Playing jazz guitar fluently is definitely a challenge. It is a lifelong study. People new to jazz often underestimate the sheer volume of information that needs to be absorbed. Especially in the area of jazz guitar scales!
In this article we continue looking at the most common scales used in jazz guitar. Mastering these common scales will help you build a valuable foundation of guitar scale knowledge and technique. This foundation will eventually enable you to learn more complex jazz guitar scales.
***Jazz Guitar Scales #2: The Mixolydian Mode***
--The Mixolydian Mode: Some Basic Theory--
This is a great sounding scale! To my ears it has a warm, rounded and bluesy sound. It is absolutely essential that you master it. No excuses. :-)
The mixolydian mode has the following formula…
1 2 3 4 5 6 b7
So what does this formula tell us? It tells us that the mixolydian mode is the same as the major scale (Formula: 1 2 3 4 5 6 7), except it has a flattened 7th. Let's work out the notes of the G mixolydian mode to make this clear…
Step 1:
Write down the notes of the G major scale. This gives us these notes…
GABCDEF#
Step 2:
Flatten the seventh note of the G major scale. We have to do this because the formula of the mixolydian mode has a b7. So if we flattened the seventh, this gives us these notes…
GABCDEF
These are the notes of the G mixolydian mode.
--The Mixolydian Mode: Where To Use It--
The mixolydian mode works really well over dominant 7th chords. This means that in the example above we would use the G mixolydian mode over G dominant 7th chords. The mixolydian mode works over dominant 7th chords because the formula for dominant chords is 1 3 5 b7. These chord tones are also found within the formula of the mixolydian mode.
To finish off this article, here is a chord progression for you to improvise over. To gain maximum benefit, you will need to record it so that you can solo over it. Another option would be to get a friend to play the chords for you…
// G dom7 / G dom7 / Bb dom7 / Bb dom7 //
To solo over this, use G mixolydian for the first two bars and Bb mixolydian for the last two bars. Be patient with yourself if you find this challenging. It just takes time and practice. It WILL get easier. :-)
If you're more advanced, you could make the progression harder by adding some extra chords. Here's an example of what you could do…
// G dom7 / F dom7 / Bb dom7 / D dom7 //
Or here's another variation…
// G dom7 / B dom7 / Bb dom7 / Ab dom7 //
Have fun with this stuff!

In this free guitar scale tip we are going to look at a very powerful practice strategy. I call this strategy "incremental lifestyle changes". Before we talk about it, let me ask you a simple question…
Is it always convenient for you to practice your guitar scales?
Anyone who says yes to that question is probably lying! Let's face it. Sometimes our hectic and busy lives make it challenging to get in enough guitar scale practice time. This is especially true for guitarists who work a 9 to 5 job, and also have a family!
So what am I trying to say here?
The key point I'm trying to make is that mastering guitar scales will require that you make some lifestyle changes. You will need to change how you use your time. And if you want to gain a high level of guitar scale mastery, you may need to make SIGNIFICANT changes to your lifestyle. The true masters of scales have built their lives around their guitar practice time. They have also, in many cases, made large sacrifices in order to do this.
Some of the lifestyle changes that you might need to make can include:
- Reducing the amount of TV that you watch.
- Getting up earlier in the morning. (A fate worse than death for many people!).
- Eating a more healthy diet.
- Going out drinking and partying less often.
- Spending less time with negative thinking friends and other toxic people.
Obviously, some of these could represent a significant change to your daily routine. Which brings us back to the concept of incremental lifestyle changes. These are small changes made to your lifestyle to accommodate increases in guitar scale practice time. Let's take a look at an example to explain this concept clearly…
Let's say that you currently dedicate 30 minutes a day to guitar scale practice. You realize that to reach your musical goals you will probably need to devote at least 3 hours a day to scale practice. So what do you do? Do you give up because 3 hours seems too unattainable? Nope! You use incremental lifestyle changes. Here's how it works…
Step 1: Choose a new scale practice length. For our example, let's say that you will now practice guitar scales 45 minutes a day rather than just 30 minutes.
Step 2: Make any lifestyle changes that need to be made to accommodate the increase in scale practice time.
Step 3: Practice for the new practice length daily until it becomes habitual.
Step 4: Repeat the first three steps, with gradually increasing practice lengths, until you have reached your goal of three hours a day.
It's important to realize that it may take you months to reach this goal. You will also probably be amazed at how many lifestyle changes were needed in order to reach this goal! And that's fine. If mastering guitar scales were easy, then everyone would have done it!

Learning guitar scales can be a very frustrating experience for many guitarists. It's very easy to feel totally overwhelmed with just how much needs to be learnt. To learn and master every possible guitar scale out there would take many lifetimes. Because of this, many guitarists find it hard even knowing where to start!
In this article I'll reveal three powerful tips to help you in your quest for guitar scale mastery. They are designed to help reduce any feelings of overwhelm that you may currently have. Let's take a look at the tips now…
**Tip #1: Develop a written plan for learning guitar scales.**
This is really important. It is vital to introduce some structure into your scale learning process. Rather than aimlessly practicing guitar scales, you want to become laser focused. This is achieved by writing down things such as…
- How much time each day you will devote to scale practice.
- What guitar scales you need to learn, in order to play the style of music that you love.
- What keys are the most common to the style of music that you play.
- What specific guitar scale exercises you will learn.
- What books, DVDs and other resources you will use to learn scales.
- What specific things that you don't understand yet.
If you don't know how to work out the stuff above, then I recommend booking some lessons with a professional guitar tutor. Make sure that they can play the style of music that you love. It's not much point asking a classical guitar tutor what scales you need to learn for jazz guitar!
**Tip #2: Learn one scale at a time.**
I can't stress this tip enough. A major reason why many guitarists never master guitar scales is that they try to learn too many at once. This usually causes them to learn scales on a very superficial level. They may know lots of scales, but they definitely haven't mastered any. This causes them to sound very unmusical when they improvise. They just sound like they are running up-and-down scales.
**Tip #3: Don't worry about trying to learn guitar scales in all 12 keys.**
This advice goes against what a lot of guitar tutors and guitar books say. The reason why I say it is simple…
Trying to learn all scales in all 12 keys leads to a feeling of overwhelm for most guitarists! It can take months to learn a scale to mastery in one key. Especially if you want to know that scale over the entire fretboard AND be able to improvise fluently with it. For some guitarists, just thinking that they need to do this in all 12 keys is too much. They just give up! Here is a much better approach…
1. Find out what the most common keys are for the style of music that you play.
2. List the keys in order. You will put the most common key at the top, and the least common key at the bottom.
3. Master the key that is at the top of the list.
4. Master, (one at a time), the rest of the keys on your list.
There we have it! Implement these three tips and turbo-charge your ability to learn guitar scales!

