    The process of purchasing an investment property is very different to that of buying a home for example, for you and your family to live in. There are many other considerations that must be taken into account before making this big step.
     
    The buy-to-let boom of recent times has seen many more competitive mortgage deals become available, adding fuel to an already blazing fire. Many borrowers have found that they have come unstuck whilst jumping on the bandwagon without properly researching the proposed venture.
     
    Thorough research of the market is essential. Even if you decide to borrow a substantial segment of the purchase price of the house, it will usually cost you a considerable amount to set yourself up as a landlord.
     
    The location and the type of property you are going to purchase are the two most important factors to consider - for example, demand might not match the number of rental properties in certain areas and one bedroom flats may be easier to rent out than two bedrooms.
     
    It is always a good idea to approach a number of letting agents in the proposed area you wish to buy, in order to gain an insight into rental demand - this is also a good way of finding out how much rental income you can expect.
     
    When you look to purchase your own home, a lender will look at your income in order to assess how much they would be prepared to lend. With a buy-to-let mortgage however, mortgage lenders calculate how much they are willing to lend in a different way.
     
    Many lenders will expect rental income to cover at least 130 percent of your monthly mortgage repayments - so make sure that you calculate your sums correctly. Once you have made your calculations and found a suitable area you wish to buy in, you can start shopping around for mortgages.
     
    Many lenders offer mortgage advances on buy to let purchases of up to 75 percent of the property value. On certain buy to let schemes however, it is possible to borrow as much as 85 percent of the value of the property.
     
    There are many different buy-to-let mortgage deals that can be arranged - You can choose between fixed, discounted and variable rates.
     
    Some lenders may insist that you use an agent to manage the property. If this is the case then you could expect to pay up to 15 percent of the gross rental income on management fees. By using the services of an agent you can expect them to source tenants on your behalf, check references and collect the rent.
     
    As with other types of mortgages, it will be a condition of the lender that you have in place a buildings insurance policy at the very least. Contents cover is also highly recommended however it is not usually obligatory.
     
    Buy To Let Action Plan
     
    1. Stay clear of areas that are already saturated with buy-to-let properties - supply can often outweigh demand, which could make finding tenants a difficult task.
     
    2. It pays to negotiate! It may seem as though competition is fierce for property although if you are prepared to be patient then you could land yourself a bargain at well below market value.
     
    3. When decorating, it is a good idea to invest that little bit extra. Ask yourself, could you see yourself living there? If not then you may wish to review your decor.
     
    4. Join a landlords association. For about 100.00 a year you will have access to help and assistance on matters such as tax issues and legislation.

    Lifetime mortgages used to be called cash release plans or roll up mortgages. The amount you borrow is secured as a mortgage against your home and you do not have to pay anything back until you die, need to go into care or the loan is repaid from the sale of your home.
     
    Interest builds up from the start of the loan until it is repaid. A no negative equity guarantee ensures the lender will always accept the value of your home as full repayment for the loan and your estate will not have anything to pay on top.     The prospect of buying a home for the first time can be a very exciting experience, however for many it can also be a very daunting one too.
     
    Being able to put down a deposit significant enough to secure a mortgage remains the biggest up hill struggle for most first time buyers. The fact is that the bigger your available deposit, the wider your selection of mortgage products will be.
     
    Traditionally the average first time buyer would have had to be able to put down a 10% deposit - in some areas of the country, this could mean well over £10,000 for an average house price!
     
    Understandably, finding that sort of money is going to be tough for most would be borrowers and in recent times lenders have recognised this problem and have sought to look for alternative measures - it is now possible, depending on your credit record, to secure a 100 percent loan to the value of the property.
     
    It is advisable in most cases however to provide some form of deposit as there is a danger of being in negative equity should prices fall sharply. Without a deposit, the lender will also view you as a higher lending risk which could result in your mortgage interest rate being less competitive.
     
    As tempting as it may be, taking out a loan elsewhere to pay for a deposit should be avoided. When making your mortgage application you will be obliged to declare all other outgoings and monthly expenditure - this may reduce the amount of borrowing you are eligible for.
     
