Asthma is among many diseases that cause great distress and even disabilities to millions of sufferers worldwide. Now health professionals have been noticing a fairly consistent correlation between asthma and another troublesome condition called gastroesophageal reflux disease or more generally known as acid reflux. The existence of these two ailments forms an alarming blend of symptoms that are sure to increase the irritation caused by either disease alone.
Various things can start an asthma attack in those people who are prone to this lung disease. For some it takes as little as a small puff of cold breeze, a little whiff of dust, or a tense situation, among many other factors. Now it has been discovered that acid reflux can also start asthma episodes, especially in adult patients.
Acid Reflux: What is it?
When people eat, the food goes through the mouth to the stomach through the throat and the esophagus. The esophagus is a fine tube that connects the throat to the stomach. In some people, the esophagus can get irritated and inflamed because of acid from the stomach backing up into the throat. This backing up of acid is known as acid reflux. Acid reflux can reach high up the throat, causing even more swelling and discomfort or triggering other illnesses such as asthma.
Acid Reflux: What Causes It?
Acid reflux may be caused by a malfunction of the lower esophageal sphincter or LES. The LES acts as the gatekeeper of the stomach. When people swallow, the LES opens to allow food particles and liquid into the stomach. Once food has passed through, the LES closes up to keep the stomach's contents from returning to the esophagus.
Those that have acid reflux may have a faulty LES, which does not close correctly or opens at the wrong times. This allows acid and some digested food particles to return to the esophagus, causing a sensation of burning due to irritation. This results in a condition that most people refer to as heartburn.
The Connection between Acid Reflux and Asthma
It has been observed by many doctors specializing in asthma that asthmatics are also more likely to have a faulty LES. Moreover, many reports have revealed that asthmatics who were treated for acid reflux also experienced some reprieve from the symptoms of asthma.
Acid reflux triggers asthma symptoms in two ways. First, acid reflux may cause people to breathe minute droplets of acid into their lungs without them knowing it. This acid can aggravate the very fragile pulmonary lining and cause spasms in the bronchi or airways, which in turn can result in an asthma attack.
Second, frequent episodes of acid reflux may cause digestive acid to melt away the esophageal lining and expose some parts of important nerves that are connected to the lungs. The irritation of the nerve endings have been observed to also start the constriction of airways, which could then result in an asthma attack.
How to Recognize if Acid Reflux Is Causing Asthma
Asthmatic people may recognize that their asthma attacks are connected to acid reflux if their asthma started in their adult years. Acid reflux is also suspected if asthma symptoms become more apparent after eating a meal, at night, and after lying down for a while. It can also be apparent if the typical asthma treatments don't work.
With the correlation between asthma and acid reflux being recognized, it is therefore sensible to check for gastroesophageal reflux disease. The blending of these two diseases can seriously hinder the quality of one's lifestyle and thus early detection is warranted.

From time to time, everyone experiences symptoms of indigestion or heartburn. Often, these symptoms occur following a big meal. An estimate five million men in the United States alone are affected by indigestion at one time or another. However, some people experience more frequent digestive problems.
There are a number of steps you can take to improve your digestive health and reduce the chance of indigestion. Here are five specific things that can help.
1. Eat a Diet High in Fiber
Not only will adding plenty of fiber to your diet prevent indigestion, it will also improve your overall digestive health. The modern person eats a diet made up of too much junk food and fast food. In addition, most people eat high-fat meals made of mostly meat. These types of foods only help to worsen episodes of indigestion.
In addition to improving digestion, a high-fiber diet can also aid in preventing heart disease, diabetes, colorectal cancer, hemorrhoids, and a host of other diseases. To increase the amount of fiber in your diet, add more fresh fruits and vegetables, and whole grain breads and cereals.
For those that suffer with frequent indigestion, it may also be wise to avoid food that can give you gas, such as cauliflower, broccoli, cabbage, baked beans, and carbonated drinks and sodas. Drinking enough water is also a good idea, as it helps to lubricate the food within the digestive tract, and helps dissolve minerals, vitamins and other nutrients so they are more easily absorbed by your body.
2. Chew your Food
Proper chewing may be one of the most forgotten of all the habits for good digestion. Chewing helps to break down your food, and the motion signals the body to begin to release digestive enzymes. Take the time to ensure that you chew each bite well.
In addition, make sure you don't overeat. It can be an easy thing to do, especially with the portion sizes doled out in many restaurants. The larger your meal is, the more acid your stomach needs to produce to properly digest the food. In turn, this extra acid can increase the your chances of developing heartburn or indigestion.
3. Exercise Regularly and Avoid Stress
Regular exercise will help you maintain a healthy lifestyle, while improving your digestive health. Regular exercise can help to avoid obesity, which can lead to such digestive problems as diarrhea, stomach pain, and irritable bowel syndrome.
Excess stress can also have a negative effect on your digestion. Stress reduces blood flow to the abdomen. It also can reduce the production of digestive enzymes, which in turn slows the digestive process and can lead to indigestion and heartburn.
4. Don't Overuse Antacids
When trying to rid yourself of heartburn or indigestion symptoms, you may be tempted to take more than the recommended dose of your favorite anatacid. Stomach acids can sometime reflux, or back up, into the esophagus which causes the burning sensation of indigestion.
Over-the-counter antacids usually work to neutralize stomach acid, but overuse can cause more harm than good. Too much antacid can cause your stomach to lose acidity, which will impair its ability to properly digest your food, and leave you susceptible to bacterial infections.
5. Supplement your Digestive System
Digestive enzyme supplements can be a great way to decrease the occurrence of heartburn. These enzymes are source from plant fiber, and help to enhance your body's ability to digest food and absorb nutrients.
If you are in poor health, or have an unhealthy diet, you likely do not have adequate amounts of digestive enzymes. Even otherwise healthy people can benefit from digestive supplements, especially if they are experiencing heartburn or indigestion.
While there are certainly other things you can do to reduce your chances of experiencing indigestion, these five will get you well on your way, not only to eliminating your symptoms, but to an overall healthier body.

