    We are inundated with the opinions of the so-called expert economists on the state of the real estate market; yet, they are forecasting from national or regional statistics. They are not "in the field" as are the San Diego realtors.
     
    I recently had an opportunity to "lurk" in a realtor's forum on the Internet and was surprised by the difference in perception between the San Diego realtors and the gloom and doom economists' predictions for 2007. After all, the realtors are the people who really know what is going on in the San Diego real estate market. They see what is selling and what is not — and they know why.
     
    Realtors in San Diego do not see the gloom and doom that economists do. Existing home sales are recovering somewhat since December 2006 with 17,259 homes listed for sale and almost 2,000 homes sold in the last 30 days. This is a rise of 19.2 percent over November 2006 figures, and condos saw a 16.6 percent rise. This isn't to say that the "bubble" is back — it isn't. Year 2006 had the worse figures for home and condo sales, since they began tracking such statistics in 1998. The number of homes sold was down by 23.4 percent, and condos 26.1 percent over 2005 figures. Yet, December figures are favorable for the San Diego market.
     
    Median home prices were $555,000 for December and $351,000 for condos. The average price for homes rose by 2.9 percent in December to $723,599; and condos rose by 0.3 percent to $408,202.
     
    The number of days homes sit on the market before being sold have unfortunately risen as well, from 64 days in December 2005 to 73 days in December 2006. The number of days for condos haz moved from 65 days in December 2005 to 73 days in December 2006. So, sellers should prepare for the delay in sales, knowing that it will take longer.
     
    Though all of these figures are lower than year-end 2005, the market is resurrecting in San Diego. Even developers are optimistic and continue to build new housing, though this does add to the inventory already on the market and competes with home owning sellers.
     
    San Diego realtors do see the current market as an advantage to the buyers. There are some incredible bargains right now that are bringing previously reluctant buyers into the market.
     
    One factor that always has helped the San Diego real estate market is its location. As many realtors know, there is only so much land within San Diego with no options to expand as in other cities. San Diego has Mexico to its south, Camp Pendleton Marine Base to its north, the Pacific Ocean to its west, and moving east presents commuting problems. Any other open land is either part of a park or reserve. This means the San Diego market always will be an active one.
     
    With San Diego realtors remaining optimistic and the city's economy continuing strong, they see the pricing adjustment to more practical levels as healthy and normal. Though all realtors agree that it is currently a buyers' market, with the right experienced realtor, both sellers and buyers can negotiate some good deals.

    In May of 1997, the tax code governing profit from the sale of a personal residence was changed. In the past, any gain from a home for sale could be taxed, unless rolled over into the purchase of a new home.
     
    The new Internal Revenue Service rules are more advantageous to sellers of homes for sale. You can no longer roll a gain into the new home; however, not all gain is taxable as in the past.
     
    Now, homes for sale have the first $250,000 of profit exempt from any taxes, if you are the owner and filing single status. If you file jointly with your spouse, your homes for sale gain is tax exempt up to $500,000 — this is a half-million dollars, tax-free profit. This means that if you purchased a home for $200,000, you could sell it for $450,000 as a single or $700,000 as a couple and incur no taxes on the profit.
     
    There is, however, a time and resident test that must be met in order to receive this tax exemption for your homes for sale profit. You must have lived in the home for two out of the past five years in order to qualify for the tax exemption.
     
    What If You Don't Meet the Time & Resident Test
     
    So, does that mean that if you do not meet the time and resident test you then owe taxes on all of the gain? Not necessarily.
     
    The tax code allows for several specific exemptions to the time and resident test, when you must move due to certain qualifying events. Here are a few of those events:
     
    • You must move due to the health of one of the residents in the home (your immediate family) or the health of a relative who is in your care.
     
    • A death in your immediate family that incurs the move, such as a breadwinner dies and the spouse cannot afford to keep the home.
     
    • Divorce that forces a move.
     
    • The unemployment of a breadwinner (must be qualified for and receiving unemployment compensation) and cannot afford to keep the home.
     
    • A new job that is 50 miles further away from the home than the current job. Otherwise, if you drove 20 miles to your current job, then the new job must be at least 70 miles from the home to qualify for an exemption.
     
    • Your home was damaged from a natural or manmade disaster, and you were forced to sell it.
     
    • Perhaps an act of war or terrorism has caused the move.
     
    • Even the birth of twins, triplets and so on, made the current home for sale too small and impractical to keep.
     
    IRS publication 523, "Selling Your Home", covers many other unforeseen events that would qualify you for an exemption.
     
    When you do not meet the time and resident test but qualify under one of the unforeseen event exemptions, you receive only a partial exemption for the gain on your home for sale. You will be taxed on a pro-rated amount of the gain, based upon how long you actually resided in the home.
     
    If you lived there less than a year, then the profit from your home for sale is considered to be a short-term gain. This means, on the pro-rated amount you owe taxes, you will pay the same tax rate as you do on your 1040 income tax form.
     
    If you have lived more than one year but less than two in your home for sale, the profit is considered to be a long-term gain. Rather than paying the generally higher income tax rate, most people are taxed at 15 percent. So, if you have lived in the home for less than one year, it is to your advantage to remain there until you pass the one-year time mark — if at all possible.
     
    The changes in the tax code for profit on homes for sale is much easier now to calculate and typically are more advantageous to the seller now, than in the past. Of course before making any home selling decisions or plans, consult a Certified Public Accountant or other tax professional.