    Mortgage Affordability
     
    Banks and building societies have traditionally used income multiples as a way of assessing how much an individual is eligible to borrow. Unfortunately, the force of the housing market can often leave such calculations looking extremely outdated - since the recent housing boom, this calculation can produce an affordability gap as house prices have risen far beyond the traditional calculations.
     
    Banks and building societies have had to move with the times, although some might say slowly at times - many will now let you borrow on your ability to pay which can sometimes allow applicants to borrow a little more.
     
    The type of mortgage product you select can also have a bearing on the level of borrowing you may take out; for example, if you chose a five or ten year fixed rate mortgage, the lender may be prepared to lend you a little more because the monthly repayments stay the same for a long time, which on the whole is easier for a borrower to budget their outgoings.
     
    Mortgage Fees
     
    There are many different fees to account for when buying a property, whether you are a first time buyer or second time buyer. Stamp duty is a government tax which is calculated as a percentage depending on the purchase price of your property.
     
    Other fees may include; mortgage valuation and building survey costs, solicitor fees, lender arrangement fees and estate agent fees. It is very common to overlook these costs when scraping around for a deposit to put down.
     
    Some lenders will even charge you a fee known as a higher lending charge - this charge is usually applied where a borrower is looking to borrow over 75% loan to value. The higher lending charge is applied to protect the lender in the event of mortgage shortfall however, the cost is covered by the borrower.

    With consumer borrowing at an all time high the nation is riddled with debt. This coupled with the sharp hike in interest rates has meant that many people are struggling to keep up with their monthly payments. If you are in debt then you are not alone.
     
    You have a number of options to become debt free and financially stable again. You need to consider each of these options carefully and make sure you choose the best one to fit your circumstances. Below is a brief overview of the options you have available, remember to always seek expert advice before making a decision.
     
    Debt Management Plans
     
    A debt management plan is an informal arrangement between a lender and a customer to repay debts at a lower repayment level than contracted for, which is usually around three percent per month of the outstanding balance. Generally debt management plans can be considered in the following circumstances:
     
    # Debts are less than 20,000.
     
    # There is a monthly surplus of at least 200 - 250 to offer creditors.
     
    # If you can pay 1 percent or more of the outstanding debt per month.
     
    # If you are a homeowner and there is insufficient equity in the property.
     
    # If smaller debts can be cleared within a couple of months.
     
    # If debts may be cleared in less than 60 months.
     
    # If the debtor is a tenant.
     
    # If debts are normally affordable but arrears have occurred.
     
    Individual Voluntary Arrangement (IVA)
     
    An Individual Voluntary Arrangement or IVA is an alternative to bankruptcy, it is an offer by an you to your unsecured creditors in order to settle debts. The minimum payment (called a dividend) that the creditors will agree to is twenty five pence in the pound.
     
    The process involves preparing a statement of affairs and referring the case to an Insolvency Practitioner (IP), who is usually a Chartered Accountant who specialises in insolvency. The IP puts together a proposal for the creditors, in order for the IVA to be accepted, seventy five percent in value of the creditors must vote to accept the IVA.
     
    Generally the IVA involves a monthly payment from your surplus income for a five year period. It could also include capital raised from your assets such as the introduction of equity from your property.
     
    Usually the IP will charge fees as a lump sum (between 2000 to 3000) up front, some take their fees from the monthly contributions. There are also other fees involved.
     
    You can use the following checklist as a rule of thumb to establish whether an IVA might be the best solution for you:
     
    # Debts are more than 20,000.
     
    # There are more than 5 creditors.
     
    # The minimum dividend to creditors is twenty five pence in the pound
     
    # Debtor has no assets (eg is a tenant).
     
    # Debt has sufficient income to pay 225 to 250 per month.
     
    # Debts will take longer than 60 months to clear in the normal way.
     
    Banks and other lenders have become more and more frustrated with IVAs. This is because they have become more prevalent in society, which means they are writing of more debts. Some people use an IVA as the easy way out, when previously they would have found a way to pay of the debts in the normal fashion or agree on a deal with the lender.
     