Alcohol misuse is a growing issue within the workplace. Alcoholism affects people in all social and economic situations, and its effects can be found in both white- and blue-collar jobs. Though the common stereotype is that alcoholics are homeless and unemployed, it has been estimated that around 75% of alcoholics are employed full-time.
Some workplace studies suggest that alcohol has contributed, and may even have been the cause of, as much as 25% of all workplace accidents. In addition, lost productivity and absenteeism due to alcohol abuse has been estimated to cost employers billions of dollars.
One aspect of alcoholism is its ability to affect people close to the alcoholic. After family members, work colleagues are the next most common people to be affected by an alcoholic and their drinking. Often, the people that work with the alcoholic attempt to cover for them, which makes working with them even more difficult, and simply delays the consequences for the alcoholic.
From the perspective of the authorities and governmental agencies, a person's decision to intake alcoholic beverages is a private matter. When their drinking begins to have an effect on work performance, and begins to potentially endanger those around the alcoholic, the employer should be concerned, and has a right to become involved.
If you are the employer or supervisor of a person with an alcohol problem, it is important to stay in that role when dealing with that person. It is not your job to diagnose alcoholism or any other disease. Stick with supervising your employee, and making judgement only as to their ability to carry out their job duties.
The following signs may indicate that a person has an alcohol-related problem:
* An alcohol smell
* An unsteady walk
* Red, or bloodshot, eyes
* Sleeping while on the job
* Excessive use of breath mints or mouthwash
* Frequent lateness
* Use of sick leave that is excessive
* Absences from work that are unauthorized, or unplanned
* Sloppy or careless work, and missed deadlines
* Strained relationships with co-workers
* Foul-tempered and argumentative, especially in the morning
If, as the employer, you determine that alcohol is likely a problem with your employee, confront them with your findings, and provide them with information about any company benefits that can help them deal with their problem. Be prepared for the employee to become angry, or deny they have a problem.
In the case of an employee who is unwilling to admit they have a problem, an intervention may be attempted by the employer, if there is no family or friends willing or able to step in and help.
The role of the employer should not be as an enabler, but rather to support the employee, and provide them with an opportunity to recover, and keep their job.
The employer is, however, within their right to let the employee go, if their work is suffering. Experts suggest that employers do this with a supportive gesture, indicating that when the employee is able to conquer their problem, that they might have a second chance at the company. This provides the employee with an incentive for getting clean.

"Start with the end in mind," says motivational guru Steve Covey in his best seller, The Seven Habits of Highly Effective People. It can be the end of your life, or the end of an effort like your network marketing business.
In Network Marketing, the #1 "end" that has always been held out by its promoters has been the money. (Second, "be your own boss.")
Recruiters everywhere lead with the money or what money can buy - the Gucci belts with the fancy buckles, the shiny cars, and the big mansions on the hill.
Who doesn't need more money? From God to the panhandlers, everyone is looking for more. So no, it's not hard to see why everyone responds to the call for money.
But we know from the 95 of every 100 who drop out, that this "end" does not materialize for most folks. And the promise of money doesn't keep them in.
Now, what about those who stay in? Most of them aren't making money, either.
What's their story?
They told me on a conference call last week that they stick because they've replaced the old pitched end, money, with an end that's much more meaningful to them, and which keeps them going even when they're not making much.
If we knew what kept people in even when they're not making money yet, wouldn't that be useful information?
Microsoft's Scoble to Ballmer: Learn grassroots marketing!
"Why doesn't Wall Street believe Steve Ballmer?"
That's the question posed by famous Microsoft former employee/blogger Robert Scoble, about why the second in command at Microsoft (Ballmer) didn't seem to get the respect from the Wall Street big wigs. Here's Scoble's answer:
"That's an easy one. Cause he didn't convince the grass roots influence networks first. Why have Google and Apple done so well in the last three years? Cause the grassroots loves them. That's the powerroot of the industry. Ideas here don't come from the big influencers and move down. No, they start on the street and move up. Anyone miss how Google got big? Not by throwing a press conference."
Grass roots influence networks. Delightful phrase, yes?

Part III
Old School network marketing (aka Old School MLM), the business model that gave millions of average people an opportunity to own their own business, died on Wednesday in cyberspace. It is believed he was about 50.
Old School died of complications from a terminal image problem and a misguided focus on big money. He had been ill for some years, weakened by excessive recruiting, mercenary tactics and customer neglect. Doctors identified the most harmful tactics that accelerated the spread of the fatal image: hype, promising quick money, telling half-truths, and selling out friendships.
Old School thrived during periods of economic recession, giving hope to millions of people. Some made fortunes, and their rags-to-riches stories drew millions seeking theirs.
Although most Old School students did not realize the promise of big money, many earned a little. More importantly, they found an occupation that gave meaning to their lives through the benefits of a product or service they believed in and loved.
Many formed new social networks they've enjoyed for years. Many got their health back from the products they used. Many basked in recognition they had never experienced before. They called the opportunity that Old School gave them "living the dream."
The nutritional supplements boom got a jump start from Old School's marketing momentum. The majority of new supplements were introduced by network marketers who educated a public that had been raised on medication and surgery.
Despite all the good things Old School spawned, the fallout from the image cancer that had been quietly spreading for years finally overcame him. He passed attended by throngs of NM/MLM faithful.
He is survived by his 17-year old daughter New School, and her many stepchildren.
New School urges network marketers not to abandon their past, but let it help guide the future. She predicts that in time and with consistent practice in the new approaches, network marketing will become a jewel in mainstream American business.