    Homeowners' insurance is a must for any owner of residential real estate. It has been around for many years, coming to the rescue of many real estate homeowners. Leaky pipes and their subsequent damage have been causing homeowners grief for an even longer time. Homeowners' insurance has alleviated such problems by underwriting the cost for repairs.
     
    I remember as a child my father making repairs with money from our homeowner's insurance policy. He told me that there was never a claim too small, unless it was within the deductible range.
     
    While my father's information was correct for the times, the rules for small claims on residential real estate have changed. Submitting a small claim today, especially for water damage, could cost you multitudes more in the future.
     
    A California Insurance Department study showed that 25 percent of insurance companies refused to renew policies for residential real estate owners, who made one or two non-water damage claims within the past three years. The figure rose to 32 percent, when the claims were water damage-related. This means the insurers are paying the legitimate claims but are apt to drop those real estate customers at policy renewal time.
     
    Additionally, all insurers share claims information through the Comprehensive Loss Underwriting Exchange (CLUE) database. Not only are you apt to be dropped by your current residential real estate insurer, but others may not approve you. The study also showed that 62 percent of the top 13 insurers in the state of California refused applicants with only one-to-two claims in the past three years.
     
    If another insurer does approve you, it will most definitely be at a much higher premium rate that will add up over the years to a much larger amount than the small water damage claim you made.
     
    So, what has changed?
     
    Toxic Mold
     
    Litigators have jumped on the toxic mold lawsuit bandwagon. Toxic mold comes from water damage repairs that were incorrectly made or only partially cleaned up. It can literally make the real estate residents very ill. Some toxic mold is created by homes that were not quality built and allowed water to seep in between the outer and inside walls. There have been a few multimillion-dollar homes in California that had to be totally leveled due to toxic mold.
     
    Insurance companies generally are expected to pick up the tab and then sue the repair contractor or original builder for reimbursement. This attitude has caused a lot of litigation — between insurers and residential real estate owners, as well as between insurers and parties assumed to be responsible for the toxic mold. They often lose court cases for reimbursement, as well as incurring attorney fees and court costs. Is it any wonder insurance companies have become gun-shy of small water damage claims that could lead to costly repairs and litigation later.
     
    Administrative Costs
     
    Another reason for the change in attitude toward water damage claims is the change in real estate insurers' business practices. Since the early 90s, real estate insurers have looked for more practical ways to increase profits. Through studies, they found that small claims created the same large administrative costs as the larger claims, even though the payouts were small. They now weed out residential real estate customers who make small claims.
     
    Alternative Game Plan for Real Estate Homeowners
     
    Today, it is better not to make small damage claims of any type. Real estate homeowners should increase their deductibles to $1,000 or $2,500. This reduces their premium costs by as much as 30 percent. They are covered for large damages but not paying for services (small claims) that they are not receiving.
     
    With the larger deductible, the premium savings can be placed into a savings account to pay for small claims that would earlier have been submitted to the insurer. Whenever used, the money should be replaced as soon as possible.
     
    After seven-to-ten years of submitting no claims, most real estate insurers will qualify you for a claims-free discount, saving you even more money.
     
    Is It Worth It?
     
    In deciding if you should submit a claim (even a larger one), first determine if it is worth the possibility of losing your policy and/or paying higher rates. Add up all the repair costs. Determine how much the real estate insurer will pay, based on your policy. Subtract your deductible. Is the remainder only a couple hundred dollars or substantially more? Now, determine if it is worth it. Remember, even moving to another state will not escape the CLUE database.

    My instructor was lecturing me about the importance of our Taekwondo sparring drills. I enjoyed the drills just as much as everyone else in the dojo, but I was not sure where my instructor was going with this particular lecture. Her large, attentive eyes made contact with mine as they always do. She was just a little shorter than me (and I'm short), but she was an experienced black belt with a lot of skill in Taekwondo. I always enjoyed listening to her lectures, especially when she was speaking to only me.
     
    She continued to tell me about her first competition and how she felt a little anxious about how the competition would go. She was nervous because she was not sure about what exactly went on during the competitions, but was soon taught that we can never be sure about what would take place and where it would take place. On the street, in a hallway, in a parking garage – it could be anywhere by anyone – should we get attacked. We should think of our competitions as just that. It is entering the unknown, and we should use that fear to focus our abilities on training with our Taekwondo sparring drills.
     
    I began to understand what she was talking to me about when she mentioned the word technique. In any martial arts, technique is vital to learning the martial art, as well as winning more competitions. "We learn technique through practice, starting slow and eventually being able to memorize those movements with our bodies. True technique comes with practice and routine," she continued. I remembered just starting out in Taekwondo and getting each movement just so in a slow and structured manner. Eventually I was able to do any beginner's move and combination with just the word of my instructor. I saw where she was heading with this particular lecture. I knew I needed to train hard for this first competition of mine, and practicing our sparring drills was a great way to do so.
     
    My instructor had a great way of creating plans for each individual student to follow through for practice for any competition. She gave me mine, and my drill partner – a large man with a black belt proudly tied to his waist. I thought she had mistaken who my drilling partner should be because this man was very experienced and much larger than I. However, drilling with an experienced partner would be good for me. I could learn a lot from him, and sparring with him would be the best way to get ready for my competition. My sparring strategies were to be practicing again what I had learned since I began, but this time I would be sparring, not just practicing alone or with pads.
     
    My favorite sparring drills were working on powering my kicks, and working on my speed. These techniques are vital in Taekwondo. You must have power and speed to succeed. My instructor had also given me a few combinations to practice regularly with my sparring partner and alone. I had to memorize these combinations in order to bring them to the competition with me. Throughout the next few weeks I worked on power, speed, timing, combinations, fake outs, and maintaining my energy. Without my instructor and assigned sparring partner, I could not have won my very first competition.