*********************** ARTICLE START ***********************
The entitlement mindset. This is possibly one of the largest roadblocks that can hold you back from guitar learning success. Unfortunately many guitarists have this mindset. And it's robbing from them any possible chance of reaching high levels of guitar playing. So what on earth is this mindset? And what on earth does it have to do with guitar membership websites! All is revealed below…
Recently I launched a guitar membership website. This is a website where I teach people the exact system that I use for mastering guitar scales. I take them by the hand and show them exactly how I do it. It took me hundreds of hours to create and it definitely cost me quite a few dollars to set up. And here's the really scary thing…
Just after the launch I got an email from a guy saying something like "I'm not in the habit of paying to join websites". Now that's fine with me…I didn't expect everyone on my email list to join. But let's take a closer look at this…
Why does this guy think he should gain access to the guitar membership website for free? Why does he expect me to hand him my hard-earned guitar scale learning methods that took many years to develop for free? Why does he think he is entitled to this high-quality information for free?
The answer to these questions is simple. It's the entitlement mindset! He expects something for nothing. He wants to get something without giving something in return. In this case a few bucks.
This is a very dangerous mindset to have. In fact, if someone has the entitlement mindset chances are they will never become a guitarist who plays at a professional level.
Let's now take a look at two areas where the entitlement mindsets holds guitar players back…
1. Guitar practice.
If a guitarist has the entitlement mindset they expect to progress without putting in the required practice time. They often admire guitar virtuosos and on some level expect to play like their heroes…without having to do huge amounts of practice. Because of this unwillingness to put in the needed effort they will NEVER play like the people they admire.
2. Information.
The best guitarists that I know have often invested large amounts of money to learn their craft. They buy books, DVDs, CDs and other resources that they think will help them learn. They may also pay good money to go to the best guitar tutors or music schools that they can afford. The guitarist with the entitlement mindset has an unwillingness to spend money on the best information. They try to make do with free information. Ironically, they "pay" for free information with their time by spending countless hours looking for it!
At this point a guitarist with an entitlement mentality will say something like "why should I pay for information when it's all out there for free?" I respond to this question by asking them this…
If you were dying, would you be willing to get heart surgery from doctors who had taught themselves from free information available online? If the answer is no…why wouldn't you?
OK…it's a bit of a silly example. No one in his or her right mind would do this! It would be a matter of life and death. But
isn't your guitar progress really important too? And wouldn't inaccurate information, written by people who aren't professional guitar tutors, slow down your progress? It's worth thinking about.

There is a really common mistake that many guitarists make when learning guitar scales. This one mistake slows down their rate of progress drastically. What do you think it is? It is simply this…
They try to learn every single scale there is!
I did this myself when I first started playing guitar. I bought one of those thick guitar scale books and set about trying to learn them all. I was spending hours and hours a day learning the scales in the book. I thought that to be a "master of scales" I had to know them all! I soon realized that I was making a big mistake…
Now why on earth would this be a mistake? Surely the more guitar scales you know the better right? Well…if you had seventeen lifetimes to learn them all, then this would be true. But the fact is, our time on this planet is limited. There is just not enough time to learn every possible scale!
So why does trying to learn huge numbers of guitar scales potentially slow down your progress? Here are four big reasons…
1. You'll feel overwhelmed.
Just thinking that you have to learn hundreds of scales puts you in a total state of overwhelm. You might not even know which scales to start with. This feeling of overwhelm can often lead to procrastination. You keep putting off your guitar scale practice in favor of things that are more fun.
2. You'll learn unnecessary scales.
Trying to learn every single scale there is can lead to you learning unnecessary scales. These are guitar scales that are not needed in order to play the style of music that you want to play. For example: If you have a love of blues guitar then it would be a complete waste of time to learn some exotic scales that you will never use. Your time would be better spent mastering the scales common to blues guitar.
3. Your guitar practice routine becomes unbalanced.
If you try to learn way too many scales at once then there is a good chance that you spend too much time practicing scales. This can cause you to neglect practicing other really important things such as phrasing, ear training, chords, improvisation and learning songs.
4. You learn scales in a superficial way.
This is when you know lots of guitar scales, but you don't know any on a very deep level. They have not "become part of you" yet. This probably means that you find it hard to improvise in a musical way. You may sound like you are just running up-and-down scales when you solo.
Can you see how these four reasons can slow down your guitar learning progress? Are YOU making the mistake of trying to learn too many scales at once? What would be some specific things that you could do to avoid making this mistake? (This last question is worthy of some serious thought!).

What is it like to stand in the shadows of or with your hand on the oldest living non- clonal organisms ever known? Awe inspiring! Incredible experience! It definitely is something near impossible to put into words. Great Basin National Forest is one home to these living ancient wonders. Its remoteness assures a private connection.
If you are traveling east or west via US 6 and 50, take Nevada State Highway 487 to Baker, Nevada. It will be a quick 5 miles and then another 5 miles on Highway 488 to the park.
From southern Utah travel north on Highway 21 and when you cross the Utah-Nevada border 21 becomes 487. Turn west on Highway 488 in Baker for the last 5 miles to the park.
From southern Nevada travel north on Highway 93 to the junction of US Highway 6 and 50 and drive east to Nevada State Highway 487 and then it is 5 miles to Baker and another 5 miles to the park via Highway 488.
Just for reference, Ely, Nevada, is 68 miles distant, Delta Utah, is 106 miles, and Cedar City, Utah, is 142 miles. This area is off the beaten path! You won't have cell phone service or the Internet. Fill up the gas tank before you venture into this remote area.
So again, tell me, why are we are going to Great Basin National Park? Oh, that's right – the bristlecone pine. Get directions at the Park Visitors Center to the Bristlecone Pine Trail. Take your hiking shoes, appropriate clothing depending upon the season, water and a lunch. It's only 2.8 miles round trip on a moderate, well-marked trail. If you have more time and energy, continue up the trail to see Nevada's only glacier at the foot of Mt. Wheeler (13,063 ft. elevation), Nevada's second highest peak.
The Lehman cave tours, either 60 minutes or 90 minutes, are well worth the fee of $8 and $10 respectively for adults and $4 and $5 respectively for youth 5-15 years of age. Infants and toddles are free but are not permitted on the 90 minute tour.
Limited camping is available during the summer and holidays, so make arrangements ahead of time.

Do you like to travel? Would you like to travel more? Would you travel more if you could find some real bargains, say 50% or more off the regular retail price, not just the 10% AARP or 10% business discount often available at motels?
If you do like to travel, I'm sure you have gone the route of search-engine searches for discount travel, only to find the major Internet booking engines with their flashy "lowest prices guaranteed" all offer exactly the same prices.
The truth be known, some bargains do raise their heads above all the "cheapest prices guaranteed" but good luck finding them. You must tenaciously search every day, and even then some of those specials are alive for only a few hours. Is there an easier way? I think there is, and you can turn travel into business.
Yes, those bargains are there, reserved for the travel professional in the form of travel perks, business tax deductions and sales commissions. Consider these points:
•Own your own booking engine and earn commissions on all travel booked through your site -- your own travel and the travel of anyone and everyone that you can drive to your booking engine.
•Operate a legitimate travel business and you can apply business tax deductions to your own travel as long as you include that travel in your business plan, and you keep accurate records.
•Many travel industry businesses offer familiarization trips, FAM trips for short, to professional travel agents and agencies so that they can then "sell" these services to their clients. These FAM trips may offer huge discounts or free accommodations and trips when the agent books 8-10 clients for the same accommodation or trip.
•Travel agents can build their own FAM trips calling the travel vendor directly, offering some form of advertisement back home, and requesting travel professional discounts.
This month my wife and I are taking a quick summer vacation to Canon City, Colorado, for a ½ day white-water rafting adventure in Bighorn Sheep Canyon and a 2-hour train ride in a vista-dome through the Royal Gorge. We have acquired two nights' lodging because we want to further explore the business opportunities in the area. We contacted the vendors as travel professional with an offer to do a write-up on their company and publish it on the Internet. In return we received ½ off the raft trip and the lodging and complimentary tickets for two for the train ride. After applying business tax deductions, we estimate that we will realize close to a 70% savings or $300 on this one very short trip. Not too shabby!
You can indeed travel for less and travel more. In fact, your travel can become your job. What a great life!

