasota MLS is not cool - I don't believe in it.... However, in all cases of which I'm aware, realtors and real estate companies requiring a sign-up just want to provide you with more information about Sarasota, buying or selling. I'm not aware of any realtor hassling a buyer or seller who is forced to register simply to search Sarasota MLS. Here's what's cool: if you despise forced registration, go to my website where you can search FREE to your heart's desire. No forced registration; TONS of great information about Sarasota (schools, town, entertainment, dining, recreation, beaches, etc).
     
    The fourth misconception I hear from buyers and sellers is that realtor/brokerage company websites show ONLY that realtor's or that company's listings. Not true! Except for the big "box" sites such as Trulia, Zillow, etc that might not show you all Sarasota homes for sale, you ARE seeing the entire Sarasota MLS at (most) real estate agents' sites. I can't speak for all realtor or brokerage company websites, however. At my website, you freely and privately can search Sarasota MLS 24/7/365. By the way, are you aware my website allows you to search properties not just in and around Sarasota but also in Punta Gorda, Bradenton, Tampa, Lakeland, Orlando & all areas in between? You don't have to search just Sarasota.....
     
    Search the MLS on my website if you're just curious or aren't serious about selling or selling (yet) - that's cool. All properties appear provided they're listed with real estate licensee. FIZZBO (that is, "for-sale-by-owner") properties do NOT appear on the Sarasota MLS.
     
    You really can research your first or next home from the privacy of your home...wherever "home" is - in Sarasota or across the world. You don't have to worry about a realtor breathing down your neck.... If you're new to Sarasota, please don't think 40-50% off 2006 home prices automatically spells a great deal. You need a realtor who will not rush you to the closing table.     House hunters shut out of the recent housing boom are smiling from ear to ear.
     
    Unless you've been lying beside Rip Van Winkle for a couple years, the country is in a buyer's market with a 7.2-month supply of homes for sale. Anything more than a six-month supply means an advantage for buyers.
     
    No more craziness in the market. No more rushing to submit an offer *above* the list price and with no contingencies.
     
    Depending on your part of the country or even your part of the state or town, the housing market has not tanked.
     
    Sure, more For Sale signs dot your favorite neighborhoods. However, please don't think that this "buyer's market" entitles you to waltz in with a low-ball offer and scoot out with a signed contract.
     
    If you're interested in escaping the frigid North to the Sunny South, the National Association of Realtors (NAR) forecasts a sunny outlook for homeowners.
     
    This "new" market of the South features more affordable homes prices, continued job growth above the national average, and historically low interest rates. Your parents and grandparents simply cannot believe it's possible to pull a ~6% rate on a 30-year fixed home loan, can they?
     
    To assure you it's a good time to buy a home in the South, the NAR offers the Housing Affordability Index, which looks at home prices in an area, along with salaries, the percentage of income homeowners are spending on a mortgage and a host of other factors.
     
    This index provides a pretty good indication of just how much home you can buy. And this is one index where, to get the most home for your dollar, you want to see the highest number possible.
     
    To break it down, a score of 100 means that if you are earning the area's median income you can afford to buy a median-priced home. And if the number is 125, it means that you have 25 percent more income than is necessary to buy a typical median-priced home.
     
    Make sense?
     
    In the Sunny South the index was 119.8 -- 5.1 percent *above* 2005 numbers. Parts of the Midwest recorded a 150, but who wants to scoop snow, scrape ice, pay outrageous heating bills and not see or feel the sun for months?
     
    C'mon, do you really want to be an Eskimo for six months? Wouldn't you rather be golfing, lounging in hammock at the beach, sitting in shorts and tee shirts on your screened lanai sipping lemonade and enjoying a warm breeze...in January and February?
     
    In that case, what good is a 150 for the Midwest. Despite the 150, people are not waiting for spring to pack the moving trucks and drop a couple resumes on Monster.
     
    Enough already of the snow, the ice, the wind, the gray skies, the heavy clothes, the slipping & sliding, the numb fingers, the dry-chapped lips etc. ---- they've had enough of the brutal arctic weather hammering the North.
     
    They've had enough!
     
    Across the Sunny South, the median home price is $181,700, but if you're looking in the Miami-Fort Lauderdale area you will see median prices of $366,800.
     
    While the housing market in Florida, in particular, catches its collective breath following five years of dizzying, unprecedented price increases, house hunters – with a little patience and strong negotiating skills – are finding some "good" deals.
     