    All martial arts styles are about power and the shooting with the fingers effect of Wing Chun is no different. Learning to control and then unleash this power properly can give the martial artist a strong advantage over any opponent.
     
    Wing Chun is based on relaxation, which ensures that the muscles and joints are able to be freely used in movements and have a stronger ability to receive force. Relaxation techniques are highly beneficial to still the mind and help concentration, which is vital in any form of martial arts. Wing Chun then uses a combination of mass and speed to develop its awesome power. In Wing Chun, three hand forms: Siu Nim Tau, Chum Kiu and Bie Gee, create part of the elements of the theory of force. Each element vitally important.
     
    Siu Nim Tau is about teaching Wing Chun Stance, which develops structure. It is about teaching the whole body to coordinate. It also teaches focus, the intention to concentrate on our opponent. Once you have learned and understand about the unity of the body and focusing you can move on to Chum Kiu, which shows how to use mass by moving the body in one piece. Moving forward or back is not just a result of the movement of the legs but rather the result of coordinated movements of the center of gravity. Extra stress is placed on the body by the change in position merely by the legs for example thus weakening the mass and giving an opponent the edge. Learning to move the body as a whole creates the beginning of Biu Gee, speed. Speed comes from being relaxed. Having relaxed joints and muscles also affects weight of the mass and when all these are combined much power is generated. The use of the hands and fingers are all important in Biu Gee, the strikes delivered in a powerful whip.
     
    Biu Gee or Thrusting Fingers is the power part of Wing Chun and finishes off the empty hand system. Biu Gee also teaches how to attack from any angle and learn to apply his knowledge any almost any situation thus rendering him unable to be surprised by an attacker. Combined with the other elements already learned the martial artist is taught to use this amazing force which when applied correctly can create a completely devastating force like shooting with fingers instead of a gun, it can damage organs, rupture blood vessels and cause havoc with the nervous system. It can be a deadly weapon.
     
    Learning to unleash the explosive power of Wing Chun is dependent on utilizing all the knowledge you have learned, practicing not only the moves but most importantly the relaxation methods combined with meditation. "Shooting with fingers" use the raw power of a relaxed body and mind working as one to create a dangerous amount of power and speed.

    Martial arts, used by many people today for the health benefits, another way of getting fit or as a form of self defense. But in fact, martial arts are and can be much more and there are some killer martial arts moves that are choreographed to do what their name implies, Kill. These moves were used in both defensive and attacking maneuvers over the centuries and are still taught today.
     
    These moves take years to perfect to reach killing stage and indeed need a much skill to apply correctly. Some of the most deadly moves in martial arts can be modified and used in competition, mostly a mixed competition. Mixed martial arts (MMA) is a combat sport using different styles of martial arts where speed and power are used in different manners. This form of competition took hold around 1993 and was called the Ultimate Fighting Championships. It consisted of martial artists using different styles and being pitted against one another with very limited rules. In the interests of safety and so that the sport could gain wider public acceptance, there were some extra rules implemented in early 2000's by MMA competitions. The MMA has grown considerably since then and although more regulated, MMA still maintains a no holds barred approach. Although seen as brutal by many, serious injuries are rare and other than a death caused by a pre-existing medical condition there has not been a fatality in the MMA competitions.
     
    Many of the killer martial arts moves are still in modified use in these competitions although some have been barred completely. Techniques, if you want to called them that, such as biting, eye-gouging, fish-hooking and small joint manipulation have been made illegal as well as strikes to the groin. There are a number of moves that can vary in legality depending on the rules for the particular competition.
     
    In these competitions, there are a number of ways one can be judged the winner. Either by judge's decision at the end of the allotted time, by the fight doctor who may decide that the injuries will prevent the competitor from continuing and is no longer capable of defending himself, by knockout or by submission. There are both men's and women's competitions held at various levels and styles.
     
    The killer martial arts moves that are taught today as a modified form to most students and when taught in their original form, they are taught under the watchful eyes of the instructors and are only taught when the particular student is of a standard both physically and mentally to handle these potentially fatal moves. It is generally the modified form which is used in MMA competitions by martial artists with the right mental attitude and strength of character to apply these deadly moves correctly in a manner that will attain victory for them without causing a fatal blow to their opponent.

    I have been reading a lot about the RSS To Blog program.     I could feel a movement in the force.
     
    Seriously, I felt like Luke Skywalker detecting Darth Vader. Except this time it was Dana White buying Pride FC.
     
    And to be fair and accurate, it was Dana White using the Fertitas Brothers money to buy the struggling Japanese promotion.
     
    It has the underground MMA forums buzzing. Can MMA survive with only one big show?
     
    It's amazing how a group of pimply-faced teenagers pretending to be adults on an anonymous chat forum can stir up so much testosterone. The arguements ranged from geo-political, to criminal (the Yakuza!), to the conspiratorial, to invoking the RICO act and jailing White for his crimes against humanity.
     
    At the end of the day, there is truly only one threat to MMA.
     
    Boredom.
     
    If you watch reruns of Pride FC on Fight Network, or old K-1, or ancient UCC from Quebec, you get to peer into a time machine to the earlier days of this sport. I saw the Butterbean vs Gomi match the other day. The first time I saw it I laughed. You'd never see a 350 pounds man vs a 150 pound man in the UFC. Or would you?
     
    But the novelty of the match wore off super quickly. And frankly I can't watch it again because I know how it ends. There is no dazzling displays of skill, technique or MMA wizardry.
     