Most who plan on traveling internationally probably know that new travel document requirements have been in place since January of 2007. Additionally, new regulations take effect in January of 2008. Here are some key considerations to make your preparations easier.
PASSPORTS: Because of new regulations required by the Homeland Security Act, passports are now required for air travel in Western Hemisphere countries that were previously exempt. Beginning in January 2008 those regulations extend to land and sea travel as well.
If you have never before obtained a passport, the procedures may be a little intimidating, but it's very simple if you thoroughly research and complete the requirements well ahead of your anticipated travel date. Waiting too late and having to hurry or pay extra for expedited service simply adds to the pressure and the costs. Consider the following steps and resources.
• Begin the process of obtaining a passport and required visas well in advance of your travel date – by as much as 6 months.
• Thoroughly research passport and visa requirements. Do not assume anything. Requirements may change without much warning.
• Obtain the application, one for each member of the family that is traveling, including children and infants. As always, check the most up-to-date sources because requirements change. Ask questions. The applications may be obtained from many US Post Offices but must be delivered only to specified US Post Offices. See below for the link to the official US government site for specifics.
• Obtain 2 official passport pictures. Most portrait photographers can supply these, including Wal-Mart Stores that maintain a photography studio. Some US Post offices also offer photography services.
• Save your money for the occasion. The total passport fee is just under $100, not including the passport pictures. If you have to expedite the process, costs may be 2 or 3 times as much.
VISAS: Before you travel to a foreign country, check with the embassy or consulate of the country that you plan to visit. Ask specifically for their visa requirements. Be sure to mention the date of travel, because requirements change from time to time and you must comply with current regulations. The US Department of State maintains a web site that contains information about visa requirements, but it may not be up to date.
Again, this is something you want to start on early in your planning stages because it may take you a few weeks to contact the appropriate agency and to receive response back. If you are required to secure a visa, that too will take time.
As with any official documents, when you receive them, check them carefully for accuracy. You do not want to be held up at the ticket counter or the customs gate because of what may seem to you to be an insignificant spelling or typo mistake. No mistakes are insignificant.
Just a word of encouragement with documentation. Carry with you always your personal picture ID and birth certificate and copies of your required documentation. If you are for any reason stopped at a checkpoint because of some inconsistency in paperwork, additional copies and more-than-required documentation may save you time and hassle. And, last of all, looking at the overall picture, a very low percentage of travelers experience any problems with documentation. Follow the requirements. Do not attempt to skip steps, and you'll be just fine.

Check out this scenario. You've wanted to take a week off next month for that well-deserved vacation, which you have postponed several times because you just couldn't get away. But that inner voice is now shouting, "It's now or never!"
OK. But where and how do you get the best bargain? You want the best price! Do you have to spend 3 to 4 hours hopping from search engine to search engine? The thought almost makes you want to stay home!
NO, you do not have to spend hours researching. Your own time is far more valuable than that. Learning and following just a few guidelines will you hours of research from the beginning.
Three hours of research may save you $5 one each airline reservation. At this point in time (market circumstances will change and also these guidelines will change), being aware of the following guidelines should save you hours of searching.
1) The most expensive tickets are for days and times when more people are traveling.
2) The most expensive tickets are for prime destinations during prime events.
3) Passengers can expect to pay more for tickets purchased at short notice.
4) Likewise, you'll pay more if you feel you have to book flights weeks or months in advance.
From this information it's fairly obvious that you won't get the bargains if you travel during vacation time when lots of others are competing for those seats. If your destination is a popular vacation spot during prime vacation time, you won't see the bargains. If you fly tomorrow, you probably will pay a premium for the seat. If you have to secure your seat weeks or months in advance to guarantee your place, don't expect a bargain price.
Where are the bargains?
1) Be flexible and travel when others don't, or travel to locations that are not prime vacation destinations.
2) Don't wait until the last minute and don't book earlier than 14 days out. Remember that airlines charge a premium if you book as far out as 4 months or more.
3) From time to time airlines offer special promotional deals. Frequently check independent travel sites that specialize in travel tips and resource information.
4) Sign up to receive e-mail from specific airlines as an interested customer. The company will notify you of their travel promotions.
Finally, may I offer a few words to those of you who do not have the luxury of flexibility in your travel? You can shop around a bit if you wish, but honestly, you probably won't find the bargains on search engines or from the airlines themselves. All the online booking engines gather their information from the same source, the airlines. When you find a site that offers something of value in addition to ease of booking, just stay for awhile with that site as a devoted customer. Every six months or so, check out a few to assure that your favorite is still competitive and offers quality service.
When you really want to find those discount airline tickets, you may be tempted to do your own thorough search and visit a dozen online search engines. Don't waste your time. It is unusual to find ticket prices that vary more than a few dollars. Invest your time by learning a few simple facts and trust in your favorite travel agency.

Colorado offers the traveler a panorama of activities and delights for all ages and to suit all tastes. That is not an exaggeration! There's not another small town in Colorado that offers the variety of things to see and to do and one-day trips through the most spectacular mountain scenery. Whether you're a single person looking for the physically challenging activity or the mom and dad wanting to share age-appropriate recreation and excitement with your children, Ouray, Colorado, meets those needs. A week is not too long to schedule for this "Gem of the Rockies."
You may discover your greatest challenge is to do all you want to do in a week. So, what will it be today? For certain, it will begin early. If only once in your lifetime you take a brisk jog or a meandering stroll just as the sun rises over the surrounding peaks, you'll know that the next few days in Ouray will begin early. Then indulge in one of the finest breakfasts available anywhere. What next? Take a walk down to the Natural Hot Springs Pool for the morning, or reserve that for later to soak out the knots in our legs from backpacking one of the many hiking trails? Or take a Jeep tour over Imogene Pass at 13,000 plus elevation, have a snowball fight, and then tour the gift and rock shops? OK, get the picture? Ouray is the center for fun and excitement for all.
Granted, the majority of activities are outdoors, but the rock and gift shops offer gems and art, and it's never very far to a hot tub or nature slide show. Even though this mountain hamlet with a population of approximately 800 swells to a few thousand visitors a day during the peak summer days, that doesn't mean that there's no quiet and solitude for the weary of body and soul looking for some healing. Quiet aspen and spruce groves and cascading waterfalls provide a wonderful balm and escape from the stresses of our hectic lifestyle. And again, the natural hot springs work wonders!
This is one little town of Western Colorado, tucked back in a box canyon, that is just plain hard to beat. Do your research first (http://www.cedarviewresources.com in the articles section) Check the calendar of events. Look over the providers of jeep trips and gold mine tours. If you're really adventurous, rent your own Jeep. Don't overlook the neighboring communities that provide interesting day trips into the past gold and silver booms, legendary ski resorts, first-class Indian ruins of Mesa Verde, and the Durango-Silverton narrow-gauge train.
Is camping your thing? KOA hosts a beautiful camp north of town along the Uncompahgre River and the US Forest Service provides camp sites south of town with a bird's eye view of the valley below and canyon walls surrounding the valley. Now there's just no excuse! Plan a week, or at least 3 or 4 days to savor the beauty of Ouray. This is one place you will want to revisit, guaranteed!