    As a whole, the NAR predicts home prices will increase 4 to 6 percent in 2007. This is more like it…reasonable, sustainable growth.
     
    Southerners are also spending a smaller than average portion of their income on their mortgage payments. In the South, a home owner devotes approximately 20.7 percent of income to that mortgage check, according to NAR numbers. The national average is 23.6 percent.
     
    If you want to live with Mickey Mouse, enjoy the Atlantic Ocean on the east coast of Florida or the Gulf of Mexico on the west coast of Florida & abundant outdoors entertainment year round, you will pay more for your new "way of life".
     
    How much more?
     
    In Orlando, buyers are seeing median prices of $272,100, according to NAR's most recent statistics.
     
    Sarasota – the amazing tropical playground of the "rich & famous" – boasts a $301,300 median home price. The small town "feeling" coupled with incredible boating, arts, entertainment, and a vibrant economy makes Sarasota, FL, the jewel of Southwest Florida.
     
    For college basketball fans, the Sarasota area is home to Dick Vitale, Mr. College Basketball for ESPN.
     
    By the way, the "expensive" median homes in the area include:
     
    * Washington, DC/Arlington/Alexandria, (DC, Va., Md.) – $421,600
     
    * Miami/Fort Lauderdale/Miami Beach – $366,800
     
    * Sarasota/Bradenton/Venice, Fla. – $301,300
     
    * Baltimore/Towson, Md. – $277,900
     
    Stop dreaming about spending more pleasant time outdoors and find your dream home today while Florida catches its breath. With each hard winter, Florida and other southern states welcome more people to this year-round oasis.

    It's just business, Kyle & Kayle. We're sorry. We never intended for this to happen. Your parents will take good care of you. Homelessness is like camping out. You'll be okay. We want you to know, we are not in the business of stealing homes from children. It had to be this way.
     
    Kim & Joe M. of Orlando, FL, fell victim to the shrinking house market. Both worked in financial services, Kim an administrative assistant at Wells Fargo and Joe a loan officer with a bank.
     
    For five years, they stayed busy and saved money.
     
    In July 20005, Kim lost her job…downsized. Wells Fargo didn't need her any longer. Not as many mortgage applications. Kim's job search lasted three weeks before she found a replacement for 75% of what she had previously earned.
     
    In September, Joe suffered an auto accident, putting him out of work for six months and without an income as the insurance companies battled it out.
     
    Kayle, 6, and Kyle, 8, knew something was wrong. Mom and Dad were preoccupied. Money was tight.
     
    Kim and Joe and their two children quickly fell victim to bad luck and a slumping housing market. They fell behind in their mortgage payments on the same house in which they had lived for eight years. No irresponsible overspending here. No new BMWs; no Rolexes; no expensive vacations; no extravegence at all.
     
    Joe got hurt…he couldn't work. Kim lost her job…she couldn't recover lost wages. Kyle and Kayle watched on…helpless.
     
    According to the American Banker's Association, most people have less than 3 month's worth of cash in reserve.
     
    Despite eight years of perfect payment history, Kim and Joe's mortgage company refuses to work with them. They've received a Notice of Default.
     
    The foreclosure of your home can lead to the bank seizing your property, your cars, your stocks, your kid's college savings! Even the IRS can get involved with wage garnishment or levying your bank account. Kyle and Kayle watch on…helpless.
     
    The National Association of Mortgage Banker's (NAMB) records show that more mortgages go into foreclosure 3-5 years after issue than at any other time. Credit is trashed and families are scarred.
     
    Children, the most innocent victims of unfortunate tragedy, watch on…helpless.
     
    Kim & Joe's horror will haunt them for life. More than 40% of borrowers took an adjustable mortgage in the past five years . Many of them have children.
     
    Those "teaser" rates of 5% or less are set to explode their mortgage payments by 25-33% or higher when they adjust. In 2006, over $300 Billion dollars worth of mortgages will adjust with $1 trillion more in 2007, according to Freddie Mac, the secondary mortgage lender.
     
    Homeowners are upside down…they have no equity. Some mortgage lenders, who shouldn't be in the real estate business, appear to want to take homes from Kyle and Kayle.
     
    They appear not to want to work out payment plans to help families victimized by bad luck and a slumping housing market.
     
    Adding insult to tragic injury, Kyle & Kayle learned about "deficiency judgment". The bank sold their home…the home where Kyle was born…the sale didn't cover the amount Kim & Joe owed.
     