    Remortgage
     
    If you are a homeowner then in some cases a remortgage might be your best option. People generally do get a little nervous about using the equity in their house to pay of their debts.
     
    If you have a number of unsecured debts and your creditors are aware that there is equity in the house they may apply for a County Court Judgement (CCJ). If a judgement is obtained it is available to the creditor to seek further enforcement action which may include placing a charge on the debtors home.
     
    A remortgage is basically changing the lender and/or deal that you are currently on for a new one. At the remortgage stage you can also dip into the equity you have and use it to clear off your outstanding debts.
     
    A remortgage can be a very good option, if you think of the rates you are paying to credit card companies, lenders, etc then clearing them and just having one lower monthly payment is an attractive proposition.
     
    Secured Loan
     
    A secured loan is basically a second charge on your property behind that of your main mortgage. A secured loan is a loan that is paid out to you based on the equity available in your home. You will pay the secured loan off over a period of between 5 to 30 years at a monthly payment that is deemed affordable to your circumstances.
     
    If you have equity available in your property then a secured loan can provide a great solution to clearing your debts. With a remortgage there are a number of expensive fees involved not to mention the possibility of an early repayment penalty from your current mortgage lender. A secured loan does not carry such burdens. Also with a secured loan generally you will not have a hefty early repayment charge.
     
    The rates on secured loans will be much more reasonable than the unsecured debts that you have. The secured loan lender will require you to produce a breakdown of your outstanding debts and monthly payments and make sure that the loan will be affordable, but other than that, obtaining a secured loan is a reasonably straight forward process.
     
    So as you can see there are a number of options available to you. Each one has its advantages and disadvantages, all of which need to be assessed on an individual basis. Now you are armed with a basic understanding you can easily go and speak to companies and experts about your situation and work to resolve your debts.

    Sticking with the same mortgage lender for the term of your mortgage no longer applies to the majority of borrowers.     Many borrowers are put off the idea of switching mortgages by looking back to the time when they first bought their home – the seemingly endless saga of loan application and approval, legal work, packing and moving.
     
    Securing a remortgage is in comparison a simple process – it won't generally involve the amount of paperwork, pressure and stress, no gazumping or gazundering either. In many cases it simply means transferring your loan to a new lender for a more favourable rate of interest.
     
    The Pros
     
    Remortgaging will in most cases mean reducing your monthly repayments. It can also be a good opportunity to review your finances as you may decide to pay off some of the capital or you could even raise some extra capital – in this way, borrowing on competitive mortgage rates could be more favourable than seeking unsecured finance on generally higher rates of interest.
     
    In many cases a remortgage is a way of securing a new fixed or discounted rate when the existing one comes to an end without having to go on the dreaded standard variable rate (SVR) It may also be that rising interest rates mean that your once competitive deal is no longer as attractive as it used to be – for example, if you have a tracker rate and the base rate is going up after a period of prolonged stability.
     
    The Cons
     
    The cost of arranging a remortgage is of course far lower than that of buying a property - there is no stamp duty to pay, no estate agents to settle and minimal legal fees involved, however remortgaging does come at a price. You may be subject to a valuation fee as this will usually be a condition of the new mortgage, although the lender may cover this charge on your behalf.
     
    The main two fees to consider are the lender arrangement fees and the early exit charge/early repayment charge. Many lenders will charge a percentage of the mortgage balance if you redeem the loan within a certain period of time. These rates will differ hugely and some specialist lenders will even go as high as 6%.
     
    In recent times arrangement fees have risen dramatically and now average between £499 and 1.5% of the loan amount. You may add these costs to the new mortgage although this means that you will be paying interest on them for the full term of the loan.
     
    The large increase in arrangement fees is due on the most part for the lenders need to make a profit. The competition in the marketplace has seen more competitive rates and attractive offers which has meant that the lenders profit margins are not as they once were.
     
    Remortgaging Step By Step
     
    1. Towards the end of your tie in period, approach your existing lender to find out what they can offer you. It is worth bearing in mind that this could mean less paperwork and ultimately lower costs.
     
    2. Calculate and consider the fees and costs applied to move away from your existing lender (if applicable). If these are too high then you wish to stay where you are until the tie in period finishes.
     