How often have you heard something like this? "Sure, we would love to travel, but we don't have the time or the money to travel now. We'll do that later, when the kids are raised or when Dad retires." Suddenly the kids have flown the nest and we look back with some misgivings. Should we have taken more time with the kids and done something really special as a family? Did we miss out on something genuinely valuable? Will we be able now to personally enjoy travel?
Here are some common reasons why many of us miss the value and joys of travel.
1. We sometimes postpone our own recreational travel because we feel we just can't afford it. Often income doesn't stretch to cover the expenses. It's probably not a great idea usually to go into debt for a vacation; however, some would argue that point. It's certainly not wise to dig a pit of debt so deep that we are buried alive, but some families borrow from their savings now and again to fund unforgettable family experiences.
2. The job requires much of our time. When we do get a few days or a week off for vacation, the yard and the home demand attention. The kids are playing T-ball and soccer and basketball and play in the band and… The results? We often wear out several minivans and SUV's running hurry scurry from town to city and state to state, and we fail to invest our lives in travel -- travel simply for the sake of enjoyment. We may be losing out on more than fun. Being busy is not always the best investment of our time.
3. Travel and vacation are not always easy. Worthwhile vacations require planning and effort. Sometimes a distant, exotic destination is not the best choice either. Half the battle is in our creativity and attitude! "Travel" does not always mean a trek across the nation or a transatlantic cruise. Travel is to decide on a destination, be it a neighboring county fair or a national shrine, and to enjoy both the journey and the destination. The travel experience may be practically in our own back yard.
4. In the final analysis we have to ask, "Is a travel vacation worth the cost and the effort now, this year? More often than not, the carefully chosen vacation probably will be fun, increase our appreciation for the world we live in, increase family unity, and engrave memories that truly last a lifetime. Travel enriches our lives with meaning, and who can place monetary value on that? Travel snatches us out of our tiny corner in this wonderful world and hurls us into the human family, and there it can perform its magic.
"That all sounds great!" you say. "But reality is reality. The bills tear holes in our bank account. The home begs a new coat of paint. We have to shell out $100 for our kids' neighborhood party next week. And besides, it is expensive to travel! It costs a small fortune these days to fly to Florida and stay in a nice motel."
That is reality. Those are real demands that we encounter in the real world. However, others who do travel may have some answers. Some of those world travelers have learned travel tricks and can share some tips that will empower you to see over your backyard fence. If you dream of swimming in a blue lagoon in the company of curious dolphins or of standing on top of a 14,000 foot peak in the Rocky Mountains savoring the spectacle of hundreds of peaks and the cleanest air you've ever inhaled, then let's join hands, and give substance to your dreams, and vitalize your lives and your closest relationships with travel. If there's one word that personifies Land O Lakes, Florida, it's community. Located in fast-growing Pasco County, Land O Lakes combines the friendliness and charm of small town living with the fun of Florida's sun-loving life and play style. Centrally located Land O Lakes is close to everything – just a few minutes from downtown Tampa and less than an hour from the Gulf Coast beaches, it offers a splendid plethora of activities from biking and boating to shopping and clubbing. With a population of about 20,000, Land O Lakes is an unincorporated city in Pasco County, one of the fastest growing counties in Florida.
A rural atmosphere and easy access to big city amenities have made Land O Lakes a very popular spot for new developments, and there are plenty of homes available. They range from single family homes with up to four bedrooms to cozy studio apartments and townhouses in gated communities. Housing prices are still considerably lower than in many of the Gulf Coast communities, even for lakefront property. If you're looking for a great place to raise a family or enjoy the single life, Land O Lakes has a lot to offer.
Recreation
Pasco County is home to thirty four state parks and recreational areas, including three canoe trails and the Land O Lakes Recreation Complex which offers canoe and boat ramp access and a full community center. The lake fishing is spectacular, and the numerous hiking trails range from comfortable walks to challenging hikes through some of the most beautiful wetlands and meadows in the state.
If your idea of recreation is more social, Land O Lakes is a just a short drive from the glittering lights of downtown Tampa. Closer to home, Land O Lakes has several annual festivals that sparkle with small town charm, including the annual Famous Flapjack Festival, the Jellybean Jamboree, a Business Expo and Taste of the Towne Festival.
Homes in Land O Lakes
Land O Lakes is a unique and refreshing blend of old Florida architecture and modern construction. Home prices range from $100,000 to $1,000,000 and more for homes that range from cozy lakefront cottages with stunning water views to full-fledged luxury resort homes with lakeside access. While housing prices have risen in the past five years as Tampa has expanded, there are still many properties available in Land O Lakes at reasonable prices. Bring your family home to Land O Lakes and enjoy the tranquility of a sunny Florida hometown.

Why save the sun, sand and surf for your vacation? Port Richey offers the best features of Florida's vacation land in a small, comfortable community that's perfect for your everyday life. Located on Florida's Gulf Coast, Port Richey is home to about 4,000 lucky residents who enjoy 240 sunny days a year on white sand beaches that are convenient to popular attractions, excellent shopping, fine dining and cultural and sporting events.
Port Richey, best known as a bustling community for retirees, offers something for everyone, from young families to professionals. There are housing styles to suit any lifestyle including single family homes, condominium communities and townhouses. Many of the homes in the area feature waterfront access for boating, fishing and swimming. The Gulf view from Port Richey is a stunning backdrop for breakfast on your terrace or the view from your living room window.
Like most of the Florida Central Gulf Coast, the Port Richey real estate market has been affected by the recent slump in home sales. The slowdown in sales after five years of rising prices has combined with low interest rates and an abundance of properties on the market to turn Port Richey into a buyer's market. Prices for newly listed homes in Port Richey are surprisingly affordable, especially when you consider Pasco County's status as one of the nation's fastest growing communities.
Whether your idea of a weekend in paradise includes a round of golf at the local club, a waterfront stroll along a quaint main street with craft shops and art galleries, or dinner at a world class restaurant, you'll find it within an easy distance of Port Richey. Even sports enthusiasts will get their fill of professional sports with pro football, baseball and hockey teams competing throughout the year. If your sporting tends toward personal play, there's scuba diving, hiking, parasailing, swimming and a wide variety of other activities to enjoy under the sun off the coast or on the canal leading to the Gulf. Now is the time to come home to Florida's Gateway to the Tropics with a vacation or primary home in the friendliest town on the coast. Come home to Port Richey. The sun is waiting for you.

Did you know that Florida is home to over 150 state parks? One of the most uniquely beautiful is Bahia Honda, located in the Florida Keys. Home to one of the best beaches in the United States and the entire world, Bahia Honda welcomes thousands of visitors each year.
As with a lot of the best places to visit in Florida, we once again must pause and thank Henry Flagler for putting this beautiful landmark on the destination list of many travelers to the Sunshine State.
During the construction of the Florida East Coast Railroad, Flagler witnessed Bahia Honda Key transform from an uninhabited island, to a "must see" for all visitors that come to the Florida Keys. The FEC Railroad is still there and although no longer in use, remains available for photographs.
Those who set foot onto Bahia Honda Key will quickly take note of its beautiful white sand, picnic areas, and places to snorkel and enjoy the Gulf of Mexico. In the evening, folks enjoy the picturesque sunsets, reflected off of the deep blue water of the Gulf.
Whether its an active stay, such as those looking to swim or snorkel, or a relaxing stay on the beaches, Bahia Honda State Park offers lots of options to visitors. The nature center will help to identify the large amount of sea-faring birds and animals as well as introduce visitors to the vegetation and environmental elements of the Key.
If you're on your way to Key West and have chosen to drive from Florida's mainland, then we would highly recommend you pack a lunch and stop at Bahia Honda and treat yourself to beachfront seating! Once finished, you will have about a 45-minute drive to Key West.
As a Florida State Park, Bahia Honda is open from 8:00 am until dusk every day. There is a small fee for admission, depending on your mode of transportation as well as other fees for those wishing to rent equipment or in need of lodging.
For those who are looking for a perfect spot to tie the knot, the sunset and Flagler's FEC Railroad bridge make for a good backdrop for all your matrimonial needs.
Bahia Honda is one of Florida's best places to visit, for residents and tourists alike.