About a month ago, I ran a private three-week mastermind program for a group of previously successful networkers who wanted to be reinspired.
One gent, Stephen, told how a month before, he'd signed up his good friend and football buddy Tim, for a $1750 package.
Two weeks later, Tim called and told Stephen was quitting the business.
Tim related how he'd gone to two friends to make a presentation, and both had told him no thanks. They added that they really didn't think it was a good idea for him to be doing that sort of thing, and said please don't bring it up during any future get-togethers.
Ouch.
Stephen had joined the mastermind because he didn't want to quit. But he didn't know what he should do now so he stopped doing anything. His upline, also on the call, wasn't sure, either. They're all socially very active in their communities and don't want to be perceived as people to stay away from because they do "one of those things."
Anyway, I suggested to my man that he contact Tim, and show him some alternatives to what he had done. With the language to use and all. Just in case, you know?
Well lo and behold, Tim's back in the business today. Doing fine with people for whom his business IS the right thing to be doing. Stephen's a happy man with a new approach and rationale for his business.
What do you do when you aren't being successful the way you want or need, but you're not a quitter?
"The significant problems we face cannot be solved at the same level of thinking we were at when we created it." -Albert Einstein
What worked five or ten years ago doesn't work today. Selling "the dream" doesn't keep people in like before.
Neither does the old school pitch: money money money. Close close close. Recruit recruit recruit.
1. The market has changed. It's 80% women in the business. ?2. The average age of a rep is middle age - at Shaklee it's 65. ?3. MANY of the women in the business do NOT do it primarily for the money. ?4. 85% of everyone is part time. ?5. Customers have been rediscovered, after years of being neglected and ridiculed ("There's no money in customers. All the money is in the recruiting." That refrain is probably what's motivating the newly proposed FTC regulations for our business.)?6. Of the 2/3 Americans looking for something of their own today, 97% say money is NOT their main motivator, either. ?7. Transparency is in, lies and half truths are out (eg it's easy, fast money, product sells itself, all you have to do is talk to your friends, etc.,)
Einstein was right. "The same level of thinking" will not do in today's marketplace.

Even though the business of direct sales and network marketing is made up of 80% women, the language used in front of the room and on websites, in autoresponder emails and everything else from corporate and upline is basically male.
Business as the art of war.
Language such as "We're going to explode your downline" or "explode" or "ignite" your business. But men are the ones who explode things. Women don't. We tend to be the ones to pick up the pieces. We might for example replace those words with "expand" or "grow." Why continue to turn off the 80% majority?
The customer or prospective recruit as "target" to be overcome, somehow.
The constant focus on closing as fast as possible, and if women don't know how, they they are told, "You bring them and we'll close them," as if the recruits are victims about to be done in. The whole idea in general that we "hunt" for targets leads to saying whatever is necessary to "get" the person. That is what leads to the dreadful hype and over-promise and under-deliver syndrome our business is so known for.
Women don't like such high pressure and war-like tactics used on them, are embarassed by it when they bring friends to events. Of course they don't want to do that themselves to their contacts.
Much better to be looking for "someone like me." Think? Someone you can share ideas and have fun with?

"Beyond Hype" - My Experimental Squidoo Site
Here's a bit from the site. Just up. Just ranked in the top 100 of 12,000 sites submitted...
"Beyond Hype is for someone in network marketing who has decided to market a product that's made a difference in her life. It's done something she wanted, and has done it well. Now she's started an enterprise to tell the world...
Kind of like Victor Kiam. Remember him? He walked into millions of living rooms years ago on black and white TV, and holding out a razor announced,
'I liked this razor so much I decided to buy the company.'
And that's where the similarity ends. In network marketing and direct sales, you don't get to hide in a TV studio. If you're in direct sales or network marketing, you must:
'Talk to people. Talk to people. Talk to people.'
'But, what should I say? So they don't glaze over or run away? And, so that someone just like me pauses to hear my story?'
That's what Beyond Hype does - with two language tools that might surprise you..."

Many people are unaware that color can effect our moods. Experiments have shown that color can change a persons sense of time, energy and space. The colors we choose also say a lot about our personality.
So why is color so important in a painting?
One painting can completely change the aesthetics of a room. The colors selected can bring warmth, energy, emotion, spirit, passion, and so the list continues. The paintings also offer a completely different look with excellent feelings and bring in many more positive reactions.
Color within a painting can set a mood, it can bring depth and character to a piece of art and is one the most important elements of any artwork. It can bring it to life, but equally destroy it.
Creating an atmosphere with your painting.
The colors you choose within your interior and the colors selected in your painting will make or break your space. It is important that they work in harmony together and are not fighting for attention. Is your painting to stand out and make a statement, or blend into the space?.
Think about the strength of the colors in comparison to all the colors already in your interior and how they will work together. Think about the number of colors you want to use, too many maybe overbearing, but too few may appear bland and boring. It all depends on what you are trying a accomplish.
Below is a short guide to what different colors represent and the energy they will bring to a space.
Green Calming, relaxing and nature.
Blue Cool, calming and soothing.
Purple Creative, spiritual and inspirational.
Red Passion, danger and energy.
Orange Warm, happy and bold.
Yellow Bright, uplifting and confident.
Neutrals Natural, easy going and comforting.
Pink Sexy, bright and outgoing.
Color Wheel
A color wheel shows the division of warm and cool colors.
Warm colors are said to advance and appear more active in a painting and stimulate the viewer, while cool colors recede and give a calm relaxed feel.
Buying a painting to suit your interior colors.
Why buy a painting to suit your interior, why not choose interior colors to suit your painting!. Most people spend so much time hunting for that perfect painting, just the right size and just the right colors to match their interior décor. Why not be so inspired by a piece of art that you choose your interior space to work around your painting. It would be far easier to work this way round then the opposite.
By creating an interior scheme first and then look for a piece of work is putting up boundaries. You then discard so many beautifully created pieces of work and are not being open minded about your piece of art.
A painting can capture your imagination, color can inspire.Stretched canvas art is a modern, fashionable method of mounting and displaying contemporary art, photography and digitally created images.
Colour is all around us and effecting us all the time, so don't ignore it ………..embrace it!