    There is a place for David vs. Goliath freakshow matches...but that place is rapidly shrinking.
     
    What match do YOU want to see? Butterbean vs. Gomi or George St. Pierre vs. Matt Hughes Part two? I blew out a tonsil screaming for GSP in that match. And the promise of part three has me forking over the PPV dollars, guaranteed.
     
    My message to Dana White is simple. You have been entrusted with a responsibility to this sport. You've looked like a genius so far. Just don't be boring.
     
    Personally, I can't wait to see what mixed martial arts looks like by 2010!

    In order to be successful in kickboxing, it is essential to learn and master the basic kickboxing combos early in your training. These combos are taught as part of your fitness training right from the word go. In proper kickboxing classes, the proper techniques are taught in detail so you know precisely how to perfect these new skills. Since 1960, these kickboxing combos have been borrowed from the original martial art from which they came and adapted to the more modern form used today. Kickboxing combos, performed with pin point accuracy combined with lightening fast speed is a wonderful tool for self defence and essential for kickboxing tournaments.
     
    Depending on what kind of class you take, these combos will be demonstrated to you by your instructor and then you go will be taken through the process move by move and then do many repartitions until you remember the sequence. At this stage it will be time to learn to be more precise and accurately connect at the exact spot intended. Practising using a bag and/or shadow boxing is a helpful.
     
    The moves should be explained clearly and simply eg
     
    Hand moves: Jab- forward punch using your knuckles; Hook- swing your arm sideways and try to hit opponent in the face: Ridge Hand- using the side of your hand; Back Hand- hitting with the back of your hand:Back Jab- jabbing off your back hand.
     
    Feet and Legs: Forward Kick- pretty self explanatory
     
    Side Kick- like a forward kick but around the side of the person, hitting them with the top of your foot. Axe kick- bring leg up as high as you can then drag it down Flying forward kick- jump into the air and do a forward kick.
     
    These are but a few of the moves but they form the basis for other moves and combos. Kickboxing combos to increase aerobic fitness can be practised to music which should be around 140 to 150 beats per minute to be effective.
     
    When using a bag or shadow boxing the following combos are useful:
     
    - Sideways to Bag: the inside arm does a back fist and inside leg does a kick whilst the outside arm does a cross.
     
    - Back fist: back fist; side kick; cross
     
    - Alternating jabs; hooks shovels and roundhouse kick. 1-2, 3-4; 5- 6; 7-8.
     
    This is to be dome several times then swap sides.
     
    Another way of learning and practicing is to have a sparring partner. This not only has you practicing the Kickboxing combos but also serves to teach you how to anticipate your opponent's next moves and how to avoid them and counter attack. Many combos can be learned for specific situations such as up close conflict, much stronger or taller person or several attackers at once.
     
    These are wonderful for building aerobic fitness, toning, strengthening and for building confidence whilst being mindful of the meditative and spiritual side of the sport.

    If I asked you to think of a modern movie star who has helped re-ignite the world's interest in kung fu, Jet Li would undoubtedly be high on the list. What might surprise you is how much of a struggle it has been for the forty-four year old to become the household name that he is today. I know that I had always thought that Jet Li was naturally graceful and powerful from way back when I first saw his amazing talent for melding numerous martial arts in the 1982 remake of Shaolin Temple. However, I discovered that this was far from the case. He was actually worked extremely hard by his mentor, the Wushu master Wu Bin, from the age of 8 at Beijing's Amateur Martial Arts School.
     
    At one point, there was some doubt that he would ever develop powerful enough kicks and punches to become a champion in kung fu; Jet Li appeared weak. I was amazed to discover that Jet actually suffered from a serious protein deficiency as a child. This was largely due to the fact that his grandmother had been advised to give up eating meat on health grounds and the entire family had also become vegetarians. Once Wu Bin discovered this and introduced protein back into his diet, Jet Li began to develop rapidly.
     
    By the age of 11 he had won his first gold at the Chinese National Wushu Championships and he went on to win it a further 4 times. He joined the professional Wushu team in Beijing. This is where he first gained international exposure and toured the globe, even performing for President Nixon on the White House Lawn. It was now that he was truly being appreciated for his intelligent combination of many styles of martial arts including monkey boxing, chanquan, taichiquan, gun boxing, tongbeiquan. Not only adept in kung fu; Jet Li was also superb with both sword and spear.
     
    Rocky Law filmed a documentary, Dragons Of The Orient, showed the 11-year-old Jet Li on the White House lawn. However, I most enjoyed the more informative side of the film, especially how it revealed some of Jet Li's innovative training techniques. One that particularly stuck in my mind and I have used ever since, if slightly modified, is one exercise where he hangs numerous footballs from a tree then wheels and spins to strike each as it swings towards him.
     
    You can probably name a number of Jet Li's films, so I will not bore you by doing the same. However, the most impressive for me has to be 'Hero', or 'Ying xiong' to give it its Chinese title. Although it had been made in 2002, it wasn't an International hit for another 2 years. If you haven't seen it then I recommend you buy a copy – you won't want to take a rental one back! It is a stunning Chinese martial arts epic and shows exquisite pieces of kung fu; Jet Li being outstanding. The film took a lot of time and hard work to make, especially as the director, Yimou Zhang, was a perfectionist. You will find it hard not to love this classic movie, I promise you.

    As a martial art, kickboxing in various forms, has been around for thousands of years. But Kickboxing as we know it today was formed as a separate sport in the 1960's as more and more martial artists became increasingly frustrated with the strict rules and guidelines placed on martial arts performances and tournaments.
     