Think you can't afford your own plane? Think again.
Introducing the newest, lightest jet on the market – The Eclipse 500 (www.eclipseaviation.com) . This is a small 6-seat very light jet produced by Eclipse Aviation and it is making waves in the aviation industry. It is the second in its class of business jets, known as Very Light Jet, previously termed Microjet. The aircraft is powered by two lightweight turbofan engines in tail-mounted nacelles.
When it was first launched, the purpose was to bring a new marketplace to small jet aircraft and the Eclipse is attempting to market the jet to a segment of the marketplace that has not had a jet participating in its product line. This makes it a strong competitor for turbo aircraft, The Eclipse is centralizing its marketing plan on low service costs as well as a comprehensive service and maintenance program for its consumer. With its ability to land at well over 10,000 airports in America, the Eclipse and other light jet producers are hoping this will create an air taxi role for their planes.
With over 2,500 orders on the books, the expected success of the Eclipse is said to skyrocket. Eclipse has yet to clarify what an order actually means as there are different deposit amounts for the individual customer. They had hoped to have 10 aircraft delivered by the end of 2006, but were only able to provide even their second plane. The initial cost of the Eclipse is said to be around the 1.52 million USD mark which is even still much lower than any of its competition which sits around the 2.62 million USD point. Eclipse plans to produce about four aircraft each day by the end of 2008.
"We look forward to receiving our jet sooner rather than later," said Peter Klamka, an Ann Arbor, Michigan investor with extensive travel needs.
Currently DayJet is Eclipse's largest customer hoping to obtain about 250 light jets for air taxi roles. Low operating costs are the focus of the Eclipse and they hope to guarantee owners such as DayJet a cost of $209 per flight hour for a minimum of three years. The company is utilizing advanced electrical systems, manufacturing practices, and business economics to produce very light jets that will cost a third of today's standard small jet plane. Eclipse has as its goal the notion of bringing "personal" into the aviation marketplace, making it feasible for commercial passengers to move between cities in an efficient, affordable fashion. This will make the Eclipse a much safer and simpler aircraft to operate than those in today's market. This will then lower the cost of ownership every obtained in a jet plane.
"We see an opportunity to service corporations with immediate travel needs with services like DayJet," added Kimberly Tavil, an independent corporate travel planner.

Following two recent studies, the Federal Drug Administration (FDA) announced a Permax recall on March 29, 2007. The Permax recall includes both the name brand Permax (peroglide) and the generic versions of peroglide. Current studies have revealed Permax heart valve disease in around one-fourth of Parkinson's patients who have taken Permax over an extended period of time.
Permax Valvulopathy (valve injuries) first came to the attention of the Federal Drug Administration (FDA) in 2002. Permax was approved by the FDA in 1988. Prior to the Permax recall, the FDA added a black box warning regarding the risk of serious heart valve damage.
Permax side effects including heart valve damage were revealed in the studies published in the New England Journal of Medicine (NEJM). High rates of valve leakage were found in up to 20% of patients prescribed Permax. Dr. Robert Temple, the associate director for medical policy at the Center for Drug Evaluation and Research, stated that Permax (Peroglide) was linked with a fivefold increase in regurgitation of the mitral, atrial, or tricuspid valves compared with the general population. The side effects revealed in these studies were further evidence of the ongoing problems leading to the Permax recall.
Permax, which is also known as Peroglide, is used in the treatment of Parkinson's patients and also for a condition called Restless Legs Syndrome (RLS). Parkinson's disease is caused by the degeneration of neurons in an area of the brain involved with movement control that results in a progressive neurological disorder. Restless legs syndrome is also a neurological condition, however it is often misdiagnosed even though it affects around 2.7% of people in the United States. Permax heart valve damage has been reported in both Parkinson's and Restless Legs Syndrome patients around the United States. The Permax recall is expected to affect the future treatment of both Parkinson's and RLS patients.
Permax was released in 1989 after being developed by Eli Lilly. Over 500,000 people have taken Permax since 1989 to treat Parkinson's and RLS. Two European studies were conducted in Britain and Italy. In the Italian study, of the 155 people who had taken Permax, 23.4% of them developed Permax heart problems. The British study involved 11,417 people who were taking the drug. Patients in the British study were 37 times more probable to develop Permax heart damage problems. Serious Permax heart valve disease has also been reported by the Mayo Clinic in patients who took the drug and were later diagnosed with heart problems.
The FDA has announced that due to the Permax recall patients with Parkinson's should:
• Contact their healthcare professional to discuss alternate treatment options.
• NOT stop taking Peroglide (Permax) without consulting their healthcare professional, since stopping Permax can be dangerous and several other effective treatments are available.
The FDA has stated that the effect of the Permax recall will not be immediate. There will be a delay which will allow doctors and patients to arrange for appropriate replacement treatment options. Following the Permax recall, the companies that manufacture and distribute peroglide (Permax) are cooperating with the FDA in the removal of the drug from the marketplace.

Bayer's Trasylol problems are growing following increasing reports of the drug's side effects. Trasylol has recently been linked to a higher risk of kidney damage, heart attack, and death in the five years following a patient undergoing bypass heart surgery. In 1993 Trasylol (Aprotinin) was approved by the Federal Drug Administration. Aprotinin is manufactured by Bayer under the brand name Trasylol. Over the past several years Trasylol sales continued to increase even though studies indicated serious Trasylol kidney damage side effects.
Most heart surgery patients don't know if they were given Trasylol during their open heart surgery. Many patients suffering from Trasylol kidney damage side effects don't know if they were given Trasylol during their surgery because the surgeon made the decision whether to administer the drug to stop excessive bleeding during surgery.
Trasylol affects the way in which blood clots. It is given to open heart surgery patients to prevent excessive bleeding side effects. Trasylol is mainly used during repeat coronary artery bypass surgery to reduce the amount of bleeding both during and after surgery. The drug has been in use for 13 years and a million patients have received it. One of the most serious complications for bypass surgery patients is excessive bleeding. Clotting medications such as Trasylol reduce the amount of blood transfusion needed during surgery. In 2006 The New England Journal of Medicine (NEJM) published a study that reported Trasylol problems with an increased risk of developing heart failure, kidney damage, myocardial infarction, and stroke in bypass heart surgery patients.
On September 21, 2006 the FDA's Cardiovascular and Renal Drug Advisory Committee met to evaluate current data regarding Trasylol side effects. On September 29, 2006, the FDA issued a public health advisory stating that it had new information that Bayer failed to disclose an earlier study that it had conducted involving 67,000 heart surgery patients. Preliminary review of this study suggested that Trasylol side effects included higher risks for stroke, congestive heart failure, kidney damage, and death. Bayer failed to disclose this study during the Advisory Committee on September 21, 2006.
Dr. Dennis Mangano, the lead author of the NEJM Trasylol side effects study, has noted that Trasylol problems occurred more frequently than those linked with the drug Vioxx. Dr. Mangano relates, "In fact our findings raise even more troubling concerns, for:
(1) aprotinin has been on the market for three times as long as Vioxx, yet few comprehensive safety studies have been conducted since approval;
(2) the life-threatening complications with aprotinin found here occurred far more frequently than those with Vioxx; and
(3) far less expensive generic alternatives to aprotinin which are equally effective in limiting bleeding have been available, but have been underused."
The observational study concluded, "Our findings raise serious concerns regarding the safety of an approved drug intended to limit blood loss in at-risk patients undergoing surgery." Mangano related his opinion regarding the ongoing use of Trasylol, stating "In good conscience, I could not administer (Trasylol) to this group of patients, especially given the availability of safer alternatives." Trasylol problems continue to be studied and the FDA is monitoring Trasylol kidney damage side effects and advising physicians to consider limiting the drug's use.