Article Title: How To Select A Dna Paternity Tester?
Author: Paul West

The decision to have a paternity test is one faced by thousands of people every year, often in complicated emotional circumstances. It is therefore essential that you choose the right company to carry out your DNA test.
The quality, accuracy and conclusiveness of the test and the service you receive should be important considerations.
Accreditation
The Ministry of Justice (formerly the Department of Constitutional Affairs) accredits laboratories so that their results can be presented in court - Cellmark is accredited by the Ministry of Justice and has been since 1991. Even though court proceedings may not be being considered at the time the test is carried out, you should consider the inconvenience and cost of having to have a second "court accepted" test at a later date.
Certainty
If the possible father is not excluded by the DNA test, Cellmark will provide a minimum 99.99% probability (and usually considerably higher than this) of paternity when mother, "father" and child are all tested. If more complex relationships are to be tested you should consider how "conclusive" the results would be - sibling analysis and grand-parentage results may be far less conclusive so contact Cellmark's experienced and confidential Customer Services advisors on 0800 0 362 522.
Customer Care
The Code of Practice states that those consenting to testing should have had an opportunity to consider the possible implications raised by the outcome of the test. Cellmark offers a confidential help and expert advice service throughout the testing process. Contact us by phone on 0800 0 362 522, by email to info@cellmark.co.uk or via our discrete SMS service.
Experience and Credibility
Cellmark was established in 1987 and we have been in business nearly 20 years. In that time we've conducted hundreds of thousands of DNA tests for people just like you. Cellmark is the Home of DNA Testing - we are the tester of choice for Government departments, family law and immigration practitioners, we are constantly recommended by GP's, Nurses and Midwives.
Pre-natal testing
This issue was considered in the 2006 "Making Babies" report by the Human Genetics Commission. Knowing the identity of the genetic father of the foetus could significantly influence the decision whether or not to proceed with a pregnancy. Any such test undertaken in the UK would have to be with the consent of the man or men in question and the HGC was particularly concerned that tests ordered on the internet or by post might be used without the consent of all those whose DNA is to be tested. They recommended that consumers of prenatal paternity tests are made fully aware of the requirements for consent under the terms of the Human Tissue Act by the companies offering these tests. Cellmark will not undertake pre-natal testing.
Professionalism
Cellmark participated in the establishment of the original Dept.of Health Voluntary Code of Practice and Guidance on Genetic Paternity Testing Services in the UK to ensure the provision of testing in an accurate, confidential and ethical manner. We have been actively engaged in the development of an updated Code of Practice for some time and look forward its publication.
Quality & Standards
Cellmark holds international ISO quality standards - ISO9001:2000 and ISO17025 is accredited by the external quality assessment scheme run by the AABB. Our procedures are subject to regular independent external monitoring ensuring our results and our service remain of the highest standard.
Speed
Making patients wait only adds to the emotional pressures they are facing, that's why Cellmark delivers standard paternity test results in 3-5 working days of having received the samples in our UK laboratories.
About The Author: Cellmark provides a fully accredited, regulated and experienced paternity testing service. We provide highly conclusive results - quickly and effectively. Check out more on DNA Testing at http://www.cellmark.co.uk/

Article Title: How Owning A Juicer Can Change Your Life

*********************** ARTICLE START ***********************
A juicer is not exactly something every person has in his or her kitchen. To most, it is not as important as other bigger kitchen appliances like refrigerators, ovens and dishwashers. Most people do not even consider buying juicers since they think of them as a waste of good money. What these people do not know is that owning a juicer can literally change your life for the better.
It is a well-known fact that fruits and vegetables are very good for the human body. In fact, a daily helping of fruits and vegetables keeps sickness and illness at bay. Studies have shown that the juice from raw fruits and vegetables are a great source of the nutrients contained within the fruit or vegetable from which they are extracted. A good juicer extracts delicious juice from fresh fruits and vegetables, ready to be drunk as is or to be used in cooking.
Most juicing enthusiasts claim that the best way to enjoy your fruits and vegetables is by drinking their juice. Freshly extracted fruit or vegetable juice contains enzymes that improves digestion and the absorption of food into the body, provides vitamins and minerals for the body, and the body's production of energy at a cellular level. However, these enzymes are destroyed when fruits and vegetables are subjected to heat above forty degrees Celsius. Thus, the best way to enjoy the benefits that fruits and vegetables have to offer is by juicing them.
A juicer removes fiber from fruits and vegetables, which cannot be digested by the body. The result is having a pure concoction of nutrients that can be easily absorbed into the body. Unlike eating the fruit or vegetable raw or cooked, juicing gives you the opportunity to enjoy all the nutrients that a fruit or vegetable has to offer.
Studies have shown that each person must take in the recommended five servings of fruits and vegetables every day. However, not every person has the time to eat through five servings of fruits and vegetables during the day. By having your very own juicer, you can easily consume the recommended five servings of fruits and vegetables with ease. In fact, five servings of fruits and vegetables could easily fit in one or two glasses of juice. Being healthy has never been easier.
Owning a juicer gives you the privilege of always being a step away from sickness and a leap closer to the cure. Daily consumption of fruit and vegetable juice strengthens your body and your immune system, fortifying you against sickness. Scientists today are studying how the phytochemicals contained in fruits and vegetables can prevent or even cure cancer. Even the chlorophyll contained in fruits and vegetables are said to have numerous benefits and are currently the subject of numerous studies.
The next time you walk into an appliance store or the appliance section of your favorite department store, you should thing about buying a juicer for yourself and your family. It is the best investment for a happier, healthier you.