    The sport began to grow as more and more martial arts movies hit the screens. Early movies such as "Fists of Fury" and "Enter the Dragon" started a trend that has grown bigger than anyone could have imagined at the time. These cult movies were followed by more general type movies that included martial arts in the fight scenes. Then kickboxing started showing up on TV as televised tournaments and TV series starring martial artists such as Chuck Norris and David Caradine captured the viewer interest and as public interest grew, so to did the reasons for people wanting to get involved and many more martial arts schools began to spring up. Many people are interested in kickboxing for self-defense. Others because of the fitness levels one can attain, some people learn kickboxing not only for the physical benefits but also for the spiritual discipline necessary for complete training. Then there are those who are merely interested in a different sport and enjoy the challenge of Kickboxing.
     
    In this age of video and DVD it was only a matter of time before kickboxing moved to the next level. The Kickboxing Video. These videos have become increasingly popular and you can be sure there is one to suit your fitness level, the style you are interest in and the amount of interest you have. The range is enormous, there are videos by well know celebrities, personal trainers, martial artists, martial arts schools.
     
    There are loads of topics and styles. Fat burner kickboxing, those based on squats, punches, jabs and kicks, videos that give a cardio workout with lots of fast kicks and powerful punches that keeps you moving. Then of course there is the popular and trendy Tae Bo that took the exercise world by storm. Most of these Kickboxing videos offer a 45 -60 min recording with approximately a 30 min work out. There are also the 10 and 15 minutes work out videos aimed at those who want a quick workout dome often. Other kickboxing Videos pride themselves on teaching you how to work on your flexibility and the accuracy of kicks and punches. Nearly all of these workouts are done to up tempo music to keep you moving. Some videos even go into the mediation side in preparation for the workout
     
    Depending on what you are looking for, these videos can be a great help with your home practice in between classes or enough to whet your appetite for a more structured course.     The true origins of kickboxing date back over 2,000 years but although classed as a martial art, Kickboxing Tournaments are relatively new and the sport of kickboxing was started in the US in the early 1970's. Many American Karate practitioners were sick of the strict controls placed on all traditional forms of martial arts tournaments and formed a break away group and thus kick boxing came into being with full contact kicks and punches that were formally banned in martial arts competitions At that time many people were worried by the chance of high injury rates so protective clothing was added and safety rules were put into place. The kickboxing tournaments we see today vary in style and are closely related to their traditional martial art style.
     
    People take kickboxing classes for a number of reasons and learning kickboxing techniques is a great way of protecting yourself. Kickboxing classes are becoming extremely popular for fitness and many personal trainers are adopting forms of kickboxing for their clients. Most importantly are those individuals to whom kickboxing is their sport and indeed to some that are totally committed, kickboxing becomes a way of life and entering kickboxing tournaments a personal challenge.
     
    Preparing for these tournaments is heard work as fitness levels must be high. Not only does the artist have to deliver powerful kicks and punches but has to be fit enough to avoid their opponent and or recover from the impact themselves. It is necessary to build up muscle strength and tone the entire body with weight training, increase endurance with cardiovascular work such as running, skipping and jumping etc. Flexibility is all important not only when competing in kick boxing tournaments but to limber up and relax before hand to eliminate stress and strain and help avoid serious injury and also to cool down afterwards to avoid muscle stiffness.
     
    Diet needs to be strictly adhered to. Low in fats, high in protein and the necessary amount of carbohydrates as fuel. Plenty of fresh fruit and vegetables round off the diet. It is necessary for all of us to drink enough water and it is recommended that the average person needs about 8 glasses a day and those in high exercise groups such as the kick boxer training for and entering kickboxing tournaments will require much more. The martial artist must stay hydrated at all times for peak performance. If not the artist will suffer from muscle soreness, fatigue and will not recover as quickly. Junk food, alcohol and caffeine are a no go. As with all martial arts the power of the mind is all important. Controlling our emotions and concentrating on our movements can make the difference to winning or loosing. Keeping tempers under control and relaxing into our moves makes for stronger and more accurate kicks and punches.
     
    Preparation for kickboxing tournaments depends a lot on the level of fitness and the determination of the martial artist and can take a considerable amount of training and indeed time.

    Originally called Hark Fu Moon or Black Tiger System, Tiger Claw Kung Fu or Fu Jaw Pai was renamed by First Generation Grand Master, Wong Bil Hong in honour of his master, believed to be a Shaolin monk. At the time, there was Manchurian persecution of the Shaolin order so the name of his master was never revealed. Wong Bil Hong was not eager to share the knowledge he had learned and during his lifetime only ever took on two students. One of which was his nephew Wong Moon Toy who began his training in 1927. After the death of Wong Bil Hong in 1934, Wong Moon Toy moved to the US and taught Tiger Claw King Fu and then in 1957 he opened his school called the Chinese Youth Athletic Club. He passed away in 1960 after having named his successor, Grand Master Wai Hong. Wai Hong has expanded to teaching of Tiger Claw Kung Fu (Fu-Jow Pai Kung Fu) to become one of the most popular forms of Kung Fu in the world today.
     
    There are five animals of the Southern Chinese martial arts and the tiger is the one on which this system is based. Developing the very yang qualities of aggression and fearlessness is an important aspect of the training and learning to attack like the tiger that attacks in a straight line and hardly ever retreats is a principal of Tiger Claw Kung Fu. Combined with fitness and agility which are always important, the speed and power of the blows make this an explosive system but, the main emphasis is on the hands and the rotating of the wrist. The Tiger Claw is when the wrist is drawn back, fingers spread with the tips locked and pointing forward to strike a blow while grabbing and twisting with the strength of a tiger. Apart from the rigorous physical training and the obvious health benefits, the spiritual discipline is vital and helps develop self confidence and a better more adjusted personality.
     