Three common, costly home repairs shock new homeowners! If you are new to Florida or new to home ownership, please read carefully. You are about to discover the top 3 (unnecessary) home repairs caused by ignorance and/or neglect.
The #1 most common and costly repair – Bad grass. If you're new to Florida or home ownership, beware ST. Augustine turf grass. All the "experts" praise ST. Augustine. All the luxury neighborhoods feature ST. Augustine. Yet, here's the truth about ST. Augustine: you play Russian Roulette with Chinch Bugs.
Don't believe these lawn pest control companies preaching otherwise. I've been here for 22 years. I've managed 100s of properties. I've dealt with EVERY lawn pest control company out there. ST. Augustine turf grass requires maintenance and money - it demands LOTS of water and LOTS of chemicals for bugs and weeds. Shockingly, those chemicals may or may not keep the voracious chinch bugs from devouring your lush St. Augustine.
One alternative if you insist on "carpet" grass or if your new community requires "carpet" grass is to consider Zoysia, though not the hands-free grass some claim it is. If the community doesn't demand a certain grass, I prefer Bahia (pasture) grass. Considered the "low end" grass, Bahia requires little care - water it only during sodding; fertilize only 2x per year; go light on chemical for weeds. Otherwise, cut it and leave it alone. The only way to damage Bahia is to do too much.
The #2 most common and costly repair – no caulk! Believe it or not, contractors throwing up houses (regardless of price of house) rarely or never use caulk. Especially during building boom years, sub-contractors threw houses together. Caulk slowed them down. Therefore, they didn't caulk like they should have. Are you shocked? Guess what happens during a typical rainy season? On my blog, you will see photos of $7,900 damage caused by 2 different sub-contractors failing to do their job with flashing and caulk. No liability. Contractors are long gone. Before the ink dries on the closing paperwork, have your caulk guns and tubes of caulk ready to fill every nook & cranny. Don't forget the roof either with roofing "caulk." Get those nails pounded down and apply roofing cement (blar tar like caulk).
The #3 most common repair – AC repairs! Believe it or not, many people - both homeowners and tenants - simply do NOT care for the AC system. Of all the unnecessary AC system issues, the most common and costly is caused by not replacing the AC filter…often enough or EVER. What starts with a cheap AC filter extends to ignoring replacement. Eventually, the filter clogs, overworking the air handler. Soon, the pressure blows through the filter, shooting all dust into the ducts and vents. That's why you often see black dust deposits around each vent.
Lack of maintenance. Yet, that's not the real issue. The unsightly spots overshadow the real issue affecting the air handler itself - unnecessary wear and tear; premature death of air handler and perhaps compressor. Double whammy. Guess what happens when homeowners hear the AC service tech hand them a $3,000 quote. Yikes! AC repair technicians agree this is #1 cause of system failure – and they LOVE you for neglecting your AC system. Forgetting to replace the filter will cost you...at the least your electric bill will prove your neglect; or you will pay around $500 for coil cleaning; if you're really unlucky, you will have to cough up $3,000 to replace the air handler.
It's more expensive and time consuming to ignore and/or neglect maintenance than to maintain. Beware lawn pest/weed control companies' promises to prevent chinch bug damage? Want to know the only one lawn pest control service I will recommend? Want to know the second (very) common AC repair you can take of yourself, saving the $80 service call? Want to know why Zoysia grass is not what they say it is? Visit my blog for the answers.

Diane M. of Sarasota, Florida, sacrificed the keys to "her" new home!
Sadly, Diane is not alone. What is happening to Diane has happened to other house hunters purchasing a home. Before you jump into your car and rush to the local Home Depot or Lowe's to buy brand new home appliances and drapes and window treatments for the home you are in escrow to buy, make certain you uncover the oversight causing Diane to forfeit her home-buying opportunity.
As Diane anxiously waited during escrow to close on her new house, she was motivated to change the obsolete appliances with new stainless appliances. She also intended to rip out all window treatments, exchanging them with modernized treatments matching her tastes. To generate these types of improvements before the actual ink dried on her home loan paperwork, Diane rushed to purchase appliances and drapes and window treatments, totaling $3,724.00.
In no way did Diane feel she had done anything to endanger her escrow. Based on Diane, no mortgage loan or realtor had informed her -- or even recommended to her - not buy something significant with cash or even credit throughout escrow.
Ends up, Diane's credit utilization soared, inducing her credit ratings to drop under the mortgage loan banker's minimal needed credit scores. How this works is that Diane seemed to max out her charge cards. This took place in one of two ways: 1) She used plastic cards that don't report the credit limit to the credit scoring companies. Card company reports credit balance. As a result, any charged amount would certainly appear to be maxing out the actual credit card. As an illustration, if she had billed $200.00, that $200.00 might appear Diane is utilizing 100% of available credit. Such credit card issuers simply report the specific credit balance, not debt and limit; 2) Diane's $3,724.00 purchases pushed her credit utilization beyond 30%, thus penalizing her credit ratings.
Regrettably, few people understand (especially with new house mortgage underwriting guidelines and practices) that home loan underwriters confirm every thing. Even with home loan commitment, underwriters (right before issuing funds to the title agent) will analyze (your) credit to verify (your own) credit history still falls within financing rules. With most people, their credit ratings are good enough they don't really lose the actual keys. With their situation, they might get hit with a greater interest rate.
When the home loan underwriter discovered Diane's fico scores had dropped below the bare minimum credit requirements, the home loan banker terminated Diane's mortgage loan commitment, removing Diane's chance to buy. Absolutely no amount of yelling, pleading with or begging did Diane a bit of good; nor would it it do you worthwhile either. According to Diane, her home loan person and real estate agent in no way informed her not to buy anything through escrow.
Main point here: Diane didn't get hold of the keys to her brand new house!
If you plan to purchase a house, do not buy anything on cash or credit, unless it's something you normally buy. No large buys. Close on your home initially and then dash out to purchase the new kitchen appliances and window treatments. Incidentally, if you found a good deal from the neighborhood Home Depot and you hate losing out on this incredible appliance discount, talk specifically with the store's supervisor. Tell him/her your circumstance. Ask if if he/she will recognize the deal if you purchase right away when you close.
You might be amazed to discover a responsive store manager who's ready to do business with you. Give it a shot. The alternative, needless to say, is the (danger of) losing out on the chance to buy your new home.
Click the link below now to discover "the rest of the story" about these 10 home-buying tips:
1. Are you really prepared to settle down?
2. How is your credit?
3. How much house (should) you pay for (and can you safely afford)?
4. Have you got enough down payment, reserves & settlement costs to afford to buy a house?
5. How is the neighborhood?
6. Do you have an exclusive buyer's agent?
7. Do you want to "buy down" the interest rate?
8. Have you been pre-approved?
9. What's the local economy like?
10. What is the property's shape?