Choosing a suitable and appropriate gift for the groomsman is not as complicated as you think it is. The groom's best man or the principal groomsman who is considered his best friend attends to the bridegroom on his wedding day and basically plays the same role as what the maid of honor does to the bride. The groom generally wants his closest friends or best friends to take part in the wedding ceremony, which is considered a very special day for him.
When picking and choosing a groomsman's gift you should do a little research such as his likes and dislikes. Is he into sports? Is he athletic? The hobbies of the groomsman are also important considerations. Does he have a certain collection of some stuff? You should also follow your instincts and not only focus on what the groomsman likes or is interested in so that the gift would not be a cliché gift or just like the gifts that are typically given. You should have a combination of both influences. Another important aspect to consider would also be your budget and the number or amount of gifts you are going to give.
If you only have one groomsman then you are not that pressured in selecting a gift but in case you have more than one groomsman then you better think twice. Give a gift that would not only remind him or them of your wedding day but also a gift that will last a lifetime.
The most common groomsman gifts are cigars. When you think about it most men smoke. If the best man is not a smoker but collects them then this would be a great gift still. You can even add a cigar holder or ashtray to go with your cigars. If he smokes then at least the ashtray and cigar holder is left which is still a souvenir for your memorable day.
Other suggestions for wonderful gifts could be wine, a bottle container for wine or a liquor flask, a key holder, a mug, a Swiss army knife, engraved gifts or gifts wherein their names could be stitched like a towel or pillow. If the groomsman is already a professional it would be preferable if you could give a gift which he can use for work or in his office like something he could place his calculator in, a paper weight, a business card holder, fountain pen or desk clock, all of which where you can have your wedding date engraved.
If your best man is into sports or is a sport fanatic then it would be great if you can give him a fishing rod, golf balls, basketball, soccer ball, baseball or a baseball bat, tennis racket, hiking or camping gears, or just to be unique you can give away tickets to a concert or sporting event.
There are a lot of gift varieties that you can think about. What's most important is you follow your heart and choose the best gift for your groomsman. Be unique and be creative.

As you embark on your real estate investing venture, realize that although you'll be doing most of the work and (hopefully) seeing a nice profit, the entire process is a collaborative effort. You wouldn't be able to start a new job without the proper training, and you probably wouldn't be able to successfully invest in the stock market without the proper guidance. So it is with real estate investing. Gone are the days of quick-and-easy buying and flipping with enormous profits. You need a plan if you're going to succeed, and you're also going to need some help. One of the first things you need to know about getting started in real estate is what to look for in a property. There are so many homes on the market today you may feel any of them would be perfect to invest in. This is not true. There are some rules to buying properties for investment purposes.
The first thing you need to know is your market. Take a look at what is selling in the area you are looking in. There may be many two bedroom homes on the market but if the three and four bedroom houses are the ones that are selling, then that is what you want to buy. It would not make sense to buy something that is not selling. Two bedrooms might work in a retirement community but not in a family area.
You need to find out what price your market will support. Just because someone has their house for sale for $120,000 does not mean it will sell for that price. Check real estate transfers over the past six months to a year. You will see a trend. Homes listed for a certain amount and below are the ones which sold the quickest. You want to be able to find a good price and make a decent profit. So when you find a house that is listed for $98,000 and the average selling price for the market is $99,5000 a wise choice would be to find another house. Now if the average selling price is $150,000 then it would be a great deal.
When looking at the selling prices of the homes, take a good look at how long they were on the market before selling. The average market time is 4.5 months. When you find a market that is moving faster than that, you know it would make sense to buy in that neighborhood. Areas where properties stay on the market for six months or longer are not where you want to buy. You want to make your profit quickly. Remember the longer you have the property the more taxes and insurance you have to pay. If you took out a loan to purchase the home, you may have to make payments on the loan. This will cut into your profit. If you did not prepare to make these payments, it could be a catastrophe.
When you are getting started in real estate, you should find a reliable contractor who is willing to inspect the homes. You will want to know if there has been cosmetic repairs done to cover up large problems. You may find a basement which "has just been redone". This could mean the paneling was hung to hide the massive cracks in the foundation. "Fresh paint" could be hiding a leaking roof. Although real estate agents are mandated by law to disclose any structural problems they know about, sometimes the seller is not as honest as he or she should be. Have the home inspected so you know what you are buying.
If you buy what is in demand, below the market value, with a solid foundation you should have no problems making a profit when getting started in real estate.