    In 1974, a movie was made called Tiger's Claw and starred martial arts stars Cliff Lok and Sek Kin. The fight scenes in the movie show the use of Tiger Claw Kung Fu and interestingly Sek Kin can be best remembered for his role as Mr Han in Enter the Dragon starring Bruce Lee. Tiger Claw was also featured in a TV series called "Vanishing Son" starring Russell Wong who was a student of Master Tak Wah Eng who often appeared on the show and has written several books on Tiger Claw Kung Fu.
     
    Over the last few years martial arts has gained popularity in the west as never before and people of all ages are learning Tiger Claw Kung Fu as self defence and or fitness.

    Most people do not think about how easy it is to use someone's own weight and momentum against them when they try to attack you. By using certain jujitsu throws, I can show you how to take care of business. This is not rocket science but there are some important techniques that must be adhered to in order to get the most out of what I am telling you.
     
    The first fundamental to grasp is the idea of a proper stance. Being in the right position is so important I can tell you from first hand experience. Keep your legs spread apart and your posture good. You can not make an opponent off balance when you are off balance yourself. That is why with jujitsu throws you are able to take on much larger opponents. It is not always the bigger guy that wins but the one that uses the best technique and practices it well.
     
    You see, throwing is all about balance and leverage. And using momentum against your opponent. By putting yourself into the right position, usually lower than the person you are facing, you put them at a disadvantage. By keeping them off balance and reacting to what you do, you make them do what you want. Just imagine when someone runs at you full speed; you can use that momentum to initiate a throw. Remember to use your hips and get underneath the other guy when you perform any throw.
     
    I know these simple principles work because I have used them before. I remember having a drunk guy charge me from halfway across the room. That was his mistake. I was able to grab his outstretched arm and spin with the weight of his body. I got my hips planted underneath him and away he went straight to the ground. I was able to use my own center of gravity to disrupt his and I took him down with ease. After that it was pretty much over with.
     
    So practice getting into a proper stance by keeping your hips centered under your torso and your head straight. Always keep you head straight. Remember that your body will follow your head and you can not fight someone when you are looking down. When you move, make sure you move in a circular direction so as to keep your opponent guessing. If you are standing still it is almost impossible to get any kind of rhythm going or any type of momentum for yourself. So do keep your feet moving but make sure you do not cross your feet. Keep your feet separated when you move. If you do not do this you might trip over your own feet. That is no way to throw anyone with any kind of power or accuracy.

    Learning a few great tai chi moves is the passport to better health and lifetime fitness. Tai chi is not about being macho and bullying your boyfriend or husband when they upset you. It is more than that, and learning the technique is not to show your little brother who bullied you for ever that you are now the boss, but also teaches you self-discipline.
     
    When I was young I used to be into my movies from Hong Kong and watching my favorite actor fly through the air as if he had wings and then soft-land on his enemy's head. He would just stand there and his enemy would look around for him. Only after a few stomps to the crown of the enemy's head, will he then realize that Jet Li was there.
     
    To learn tai chi is the matter of doing. To master a set takes about three to four months, but to master the technique takes much longer. The beginning stages of the set are quite simple. You will pick up very quickly after the instructor demonstrates a few moves.
     
    Bear in mind that Tai chi and just learning a few basic moves can bring an endless range of health benefits to the circulatory system, muscular and skeletal system. Tai chi is an excellent technique, which also provides a superb workout, flexibility, coordination, building balance and percussive strength. It is also a great fat burner, mainly on the abdomen, hips and thighs. Throw away those stress capsules and stress balls because there are a few movements that reduce stress and find a way to find peace with body and mind. The technique doesn't really target weight loss – but it causes you to lose weight all over and those areas are replaced with muscle. Tai chi is not all about kicking butts. People know that you do not need to be in great physical shape to learn the technique. This is a style for all ages and conditions of people.
     
    Tai chi is a limited cardiovascular workout, which – for smokers and those with breathing problems – have an important effect on lung function. I always try exercising, but give up. Other benefits of tai chi are that it alters the lipid profile. Another reason why tai chi is good is that it helps with the prevention of atherosclerosis. Tai chi is the one technique that is appropriate to any person with a condition but wants to do it anyway. The technique can be done in a chair or in bed.
     
    That was little of a serious note. Whenever it comes to another person's health things get serious, because I do what I can to help. When practicing a few tai chi moves always think about the yin and the yang. The inward motions are the yin, so suck them in. The outward motions are the yang. These are aggressive, so push them out. Keep in mind that you have to breathe in as you bring in your movements.
     
    After your exercising, the ending is where you have to cool down. Try standing in a position and give your muscles a chance to unkink. A few workouts a week is to be your passport to better health and lifetime fitness.

    You know, I used to think I was pretty handy at looking after myself. I'm a brown belt in karate, and I take my black belt grading later this year. I know I'm not Superman, but I'd like to think I could handle myself if I got into a scrape. Then I went to a mixed martial arts contest and saw these guys do san shou kickboxing, and I felt like giving up there and then. These guys are phenomenal!
     