    The proceeds of the sale did not cover the total owed the bank, including legal fees, administrative fees, fee this, fee that.
     
    If the bank cannot recoup their deficiency from you, Kyle & Kayle, and if your state will not allow a deficiency judgment, the lender will write the deficiency off on their taxes.
     
    However, kids, the pain doesn't stop there. Now the IRS may enter the picture. This "deficiency" amount not collected by the lender is considered money you owe.
     
    They will add it to your annual income and expect you to pay taxes on the total amount. This is business, Kyle & Kayle. Nothing personal. You'll get over it, Kids.
     
    If your parents cannot pay, the IRS can come after everything you own, including your mom's & dad's paychecks.
     
    Kim & Joe sought professional help as suggested. Kim & Joe's lender chose not to help them save their home. Tragedy strikes not just once but repeatedly, oblivious to children.
     
    It's business. Real people with real children (scarred for life) lose their homes, get hit with a deficiency judgment & meet the Gestapo (the IRS).
     
    It's not just the irresponsible overspenders carelessly losing homes to foreclosure. Some are real people with real children.

    1.5 million homeowners face potential payment shock & foreclosure in the coming months unless.....
     
    Jim & Sally Martin of Jacksonville, Florida, are staring down this violent foreclosure storm – they will lose their home. They have fallen behind three months on their mortgage payments…they cannot catch up…and they cannot get help from their lender.
     
    "My family has lived a nightmare for two years," reflects Jim on his family's struggle to cope with a financial nightmare and the impending loss of their home.
     
    Amidst this potentially devastating national disaster, Fannie Mae, a major "investor" of home mortgages, plans to introduce new loan programs to lenders, hopefully keeping families in their homes.
     
    "We have two children, ages 6 and 9…they're just children and we're putting them through this Hell," Jim said while shaking his head.
     
    Sadly, the Martins join more than 1.5 million homeowners (many families with children) facing foreclosure.
     
    Help may not arrive in time to rescue the Martins, casualties of more than $300 billion dollars worth of mortgages (adjustable rate mortgages) resetting from the "teaser" rates and exploding the Martin's monthly mortgage payments from $1700.00 per month to $2,300 per month.
     
    "We have fallen and right now we just can't get up," said Jim.
     
    "We're beyond the shock right now. We're trying to keep our heads and protect our children. Our lender cannot do anything to help us. No payment adjustments. No loan restructuring. Nothing. We can't refinance. We don't have any money to pay the fees and we're upside down."
     
    Code-named "HomeStay", Fannie Mae is trying to get lenders (with whom Fannie Mae works) to refinance homes without first having to clear up borrowers' unpaid bills on their credit reports, albeit too late for the Martins.
     
    Fannie Mae's HomeStay will stretch the loan term for this refinancing product to a maximum of 40 years from a current limit of 30 years, which stands to reduce monthly payments by about 5 percent.
     
    In the meantime, there's a bunch of red tape to untangle. Rules that govern these bonds sometimes prevent lenders from reaching out to borrowers until they are 30 days late on their payments.
     
    Typically, a mortgage lender allows 90 days or three missed payments before issuing a Notice of Default to a homeowner delinquent on its monthly mortgage payments.
     
    "As bad as it is to go through foreclosure…and I wouldn't wish it on anybody….we will survive. My family will survive," Jim added.
     
    "This whole mess snowballed on us, what with the house payments jumping around $600 per month, my wife getting sick and missing work & and the van breaking down."
     
    As bad as it is, the Martins may face even more bad news is the foreclosure sale cannot repay the lender the outstanding balance.
     
    In the next issue, we'll explain how the Martins and countless other families discover the definition of "exculpatory clause," "summary or default judgment" & other damaging legal terms further complicating an already horrible nightmare.
     
    Sooner rather than later, unintended victims need help.
     
    Foreclosure is more than taking a "house" away from a family; in many cases, it's taking a "home" away from a family with children. These families need a solution now, as this violent financial storm gains strength before our eyes.

    Sushi is a Japanese dish, popular all throughout the world. Sushi lovers, young and old alike, mistakenly think Sushi refers to raw sea fish. Sushi actually means vinegar-flavored rice and the raw food accompanying it are called Sashimi.
     