The question will always be which came first the chicken or the egg. In real estate it may be the deal or the plan. Many people make the mistake of finding a great property and then do not know what they are supposed to do. This is where the trouble begins. They have worked themselves backwards into a corner. The idea is to formulate a plan and then find the house which will work with this plan. We are a planning people. We plan for the future, the college education for the kids, and retirement. When it comes to real estate it only makes sense to plan for that too. Sometimes the novice investor gets ahead of themselves and forgets to draw up a plan. Deciding what you want to do in the real estate market will determine what houses you buy and how you sell them. It is best to always have a plan.
Planning to get rich quick is another common mistake. The big deals which will net you millions is usually only a dream. Investing in real estate is a slow and steady process. When you proceed at a steady pace, you will keep moving forward towards your goal. You can make money, but being a millionaire over night is stretching the limit. On the average a good investor can make $60 to $100 thousand a year with proper real estate investments. This strategy allows for a steady forward progress and takes into consideration that not everything will go as planned. You must keep real estate investing just what it is REAL.
Do not think you can go it alone. There are many people who play a key role in making a real estate deal work. The smart investor has a team of specialists who assist him or her. Even they may not know they are part of a team, it is a team all the same. You will need a good real estate agent you can trust to help you analyze the properties. You will want an appraiser and a contractor or inspector to make sure the house is worth the investment. You may even need a lender once in a while. The most important part of the team is the attorney who is going to make sure there are no hidden surprises which may crop up at any point in the deal. This is not a loner business.
This is not a business with a single strategy either. You must have a plan A, B, and C. On occasion it does not hurt to have a D in the mix. You may want to buy a home and resell it. The housing market changes quickly. If you can not get it ready for market in time to sell for a profit, you may consider renting. There are times when the rental market becomes void, or stalls. When this happens you could offer a land contract or lease option to get rid of the property. There may come a time when the only thing you can do is sell to another investor and cut your losses before you lose any more money. The wise investor also knows when to bail.
The common mistakes made by the inexperienced investor can be avoided with a little research and planning. When you decide to start investing in real estate, learn the business. There are many books available which can teach some of the strategies the pro's use. There are seminars, many of them free, which allows you to learn how to invest. Study up and make smart decisions when it comes to real estate investing. This way you can avoid common mistakes investors make.

Would you buy a house for $150,000 if you could buy the house next door in the same condition for $100,000? If you are a smart investor, I'm going to bet you wouldn't. If you are just beginning as an investor and need information, how are you going to get it and how much are you going to pay? THE SAME CONCEPT APPLIES! You can easily get a basic understanding of the stages of foreclosure, how to purchase property at each stage of the process and ways to obtain financing for your purchase for free or at a very nominal cost.
Many people want to make it in the real estate world but think they lack the funds or the credit. They stick to the nine to five job knowing it is safe and a guaranteed income. If they knew some simple tricks they could say goodbye to the daily grind by investing in pre-foreclosures. There is money to be made in this marketing niche. Many novice real estate investors make the mistake of trying to buy anything and everything on the market. The more experienced investor knows you need a marketing niche to succeed. Pre-foreclosures are one of the most profitable markets available. With so many homes facing repossession in today's market, homeowners are only to happy to sell their homes.
The foreclosed homes are ones offered for sale as REO's, or real estate owned properties. These properties usually hit the market by way of a sheriff's sale. The competition can be fierce and intimidating at these auctions. You can beat the competition to the punch by looking for homes which have not yet hit the auction block. The key to buying real estate is to find motivated sellers. There is no seller as motivated as the one who is losing their home. They do not want the banks breathing down their necks. They can not make the payments. They just want to get out from under the debt and go on with their lives. For someone to come in and say they can make the problem go away would be a blessing.
This is where you, the investor comes in. You can negotiate a deal with the banks to keep the house from going to the auction. The banks do not want to take back any home if they can help it. This gives you an edge. You can ask for discounts from the banks when negotiating these deals. Many of them are too happy to give them. As you become more familiar with what some of these discounts are, you can create more and more equity in the properties you rescue in pre-foreclosure. Banks know that were they to take back every property which is facing foreclosure, they would be out of business. These finance companies are under pressure to liquidate bad debt. They are willing to look at any deal to keep from having a bad debt on their books.
The equity you have by investing in a pre-foreclosure is substantially larger than any other real estate deal. This automatically gives you a positive cash flow. By re-selling the property you can achieve amazing results. The smart investor will invest in pre-foreclosures before any other marketable property because of the potential profit. By investing in pre-foreclosures you do not need a million dollar bank account and excellent credit. Although these assets can help, you can still negotiate deals without them. Researching properties can uncover many homes that are distressed. This is marketing niche that can yield thousands with only a few hundred dollars invested.