    In case you don't know, this is kickboxing taken to the next level: seriously, these guys know no fear! I have a buddy who practices Muay Thai, and I told him about what I saw, and he said that he'd be wary about taking on someone that's been trained in san shou. If you can imagine taking all the best bits of Chinese freestyle fighting, so you can use kicks, punches, throws, you name it, then times it by ten, and you might be getting close.
     
    So, like I said, I was knocked out (no pun intended!) by what the san shou fighters could do, so I decided to do a little digging. And what I found out just blew me away – no wonder I was impressed at the show. This particular martial art has been practiced for 2000 years, and pretty much allows any kind of combat going. I already told you that they mix in Chinese freestyle; you can add submission wrestling and ground fighting to that scary list! If you think the UFC guys are tough, you ain't seen nothing yet!
     
    What really surprised me is how popular the sport is. I'd never heard of it before, never mind seen a bout. But now that I know what it is, I can see why the likes of ESPN carry it on pay-per-view, as this type of fighting is more exciting than any I've seen so far. The rules are pretty simple, too, so it's easy to follow for any newcomer. And yes, I include myself there!
     
    Fighting in a ring similar to any other martial arts ring, bouts are won by either throwing or pushing your opponent out the ring, or in the more vicious bouts in China, by knocking your opponent out with elbow strikes or knee strikes. Because there are no ropes and they fight often on a raised ring, this makes for some heavy-duty knockouts and that's why I've fallen in love with it. There's no sparring here – these guys are seriously trying to knock each other spark out! This is true, full contact fighting at its best, and probably one of the best systems being taught today.
     
    Don't believe me? Think about this then – in an annual competition between Chinese san shou kickboxers and American kickboxers, the competition (if you could call it that!) had to be stopped since the Americans were getting their butts kicked – literally! In the last competition, the san shou guys won all four fights. Not bad for a little-known discipline, huh?
     
    So yeah, like I was saying. I thought I was pretty good. And maybe at karate, I am. But now I know that's not the be all and end all – it might be a little bit late, but I'm taking up san shou. Then I might give my kickboxing buddy a little surprise or two…

    Constant use of windows makes the registry grow out of bounds and slows the system considerably. Regular cleaning with a registry cleaner can fine-tune your system to operate efficiently.
     
    There are many things that can slow down the operating system of a computer. The cramming of the registry is only one of the most common things of the lot. The other things that contribute to the system slow down is spy ware and adware that is downloaded from the Internet without the user even knowing it. These enter the registry and play havoc. There are many programs such as ActiveX controls that download automatically and lodge in the CLASID section of the Registry and begin to slow down the system more and more each day. The only way out is to clean the registry regularly with registry software cleaner.

    So, what is this thing we constantly refer to as the system registry? In the beginning when Windows was still in the evolvement stage Microsoft had to incorporate a way that the operating system could keep track of the file and user information so that the OS could locate them easily. This was initially located in the INI folders. Now there was no way to clean the INI folders with automatic software like the registry Tweaknow cleaner we have today. The INI folders kept growing and slowing down the operating system which had to be cleaned manually unlike the registry windows cleaner available online today.
     
    Now Microsoft came up with a solution and that was to include a system registry in their later operating systems. This brought with it a new problem. That was that the registry kept expanding with daily use of windows. When the system requested some information the registry starts from the beginning to search for the information. As the system grows this process takes longer and longer (This is just an example and not the actual way it works) Thus slowing down the operating system.

    We've all been there. Nothing in our sights but nasty threats, impatiently waiting challenges, bad smelling dooms, and impossibly ugly situations. I am referring to the feeling of helplessly sailing into a paralyzing cacophony of menacing boogie-men and purple meanies just ready to pounce. There is a colloquial phrase for this-- colorfully expressed as being up a certain particularly smelly creek without a paddle. I think you know what I mean.
     
    While the threats may be more imaginary than real, the paralysis can be very real. Unfortunately the state of being frozen by fear is not a particularly useful one from which to handle impending challenges. In the Darwinian world survival of the fittest, being unable to move is commonly considered an express ticket to extinction. Somewhere in between flight and fight, fetal positioned stock-still panic only works in the presence of grizzly bears.
     
    So lets, shake off the gross paralysis long enough to fashion a paddle and give ourselves a chance to steer clear of the worst of what may or may not come. At very least, you'll have something in your hands to fend away the closest claws.
     
    First, take a deep slow breath. Even if you don't feel like you can (and that does sometimes happen) force yourself to breath deeply and slowly. If you are feeling the paralysis physically, make the breath high in your chest. If you are more caught in the panic of images and unpleasant anticipatory thoughts, try breathing lower in your belly. That should buy you a few seconds of rational thought: the first step in paddle construction.
     
    Now, remember the last time you were in a similar situation. If you are blazing new ground in terror here, then recall the last most similar situation. Remind yourself, as you recall this situation, that you did survive it. Otherwise, you wouldn't be here to fear again. In fact, no matter how bad it gets, you have no evidence that you won't survive—nothing prior to now has been able to do you in. You have always survived before. Congratulate yourself for your skill in creating such situations, not everyone is so talented in adrenalin production. Then, congratulate yourself on your skill of surviving all previous such situations. You are now a little closer to having a full fledge paddle in your hand.
     
    Now, as you have recalled surviving challenges before (remember learning to ride a bike? That certainly started out as an overwhelming task,) you must realize that there is possibly a future after this particular one that you are currently enjoying. Use that same imagination that is so good at imagining the worst, to briefly imagine looking back from a future vantage having somehow successfully navigated these current threatening and smelly rapids. You don't have to imagine how you got through, just that you did. You might even imagine smiling as you look back, having survived once again, and, in the process, having collected some great stories. For example, when I am experiencing very troubling times, I always try to gain enough mental flex room to remind myself how interesting this is all going to seem to me while I'm watching next season's NBA playoffs. That thought, for me, always works to gain a little perspective.
     