    Types of Sushi Preparations
     
    There are five kinds of Sushi preparations like Nigiri, Maki, Temaki, Chirashi and Inari Sushis. Sushi rice is the staple ingredient in all of them. The types are determined by the kind of fillings or toppings used. The same ingredients can be served, assembled in both traditional and modern ways.
     
    -Nigiri Sushi is the most popular form of Sushi. It is served with an oblong mound of rice topped by wasabi and a thin slice of egg, seafood or any meat. While the egg is always served cooked, the seafood and the meat may be raw.
     
    -Maki Sushi is served rolled in nori, which is a kind of pressed seaweed. The rice, seaweed and the toppings are rolled into a cylindrical shape using a bamboo mat. The roll is then sliced into various thick and thin pieces. The California and Boston rolls are examples of this Sushi.
     
    -Temaki Sushi is similar to Maki except that it is hand rolled into a cone and is not chopped into small pieces.
     
    -Chirashi Sushi: A rare Sushi, it consists of a bowl of rice with toppings of Sashimi or raw seafood or fish.
     
    -Inari Sushi: Rare than even Chirashi are served as fried pouches of tofu stuffed with rice.

    Rice: All Sushi preparations use short – grained Japonica rice mixed with a dressing of rice vinegar, sugar, salt, kombu and sake. The right stickiness is its essential quality.
     
    Nori: These are wrappers made from sea weed, a type found in Japan. It is toasted before use. Nori by itself is edible. There are many kinds of 'nori' but the best quality is used in Sushi.
     
    Toppings used in Sushi
     
    Fish: For culinary, sanitary and aesthetic reasons the fish eaten raw must be fresher and of higher quality than fish which is cooked. In fact, professionals are employed to select the fish. Fish served raw are sea fish like tuna, mackerel and salmon. Fresh water fishes are cooked and never eaten raw since they are likely to contain parasites.     A colonoscopy is an examination of the large intestine using a flexible tube which can be inserted the whole length of your large intestine. This examination will reveal danger signs of cancer and other things you would like to know about your health.Polyps are abnormal growths in the mucosal lining of the large intestine. There are various kinds of polyps; some are benign, others may be the precursors of colorectal cancer. Although the presence of polyps is not always apparent,signs to watch out for include blood in the stool, and rarely, watery diarrhea.
     
    If your doctor suspects polyps,diagnosis is usually made via barium enema and colonoscopy examination. Polyps are removed with a specially equipped colonoscope and examined for the presence of abnormal cells.There are two different preparations depending on your physician's choice:(1) You may be put on a clear liquid diet for a day or two before the test and you are instructed to take a laxative the night before the examination.(2) You may be instructed to drink a gallon of special liquid which is prepared by a pharmacist.
     
    Enemas may be given before the test.An intravenous line will be started in your arm before the test begins. You must tell the nurse if you have any allergies and what medications you take.
     
    The test is done in a special room called the Endocopy Room or in the X-ray suite.You will take off all of your clothes, fold them, place them in a laundry bag and put them away securely. You then put on the hospital "Johnny" with the opening in the back. You will be placed on a special table lying on your left side with your knees drawn up towards your chest. The scope, a fiber optic tube, will be inserted though your rectum and passed into your large intestine. Air may be introduced so that your doctor can see the folds of the lining of your intestine.
     
    Because your cooperation and responses are important, it is essential that you be awake during the test. (I honestly don't remember anything during the examination.) You are given medication thru the IV to relax you before the scope is inserted and if necessary during the test to keep you comfortable. As the scope is inserted you may have the urge to move your bowels. (Don't worry about it, it's mostly air.) There will also be some crampy feeling if air is introduced. Both of these will pass when the air is expelled and the scope removed. Otherwise this is not a painful procedure.
     
    You should have no discomfort but you might feel tired from the examination. If a biopsy is done or a polyp removed you may have some slight bleeding. This is usually of no consequence. Your physician may want to observe you for a short time after the test before sending you home.It is important to make arrangements for someone to accompany you to and from the hospital as you will not be able to drive after the test because of medication.

It says that a niche market is the subset of the market on which a specific product is focusing; therefore the market niche defines the specific product features aimed at satisfying specific market needs, as well as the price range, production quality and the demographics that is intended to impact.
     
    Wikipedia further states that "Some niches may become saturated with marketers, increasing competition and thus, according to the economic law of supply and demand, reducing the slice of the pie available to each competitor. One solution is to find smaller, "undiscovered," but still profitable niches, usually by searching out themselves the best keywords to target. These lower cost keywords are called long-tailed keywords,as in the long tail of secondary keyword phrases that usually follow the main keyword in popularity of number of searches conducted by internet users. Some are too obscure and may have very few or even no clicks per month, and therefore not much use to target This technique can be repeated across several niche websites until a desired income level is achieved.
     