Daily, you are swamped with conflicting news studies on the housing market. One side screams the sky is falling on the housing market. The other side – made up of all my commission fellow workers – claims every single day is a great day to buy or sell a house.
Do you want to purchase and sell a residence?
Or must you purchase or sell a property?
Desire to buy or sell varies from must sell or buy. Buyers and sellers not pressured to buy or sell can easily back away whenever they really don't get what they desire.
On the flip side, sellers pushed to sell will have to sell short (when they must pay back more than their particular home is worth). Therefore, they are given simply no guarantees.
1. Do they (that is, SELLERS) really have documented financial troubles or are sellers willing to pay deficiency? Without documented hardship or willingness to pay deficiency, chances are bank will NOT approve short sale. Are you aware of this? This is why many failed short sales turn in to Sarasota Foreclosures.
2. How many home loans and with which "banks?"
3. Will they have the ability to leave with no legal deficiency standing above their scalps?
Clearly, the sky is not falling on the real estate market. No need to hurry into your home, fasten the exterior doors & hole up in the spare room. Regardless, you have to realize that real estate agents NEED you to believe today is an excellent day to purchase a house – they (and I) are 100% commission fee based. You do not purchase; all of us don't eat!
With this mentioned, exactly where does this leave you?
You have to be well informed; you need to understand which questions you should ask when you process the answers to your questions. You'll want to find the insider secrets informed property potential buyers benefit from to invest in opportunities in the current unpredictable Sarasota real estate market.
Now, allow me to ask you a question: Exactly how crucial is it to you to find the best suited selling price on the house you prefer? Odds are, you want the best deal you are able to, particularly when home prices (still) tend to be soft. You don't want to grab the actual keys to your home, just to owe much more than your home is valued at before getting a chance to experience your new-home social gathering.
As you consider getting a home around or in Sarasota, (specifically today) you'll want to answer a couple questions:
1. What is the local marketplace like?
2. Are businesses solid?
3. Are people moving in or out of town?
4. Are prices stabilizing or trending down?
5. Are homes selling?
6. How much worth are homes losing each month, if appropriate?
7. How many rentals and renters in local neighborhoods you like, particularly if you plan to live in the house you're purchasing?
8. What other properties are for sale in the communities you prefer?
9. What's the situation of the home (or properties) you like?
10. Exactly how stable does the area appear to be?
11. What sort of work seems to define the people residing in the area? (I realize this particular question is more difficult to address, but you must attempt).
Even if you plan to enjoy the house for 5-7 years as the market rebounds in that time, you want to buy wise. You would like the very best (read: cheapest) cost you are able to get…as you should.
Regardless if selling or buying, it's more important these days than in the past to become informed…to understand your options…and to know the area "stress level" exactly where you're considering buying.

Bad credit repair is damn expensive when you make the kind of mistakes Jamie Berber of New York committed.
Jamie couldn't wait for A+ credit.
That's what the sales page promised her. She bought their credit repair package for $99.95 that included template dispute letters.
The directions said all Jamie had to do was fill in a couple blanks, stuff and address the envelopes & mail them regular mail. She didn't even have to "waste" money sending certified, return receipt requested.
That's exactly what Jamie did.
She jumped on those pesky collection accounts with debt collectors calling her daily, demanding she borrow from friends, family, whomever. Pay or else, she heard daily. When Jamie discovered the credit repair sales site, she barely could hold back her excitement.
This was the answer to her prayers. Jamie's husband didn't like the sound of the sales letter. He thought it sounded too good to be true.
How could some fill-in-the-blank template dispute letters be any good, he reasoned.
Jamie's desperation blocked all reason and her husband's appeals.
This was Jamie's problem - accounts from life before getting married 7 years ago. That was all about to change once she fired off these special dispute letters. Many other people, the sales letter promised, already had regained their good credit life once they too fired off these special letters.
That's all Jamie needed to hear.
Jamie knew nothing about the strategy involved in improving her own credit. She wasn't interested in strategy, either. She, like many, many other people, wanted to press the credit repair easy button and watch her credit issues disappear.
Therefore, Jamie never saw the storm on the horizon.
She fired off dispute letters on 7 bad credit accounts.
Quickly, 2 accounts disappeared off her reports, deleted according to the bureau response notices.
That's where the good times ended.
1. Jamie didn't know about statute of limitations.
2. Jamie didn't know that debt collectors couldn't threaten her with lawsuit or arrest under Federal Debt Collections Practices Act (FDCPA). If what Jamie said was true about the debt collectors, the debt collectors appeared to commit several violations.
3. Jamie didn't know about time-barred debt when 2 different debt collectors sued her and forced her to agree to cough up $4,378.00 or face the judge.
4. Jamie didn't consult an attorney, because she said she didn't have the money to afford an attorney.
5. Jamie also didn't know that paying debt collectors does not improve credit scores.
Jamie got sucked unto a convincing credit repair sales letter sounding too good to be true and leading her to take action prematurely. Jamie paid dearly for her hastiness.
1. She bought into a hyped-up sales letter from someone pretenting to be a credit repair expert.
2. She believed template dispute letters actually work - so she fired off a bunch of them.
3. She paid a whopping $99.95 for "killer" template dispute letters requiring her only to fill in some blanks.
4. In return, Jamie's costly mistakes forced her to pay $4,378.00. Worst of all, Jamie's facts suggested she would not have had to pay even one penny if she had known about "time-barred" debt.
Damn expensive lessons to learn...the hard way.
Has someone convinced you all it takes to improve your credit is the right dispute letter template? It's an easy sell to desperate people willing to pay for the easy button. Lie to people; get them all excited into believing all it takes is a "magic" dispute letter template to get rid of debt collectors and improve credit.
Sadly, Jamie learned there's more harm to template dispute letters than simply wasting your money on buying a package filled with worthless credit repair dispute templates.
The Internet is filled with hype about powerful dispute letters pitched to force the BIG 3 to delete your bad credit. These hypsters make it sound so easy. Before you fire off a template dispute letter, stop. Beware of template dispute letters, regardless of how LEGAL they sound. You see, effective credit repair involves strategy…that is, you must look strategically at each account marked bad and determine what to do about it. Strategy is not difficult at all. And it beats the hell out of getting sued or forced to pay $4,378.00...when you legally don't have to pay.
Bad credit repair hypesters make a ton of money selling dreams to desperate people. Template dispute letters (even the so-called personalized template dispute letters do more harm than good), whether you pay $99.95 for a credit repair "kit" or pay $79.95 per month + $89.00 setup fee for a credit (dis)repair company. You need a game plan before you rush to the post office. My DVD 8 SECRETS TO A 680 CREDIT SCORE! attacks the 8 costly, dangerous credit mistakes I see people commit.

Article Title: Warning: Greedy Tenants Force Landlords Into Foreclosure!