    3. Make sure that you shop around! Compare what your lender is offering to what is available elsewhere. Compare the APR as this will take into account associated fees and costs.
     
    4. Select your favoured mortgage product. Start the ball rolling by making an application.
     
    5. If you are using your own solicitors, contact them regarding the remortgage – some mortgage lenders will provide the services of their own solicitors.
     
    6. Once the valuation is complete and all other relevant paperwork, subject to approval your lender will send you a formal mortgage offer. Sign the papers and the transaction will be near complete.

    Heartburn is one of the many discomforts pregnant women have to put up with. It occurs most commonly during the third trimester of parturition, but has also been frequently reported by women in the early stages of their pregnancy. The condition, along with morning sickness and heightened senses (nausea), is triggered indirectly by rising hormonal levels in the expectant mother.
     
    Around 50% of pregnant women suffer from heartburn at some point during the gestational period. Stomach acids that flow into the esophagus are responsible for the burning sensation of heartburn. This happens when the muscle that is supposed to restrict the backflow of contents of the stomach relaxes. Relaxation of this muscle is in turn due to the increased hormonal activity of pregnancy.
     
    There are several simple steps you can take to obtain relief from heartburn. Propping your head up higher when you lie down at night prevents fluids in the stomach from rising. By adding a pillow or two underneath your head, or using a thicker one, you also minimize swelling of your eye bags. A raised head keeps fluids from building up in the sensitive areas around the eyes.
     
    Taking many small meals during the day instead of a few big ones can also help. Slow down the pace of food intake and mastication; this is the right way to eat anyway, heartburn or no.
     
    You can take antacids, but only if the doctor has determined that the medication is safe for you and the child you are carrying. Heartburn, whether in or out of pregnancy, is generally, never a serious condition. So there is no point in risking baby's health by ingesting pills of uncertain safety.There are many medications on the market that offer heartburn relief including over the counter medications, natural products and prescription medications.
     
    The over the counter heartburn medications for pregnant women are typically antacids that have calcium or magnesium.     If you are thinking about purchasing a property it is first important to know how much you can afford to borrow. Mortgage Lenders traditionally used income multiples to work out this amount.
     
    If an applicant was earning 30,000 a year the lender would calculate that they could comfortably afford to borrow 3.5 x their income which is 105,000. If approached with a joint application, lenders would add the two incomes together say 30,000 and 16,000; this would make their total income 46,000. To work out how much the couple could borrow they would then multiply this figure by 2.5, this would make a total of 115,000.
     
    However these affordability practices have now become outdated with house price inflation and low interest rates, these factors have made the cost of borrowing a mortgage cheaper.
     
    Why The Practice Has Changed?
     
    In the last few years mortgage lenders have started to offer larger amounts, they have increased the income multiples to for example 4 or 5 times salary. Since the property house price boom, this is often required to give buyers a chance of meeting market prices and seller expectations.
     
    Repossession of property is currently at a historically low level and people have more disposable income making it easier to pay their mortgage. 50 percent of lenders now work out how you can borrow depending upon your ability to pay as opposed to the income multiple criteria discussed above.
     
    This means that everyone applying for a loan is not assessed in the same way, the majority of lenders will be offered more money via this method, some however may not, for example single mothers.
     
    How Affordability Is Calculated
     
    Every lender has a different method for working out how much they are prepared to lend you. All of them will however ask for proof of income, number of dependents, other monthly commitments (credit cards, store cards, etc), and your essential household spend.
     
    Interest rates will also affect your repayments. Unless you choose a fixed rate mortgage, which keep interest on the mortgage at a fixed rate. Interest rate rises can affect a borrowers ability to repay, so it is an important consideration when taken out a mortgage.

    It is true to say that these days you can arrange an insurance policy for almost every eventuality. The most common insurance policies that people take out will include buildings insurance, contents insurance, life assurance and critical illness cover.
     
    Another common insurance policy that many homeowners decide to take out is Mortgage payment protection insurance (MPPI) - this type of policy can cover your mortgage repayments for a period of time in the event of accident, sickness or unemployment.
     