    Your mindset from henceforth is to be aware of trends and current events in the real world. Read newspapers and magazines, both general and niche specific. Watch news programs and listen to the radio, these are ways to getting the "juices flowing". At times something will just click and the light will go on.
     
    At some point, develop several broad ideas and perform research on the ideas. Before you make your decision on the path to follow, make sure there is a good market for the product that you plan to promote before advertising it.

    Sodium nitrite and sodium nitrate added to cured meats and smoked fish as a color fixative combine in meat and in the stomach to form a powerful carcinogen (cancer-producing substance). This fact puts the profit motive of the food industry and the health of the American public squarely into opposition and thus far the government regulatory agencies are supporting the food industry.
     
    Sodium nitrite and nitrate can be poison. Nitrites combine with blood to form a pink pigment which does not carry oxygen. They have a number of other ominous side-effects. Nitrites combine with amines to form nitrosamines, among the most potent carcinogens known.
     
    Nitrites are likely to combine with amines in the stomach to form nitrosamines. Animals of all kinds, fed nitrites and amines, develop cancer in various parts of their bodies. These nitrosamines are sometimes present in nitrated food even before we ingest it.
     
    The chemical has the unusual and difficult to replace quality of keeping meat a fresh-looking pink throughout the cooking, curing and storage process. The nitrous acid from the nitrite combines with the hemoglobin in the blood of the meat, fixing its red color so that the meat does not turn the tired brown or gray natural to cured meat. Unfortunately, it does much the same thing in humans. Although most of the nitrite passes through the body unchanged, a small amount is released into the blood stream. This combines with the hemoglobin in the blood to form a pigment called methemoglobin, which cannot carry oxygen. If enough oxygen is incapacitated, a person dies. The allowable amount of nitrite in a quarter pound of meat can incapacitate between 1.4 and 5.7 percent of the hemoglobin in an average sized adult. When 10 to 20 percent is incapacitated, a victim discolors and has difficulty breathing.
     
    Why are nitrites used in our food? Nitrites are traditionally used as color fixers. It must appear to be red and fresh, even when it isn't. Meat producers argue that they are needed as preservatives.
     
    The government seems too weak and divided to curtail the usage of Nitrites. What is the public to do for its protection?

    The history of candles is very long, archaeologists say the first candles appeared 5000 years ago (3000 BC) in Egypt and Crete. The first candles were made from animal (sheep and cattle) fat. The torch was another variant of candle used especially for lighting bigger places, torches were usually used outdoors because of the smoke they released. The first that introduced the wick in the history of candles were the Romans who used them in places of worship and for traveling at night.
     
    What was the evolution in the history of candles during the ages?
     
    The introduction of beeswax in the history of candles was in the Middle Ages, this wax was extremely expensive and only the rich could afford it, the new advantage that beeswax brought was that the candle burned very cleanly when compared to tallow candles. This new candles were preferred by the church that quickly adopted them and they are still used today.
     
    When the first colonials settled in America they found by accident that boiling grayish green berries resulted in a kind of wax that is similar to beeswax and doesn't smell when it burns. This new opportunity didn't have the effect everyone hoped for because the process was very long and expensive, so this just remains as a step in the history of candles.
     
    In the 18th century the walling industry brought another solution for candle makers, the spermaceti was used to obtain a wax that didn't release any unpleasant smell when burned. The history of candles was seriously changed in the 19th century when the first machine that produced candles automatically appeared, in 1850 paraffin was discovered, it is a product obtain from petroleum residues.
     
    Paraffin candles burned without any unpleasant smell and because of the fact they were also cheep, they eliminated all similar competition. The single problem with paraffin was the melting point that was harder to achieve, but using the stearic acid all the difficulties were easily passed over, so paraffin candles imposed on the market and occupied a leading position in the history of candles.
     
    The end of candles?
     
    Edison was the one who defeated their practical side and brought to an end the long history of candles; in 1879 he discovered the bulb and as a result candle making soon disappeared as a mass industry. At present candles are used as decorative objects or as part of the aromatherapy treatments, but their most important role remains in the Christian Churches where candles are present not as a light source but as a spiritual object.