Trying to sell a house with tenants involved spells trouble...for the seller/landlord that is.
All we hear are "slumlords" preying on hapless tenants, exposed as rats on the nightly news. Wait a minute....
I'm here to tell you, tenants are just as guilty...just as heartless and greedy. And I have proof that tenants can and will force landlords into foreclosure.
If you're renting, please don't get upset, thinking I have it out for tenants. This is no personal attack.
Yes, I've faced landlords squeeze every penny out off a property with zero regard for the A+ tenants. Tenants paid their rent on time each & every month, while landlord pocketed the money. Unbeknown to tenants, landlord wasn't making payments. One day, tenants arrive home from work to see EVICTION NOTICE taped to the front door. Bank had foreclosed, kicking tenants out of house in compliance with federal law.
No doubt, (it is) tenants as well who are victimized.
Yet,(some) TENANTS are just as guilty as (some) landlords...and both are horrible when their intent is to cheat.
Sarasota homes for sale face enough challenges in today's turbulent, unpredictable Sarasota real estate market without tenants sabotaging sales attempts.
Holding a house hostage and driving a landlord into foreclosure is exactly what these tenants are doing.
My experience simply is that houses rarely sell smoothly (or at all) with tenants involved. In fact, I NEVER have successfully sold a house occupied by tenants.
What starts as cooperation (if at all) quickly turns to inconvenience, imposition, frustration, avoidance & (in extreme but not unheard of cases) sabotage.
Right now, I have a short sale listing with tenants living RENT-FREE.
The owner, against his attorney's (and my) recommendations, tried to "HELP" the tenants, who don't give a damn about the owner or my efforts to sell short this property!
When the owner/landlord no longer could afford the property, he asked me to join him in meeting with the tenants. I was happy to join him. I very much understand the need for cooperation and mutual ground rules.
These tenants offered complete cooperation during the meeting, especially when the landlord told them not to send him monthly rent. You see, same landlord is not paying the mortgage, so he's not expecting the tenant to pay him. Sounds fair, doesn't it? Sounds unusual, doesn't it? When was the last time you heard of a landlord telling the tenant not to send him money when he's not paying the mortgage?
Not typical of a landlord to be upfront like this. Many landlords will squeeze every penny out of the house before the bank takes it back.
On one hand, I completely understand a tenant's unwillingness to help:
1. For tenants, the house is their home.
2. chances are, they don't want to move.
3. They don't want strangers traipsing through the house.
4. They definitely don't want people (including real estate agents) showing up at their front door without an appointment, treating the tenants as if they have no rights.
Okay, I know the feeling. I've rented places with landlords needing to sell mid lease. I've also faced inconsiderate real estate agents who think the world revolves around them.
Selling a house out from under a tenant will not please a tenant. How could it? Unless there's a quick sale, cooperation usually fades to frustration. Remove patience, cooperation & decency and your property will not sell…quickly or at all.
Forget trying to "read" people, both landlords and tenants. Each has his/her own agenda.
Some landlords don't care about tenants who arrive home one day to an eviction notice taped to the front door. I've known landlord who have let a house fall into foreclosure, collecting the tenant's rent each month all the way up to the bank repossessing the house and evicting the tenants.
In this case, however, the tenant is exploiting the landlord's consideration, holding the house hostage. This tenant is challenging the landlord to evict him and his family.
Landlord doesn't want to evict this family. He also doesn't have the money to file eviction suit.
What is your experience with tenants and house selling? Perhaps you are (or have been) the tenant and want to share your side.
Sarasota homes for sale rarely sell (at all) with tenants involved. What starts as a fair (equitable) situation with cooperative tenants often turns resentful, regardless of the landlord's good intentions. If possible, don't try to sell until the tenant's lease is up and you've followed all state laws to empty the house before trying to sell. I've seen landlords pay tenants to move out before the lease expires just to avoid a tenant holding a house hostage. Article Title: Real Estate Scam Targets Real Estate Agents & Home Sellers!

Beware scammers using Trulia to target real estate agents and home sellers in scam.
Last week, I become just another real estate agent caught in this scam. Fortunately, I saw the scam and alerted the closing agent and listing agent before any more time and money was lost.
Unfortunately, several real estate agents throughout the United States were not as lucky. Within the last few days of publishing a SCAM ALERT, I have heard from real estate agents who weren't as lucky.
Worse, closing agents and house sellers have lost money to this scam.
This scam NEVER should cause loss of money, though it has.
This scam NEVER should cause real estate agents or closing agents (including real estate attorneys) to lose time or money, though it has.
At this time last week, I thought I was working with a previous customer named Seiichiro Matsubayashi whom I had helped purchase a home a few years ago.
That's whom I *thought* had contacted me. His name was too close to this scammer's alias...too close I didn't confirm last name until some damage had occurred.
This was my big mistake.
I did not immediately confirm past customer's name. Though this scammer's alias was close, "Matsubayashi" turned out NOT to be my previous customer's name.
As with all other realtors mixed up in this scam, all realtors confirmed:
• Scammers mention Trulia in the initial email to them asking for help in buying a property. In my case, there was no mention of Trulia, though I have a Trulia account.
• Scammers use this phone number: 1-416-824-1768
• Scammers use these email addresses: edbrown@lawyer.com & seiichiro@asia.com
• Scammers ask for listings of 4 bedroom, 2 bath properties to be provided in $400,000-$500,000 price range.
• Scammers provide bank statement with $3.4MM, drawn off CIBC Bank in Canada as proof of funds.
• Scammers ask for closing agent's full contact information in order to provide $155,000 earnest money deposit in certified funds. If agent requests wire instead of cashier's, scammer indicates "Mr. Matsubayashi" temporarily is out of Canada and not able to execute a wire through his appointed law firm, Cassells Brock.
• Scammers request quick close with REALTOR paying out of pocket for required inspections – to be reimbursed later (of course).
Naturally, you wonder what house hunter in his right mind offers to purchase a property sight unseen. You're right, typicallly no buyer agrees to purchase sight unseen. In Florida, however, agents regularly work with buyers "sight unseen."
Further, all the while I thought I was hearing from a previous customer who did purchase and whose Asian assistant managed all communication with me.
Similarly, at that time I never talked with or met "Mr. M."
As crazy and unnatural as it seems to be contacted off your website and given terse instructions to draw up purchase paperwork without negotiations, that is what I experienced previously…complete with hefty earnest money deposit provided as certified funds, not a wire.
Sadly, some realtors contacting me about this same scam perpetrated on them claimed the closing agent and realtor never saw the scam until after:
• SELLER actually moved out of the house (at great expense).
• CLOSING AGENT refunded the buyer's $155,000 when the buyer consummates the scam by canceling the purchase and demanding his $155,000 be refunded. Apparently, some closing agents do NOT demand wired funds to open & close a file. Apparently, some closing agents do NOT require "false funds" issued as certified checks to clear before (ie 10 days) before issuing refund on cancellation.
• REAL ESTATE AGENT wastes time and money (in some reported cases).
You see, real people (real estate and closing agents & house sellers) are really being hurt across the United States by this scam targeting Real Estate Agents (apparently through Trulia), Closing Agents & Home Sellers. Fortunately, I confirmed the last name of my previous customer, but not quickly enough. In my case, I'd drawn up all paperwork, met with list agent and Seller who in turn were ecstatic to be selling at full list in a depressed Sarasota, Florida, market.
PLEASE don't allow anyone you know (including real estate agents, house sellers, real estate attorneys & title agents) to fall for this real estate SCAM targeting HOUSE SELLERS throughout the United States.
Already, real estate agents, closing agents & property sellers throughout the country are challenged enough to SELL houses without having to face scams. To see detailed chronology of this scam, go now to Sarasota Real Estate SCAM Alert! For more specific images and details regarding this scam spreading throughout US like a virus, go to my blog (see below).