    You should by now, feel a bit of the panic and paralysis lifting at least slightly. In all but the most unusual situations, most of our threats are not the 'gun to the head' variety, but rather, the 'imagining the worst' variety. Once you allow yourself a few moments of imagining something a little less dramatic than the worst, that cycle of cataclysmic thinking is weakened. You have, in effect, fashioned your paddle. The less panic we experience, the more blood flows to our brain's thinking centers, and the better able we are to handle whatever, if anything, is really threatening us. Now paddle to the shore, wipe your feet, and figure out what you want to do next. Whether it's flight, fight, or laugh out loud, you'll be better equipped.

    As a hypnotherapist specializing in a proprietary Smoke Cessation program, I field a lot of questions regarding "How much do you cost?" and "Why are you so expensive?" It amazes me how focused smokers can be on the cost of quitting, without considering the cost of smoking. Yesterday I received a call from a frustrated smoker. From her tone of voice and attitude I assume that she has unsuccessfully attempted to quit smoking in the past. Her first question was a challenging "How much do you charge?" After a few unsuccessful conversational attempts to explore her situation I gave her my price (about the true price of 10 packs of cigarettes as determined in the following text). I was greeted by several seconds of silence. Her next words were "why are you so expensive?"
     
    I spoke for a few more moments, and then she thanked me and hung up. I shook my head in disbelief. Typical of our cautionary times, she declined to give me any information about her life, or her smoking habit. I assume she didn't want to give me any ammunition to convince her to quit smoking. In case you are in the same situation, let me share a few details easily confirmed with a Google search of "cost of Smoking".
     
    An article on MSN Money (The High Cost of Smoking by Hilary Smith) observes that a 40 year old 1 pack a day smoker who quits and banks the money in a 401K at 9% will net $250K by age 70. In an article in MIT Press (The Price of Smoking by Sloan, Osterman, Conover, Taylor, and Picone) puts the lifetime cost of smoking for a 24 year old man at $220K. This makes the average total cost per pack over $40 when amortized lifetime medical costs are included. Combine those two financial facts and you have over half a million dollars earned by not smoking if the 24 year old quits and saves the money that would have been spent on cigarettes. The national cost of smoking in the US is pegged at around $72.7 billion. At over $40 a pack, my fee is less than 1 carton of cigarettes. That is, in my opinion, a steal!
     
    At over $4 a pack purchase price, smoking is an exorbitantly expensive habit. At a true cost of over $40 a pack smoking is, for most, unconscionable. Some put the national cost of each cigarette at over $7 each. To put it mildly "Yikes!" My program, unlike most, is guaranteed, so there is virtually no risk to the client. Even without a guarantee, however, any attempt to quit is likely to be a great investment. The single greatest deterrent to smoking is having a heart attack. I suggest you take action today to avoid that occurrence. By the way, hypnosis is the second most effective way to quit.

    I love writing short stories. They are quick to write, fun to write and require no research.
     
    And the best part is, you can make a lot of money from writing short stories. In fact, there are fiction writers who earn a regular income from writing and submitting short stories.
     
    But how do you know what to write and where to submit it?
     
    The best idea is to find your markets first and then write a story to fill them. And finding markets for short stories is dead easy.
     
    All you have to do is Google it. Just enter "submit short stories" or "short story submissions" or "short story guidelines" or "writers guidelines for short stories" or something else just as similar, into the Google search box.
     
    It will bring back a wealth places where you can submit your short stories.
     
    Then all you have to do is go through them one by one and make notes as to the genre they're looking for, the length they want, the submission process (email or snail mail, etc) and who much they pay.
     
    The length of short story required will vary greatly. Some publications consider a short story to be less than 1,000 words, or sometimes, for flash fiction, less than 500 words. Others are looking for stories in the region of 5,000 to 8,000 words. But the longer stories are usually science fiction and fantasy. Women's' publications looking for 'chic flick' will usually require shorter stories of under a thousand words.
     
    You'll find that payment for short stories also varies considerably. Some markets will pay only $20 or $30 while others will pay $200 or $300.
     
    You can also do a Google search for short story competitions and you'll find that some of these will pay really well for the winners. Sadly, if you don't win, you'll get nothing except having your work tied up for several weeks or months while the judges make their decision.
     
    But once you write a story and submit it, if it gets rejected, you can submit it somewhere else, and keep submitting it until it gets accepted. Or if your story gets accepted somewhere, you can rewrite it, or re-angle it, and submit it as a whole new story somewhere else. You can also shorten or lengthen it to suit another market.
     
    And imagine this; if you write 50 to 100 short stories and have them constantly circulating and being submitted to different markets all the time, chances are you can earn thousands of dollars from your stories.
     
    Not only that, but you can go on writing and earning money this way for as long as you want.
     
    There are some fiction authors who, once they get their story accepted for one publication, find themselves writing regularly for them. This is because good short story writers are in short supply so once a website owner or a magazine editor finds a good writer, they're happy to commission the them to write regularly for them.
     
    So if you're blessed with a really good imagination and you love writing short stories, take a quick Google and you'll find hundreds of markets for your work. And once you know the length a type of story to submit, you're over-active imagination will get to work and come up with hundreds of story ideas that are just perfect for publication.
     
    Start writing today and you could have dozens of stories written and ready for submission by this time next week. And then all you have to do is polish them to perfection and start submitting.