Finding investment properties is not as hard as it may seem. There are many avenues to choose from when trying to locate a good investment property. With thousands of houses on the market, it is actually easy finding investment properties. One of the first sources would be the Multiple Listing Service (MLS) listings of your local real estate agent. The multiple listing book has every property for sale in the local area. This usually means the entire county. Some MLS books have more than one county listed. Agents who live or work close to a county line may cover portions of another county. The agent is licensed to work in the state, not just the county.
When you search through the book, you can also generate some other interesting facts about an area. You can tell what the market is doing. This is one reason every good investor has a real estate agent he or she works with. The wealth of information gleaned from a knowledgeable agent is worth more than you can imagine.
Another great place to find investment property at superb prices often below the market value is at property auctions. Property auctions usually feature many home owners, who, due to financial misfortune or other compelling circumstances, have turned to selling their investment property to the highest bidder in an auction. There are many reasons why good investment properties might appear in an auction of this nature; lenders such as mortgage providers might have re-possessed a property, the property might be dilapidated to such an extent that the owner does not have the time or money to re-develop it, or a whole host of other reasons. Local estate agents will be able to advise potential investors of the location of auctions in their area.
Another good source for finding investment properties is to view local tax lists. This allows you to know what properties are in distress. Many times someone who can not pay their taxes can not pay the mortgage either. In some cases the taxes are included in the mortgage. If this is the case you know for a fact the property is headed for foreclosure. When the mortgage is not being paid there is no money for the taxes to be paid. There are some areas where it is mandatory for a finance company to put foreclosure proceedings in the local paper. For someone who is interested in pre-foreclosures, this is a good way to find investment properties. The listings lately have been very long. It is estimated that over one million homes will face foreclosure in the next year.
The government agencies like the Veteran's Administration (VA) and Housing and Urban Development (HUD) both list their repossessions on the Internet. The investor who is dealing with foreclosures can find many investment properties this way. There are some financial institutions which list the Real Estate Owned (REO') properties on their web sites as well. These are properties which the mortgage has been foreclosed on. Many good deals can be made on these properties by the savvy investor.
No matter where you look for an investment property there are some basic rules to remember. Never buy at full market value. You want to have at least 20% equity in the property for it to be a good investment. Know your market. If you do not know what is selling and what is not, there is no sense in even trying to invest in real estate. Have a marketing plan of action. You need to know what you are going to do with the properties you want to buy. Make sure there is a backup plan in case the first one does not pan out. Set up a real estate team to help you with any of your real estate needs. This means working with a real estate agent, an inspector, an appraiser, and even a loan officer. The more people you know who know real estate, the better off you are.

1. The interest rate that that bank charges for your commercial real estate loan is very important. The lower intrest rate that you receive the less your payment is going to be paid each month. While commercial real estate lenders try to be competitive, some of them offer better rates. It is important that you seek out these lenders.

There are not too many cases of lenders closing up shop and leaving borrowers high and dry, but this can happen.Make sure that you speak only with commercial real estate lenders who are reliable and trustworthy.
3. Take the time to look over every last detail of the commercial real estate loan that you are being offered. Even though everything may look good on the surface, as you dive into the contract a bit more you may find things that are not what you thought they were. Taking the time to carefully read a commercial real estate loan contract will help you out in the end.

Many people and consumers find themselves deep into credit before they even know what has happened.
It may be you as a consumer with personal auto loans or a mortgage. It may also be a business person running a small operation or even enterprise. Regardless of it's a business or an individual it would behoove them to familiarize themselves with the language, terminology as well as standard practices and routines inherent in the "credit industry" If not it may well transpire that they may place themselves at the mercy of their bank, or other financial institution. This is not a good place to be .
Those who have signed for the loan may find themselves in the quandary of being maxed out on their credit cards or perhaps having had a "financial planner" talk their victims into bank loans for questionable investment loans that now have not proved their value as growth or stable investments. And yet now , mainly because they did not fully understand or comprehend what they were getting themselves into , and signing on the dotted line in a flash , they find themselves at the behest of the lending authority or authorities. Bankers, hopefully as you know by now, are not known for their great sympathy and understanding of the financial concerns and troubles of their clients. Amazingly though the bankers and credit officials seem to be speaking almost a foreign language, it is the customers' sole responsibility to understand and comprehend what they are getting into and what potential consequences and implications may result and even prevail.
First things first one must understand the basic time frames and units of time span involved. The standard practice in the "credit industry" is to use 30 day months – rather than calendar months which of course vary in length of days and time span, 90 day quarters and 360 day years. The implications of this form of counting are that bankers and other lenders of money and cash can demand payment in 30 days – rather than at the end of a calendar month of 31 days. You as an individual may be left in the lurch if money and receivables due are scheduled to be paid, or arrive on the 31'st day of the month or even the first day of the new month. Plan ahead. How will you make you payment or payments when it comes to that 30 day time slot when payment is due immediately?
Next in line in terms of credit concepts and principles which need some explaining and explanation are "prepayment terms". Among terms commonly used involving the concept and concepts of prepayment in the credit industry are 1) COD which stands for Cash on Delivery. What this means is that when you receive goods payment is due on the spot – a case of cash on the barrel. Next in line is CBD (Cash before delivery). This means that before good are even shipped you must prepay for the item or services. You actually may have to loan money to pay for these goods before they will be sent out on transport. Third consider CWD. CWD is an abbreviation for cash with order. Where a customer has a has of abuse with cash before delivery or COD cash on delivery terms, the seller may even require advance payment when the order for the goods or service is actually placed.
Thus with the understanding that is the role of the consumer or business person to understand the lingo of the finance industry they should be in a much better place and condition when it comes time to make the deal , seek better pricing and credit terms and ultimately replay their financial obligations to the lender or lenders.

No doubt about it, time spent when it comes to home or even cottage plumbing taking the time and effort to plan and measure rough plumbing is overall a good investment in your time, sanity and overall plumbing or heating renovation costs and construction reno budget. It's more than worth your time and effort when it comes to plumbing or heating pipes to plan piping layouts ahead of time and project.
Overall professional plumbers and contractors will state as a basic rule of the trade and of thumb that it is best to take line of sight tact and approaches – that is to take the most direct route and avoid obstacles wherever possible. It's as if you take a direction that the crow would fly – even though it's in your house, cottage or other form of real estate property.
The supply pipes can usually be routed parallel to drywall but without slope. Make it a general rule that wherever and whenever possible to follow the adage to install existing fixtures back to back tied into the "soil stack" arrangement system. If you have a home that is two stories or more you can work out these plumbing fixtures "piggyback" style with the new fixtures on the floor below or directly above the current existing setups. However think about it and add the thought to your mental thought patterns that you might just have to totally separate vent pipes to the lower plumbing or heating fixtures.
Many homeowner's have discovered with renovating experience and working along with established contractors and plumbing trades people that often a new tub, sink or alternatively shower can even be tied in directly to what is often referred to as a pre-existing "branch line". All in all you're well known local "Mike the Plumber" that this is the tried and true method, the simplest of all and most cost effective means of accomplishing your purpose. It's tried and true and on top of that seems to have the least overall problems and concerns over time. This layout is more than time tested with the contracting and renovation pros. One point to consider and take into account is that your local state building codes may require a toilet to have its own drainage pipe or alternatively to drain fully into a branch line that is at least 3 inches in diameter. Its code.
Lastly when it comes to the trap consider that the distance between the trap of a fixture and its vent pipe is also given strict considerations in code that you must adhere to. Check and verify your local code building standards. A simple phone call may save you a lot of wasted time effort and redoubling or renovations and costs that all in all could have been simply prevented thorough simple preparation, layout, a chalking of the lines, asking questions all in advance of final renovation tasks and construction.
Remember all in all , taking the time and effort to plan pipe and piping layouts , to do a proper and full measurement of rough plumbing is more than best economy overall. Remember the adage measure twice and cut once.

It may be time to spruce up your truck, car or SUV. Perhaps the bird droppings this summer and fall have been hard on your SUV's finish. Perhaps you wish to you're your car. Or perhaps you are tired of the colour and just want a change of scenery. It is true that automotive vehicle painting can be quite expensive if you want to have a really great and proper paint job done. Sure there are third party get it out the door shops but is that what you want. It would be as if your new Toyota was badly damaged and the insurance company instead of writing it off wanted to patch it back together. Get the job done properly. Of course, you can find auto body shops that offer really cheap paint jobs. Your car is the image that you portray. Auto painting is one of the situations where you truly get what you pay for. Get your car painted properly. However there are preparatory steps that you can make which will reduce the cash outlay out of your pocket substantially.
A cheap paint job will look cheap. The shop will spend little time properly masking the areas that shouldn't have paint applied. You've probably seen a car where the trunk lock was painted; the formerly shiny chrome door handles were painted over; that is what you get when you elect to get really cheap auto painting.
However, you can get a great paint job and save money by doing some of the work yourself. About 86 % of the cost of auto painting is the preparation before paint is applied to the car. This offers you an opportunity to save money on your paint job if you don't mind doing some hard work.
When you visit the auto paint shop, ask what you can do to prepare the car and reduce the price of the painting. Many shops will reduce the price if you remove chrome parts in advance. They may reduce the price if you clean the surface and remove old silicone-based wax and grease. To do this, you purchase a good quality wax and grease remover and find a well-ventilated place to work. Don't perform this task in a closed garage because the fumes can be hazardous and disabling.
You can also remove old wax and grease using scrubbing pads or an abrasive household cleaner like Comet. Use a bit of caution with these procedures because it is really easy to scratch chrome or even glass.
Another step you may be able to perform yourself is the feathering of scratches and paint chips. These areas must be smoothed and evened out using sand paper. The initial sanding can be performed with 80 or 100 grit and change to finer and finer sand paper until the final sanding touches are done with 220 grit.
Ask the body shop if you can do some of the larger masking yourself. Masking is simply the process of placing painter's tape over areas that should not be painted. Some body shops will not guarantee the quality of paint if you mask the car or any part of it yourself, so be sure this will actually save you money without infringing on the paint guarantee.
Remember laddie it never hurts to ask. Your car is the best representation of ourselves and our self image that we carry around and present to others. Make sure that it is proper.

A broken heart is a very upsetting thing to deal with. I think we've all had a broken heart at one time or another. But while a broken heart is painful, it can be healed and fixed. You need to give a broken heart TLC (tender loving care) and also to be conscious of the issues that need to be healed. This is especially true if you are hoping to get back together with your ex – and make this break up a temporary situation.
Take good care of yourself with a broken heart. Many people with a broken heart start to neglect themselves in all kinds of ways. They neglect their hygiene or cleaning their homes. They feel depressed so they don't socialize. They may get distracted so they don't pay their bills. You can easily see that these are behaviors that would affect one in a negative way. Don't let yourself get into a downward spiral. Take good care of yourself especially after a break up. Get enough sleep, eat properly, take vitamins and spend time with people who make you feel good about yourself.
Forgive yourself. This may sound kind of funny but it is actually an important step. Many people with a broken heart dealing with a break up spend so much time criticizing themselves for a break up that they don't do much else. This puts them in a very frustrating situation of feeling so poorly about themselves that they don't want to do anything to change the situation. But they so desperately want to be with their ex and to them it doesn't seem fair. It is a cycle that goes around and around. Stop the cycle and forgive yourself for whatever happened. Focus on fixing the problem and have a positive attitude about the situation.
Get out there and have a life. If you are like the typical person with a broken heart after a break up, this is the last thing you'll want to do. Your ideal day or evening activity is probably watching TV while eating cookie dough ice cream. You deserve better in your life. Be with friends and family who make you feel good. Even go places by yourself. Before you know it, you'll be laughing and having a great time, even with the sad things going on. Most importantly, the news will get back to your ex that you are out on the town having a good time. This will make them curious, "what are they doing?" they'll start to wonder. This can even make them want you back all the more after a break up because you aren't letting anything stop you.
Let yourself "run into" your ex. Think of the places your ex would go and their regular schedule. Now is a time to use them to your best advantage. Go put some shirts at their dry cleaner or shop on their side of town. Walk by the block where they live. You are trying to encourage a "chance" encounter. While your ex thinks it is by chance, you know you have created it but that doesn't matter. This encounter could help your relationship get started up again, making an end to your sad little broken heart.