    Buildings Insurance
     
    Every mortgage lender will require you to have a buildings insurance policy in place when taking out a mortgage.
     
    If you own the freehold (the building and the land that it stands on) it is your responsibility to arrange this insurance. If you are a leaseholder then you must make sure that your freeholder has arranged cover on your behalf. It is common for leaseholders to pay out for this policy in there annual management payments to the freeholder.
     
    As long as you have a mortgage on your property then the lender will have an invested interest in it too. The lender will therefore be very keen to make sure that you have your property covered in the event of fire, subsidence or heavy storms.
     
    You may decide to arrange cover independently or through your mortgage lender, either way you may have to provide evidence that you have a sufficient policy in place. Most lenders will not insist that you take out contents cover for your home although this is usually highly recommended.
     
    Contents Insurance
     
    It is very common to arrange a combined buildings and contents insurance policy - most providers will offer to set out a policy in this way. If you ever need to make a claim, you will receive the cost of the replacements for damaged goods from your insurance company - often with an excess although this is agreed before you take the policy out.
     
    An assessment of your possessions must be carried out before applying for contents cover to make sure that you are not underinsured or over insured. Some contents insurance policies will offer new-for-old cover whereas others may offer simply cash - decide which one best suits you before applying. Most people will prefer a new-for-old policy as this will ensure that they receive an exact replacement or even an updated version of the goods lost. In this way you will not have the hassle of shopping around in order to purchase a replacement.
     
    There are certain factors that can reduce a contents insurance premium such as having a burglar alarm in place, having smoke alarms installed and even living in a neighbourhood watch area. There is a wealth of contents insurance providers around, from traditional insurers to banks and supermarkets - always shop around for the best cover.
     
    Mortgage Payment Protection Insurance (MPPI)
     
    Mortgage payment protection insurance can provide cover for your monthly mortgage repayments in the event of accident, sickness or unemployment. MPPI encompasses a combination of insurances however it is possible to arrange solely one type of cover. For example, you may simply wish to take out unemployment cover if you are already covered through work for accident and sickness. .
     
    While about 60 percent of new mortgage borrowers take out MPPI, only one-third of all borrowers have this insurance - this may be due on the main part to the price of the policy itself. As with all other insurance policies, it pays to shop around. There are even some mortgage deals that will have free MPPI included however this will only usually cover you for six months to a year.
     
    Again, with all insurance polices it is important to make regular reviews or your cover in order to make sure that you are not underinsured or that your policy has not expired. Whenever you increase the size of your mortgage by way of a remortgage, you will also need to increase the level of the MPPI to reflect it.

    Should you prefer to use a local broker, you can get a shortlist of three financial advisers in your area from Independent Financial Promotions (IFAP) You can also look online at the numerous directories of mortgage brokers online to find one that best suits you.
     
    #2 Whenever you have dealings with a mortgage broker, ensure that you find out whether they are authorised by the Financial Services Authority, either directly or as an appointed representative/principle of another company. Regulated brokers are listed on the FSA website: fsa.gov.uk
     
    #3 Many mortgage brokers will have access to literally thousands of different lenders and products - this can be hugely beneficial when shopping around. It should be the aim of all mortgage brokers to source the market in order to achieve the best deal for you. Beware however, not every mortgage broker will be as ethical as the next - make sure you do your research!
     
    If you wish to find out which lenders a mortgage broker has access to on their panel, you simply have to ask them. Brokers will either charge you a flat fee for their services, or charge you nothing whilst receiving a commission from the lender, or of course, a combination of the both.     Cats, more than of the other common house-pets, are susceptible to ear mites. Fortunately, when caught early, an ear mite infestation can easily be treated. Knowing the early warning signs makes the difference between a minor inconvenience and a major irritation. If your cat experiences these warning signs, you should see a veterinarian as soon as possible:
     
    * Itching
     
    * Scratching the ears and/or head
     
    * Head shaking, as if trying to shake the mites out
     
    * Scabs and/or hair loss on the head or around ears
     
    To completely eradicate the ear mites is, unfortunately, difficult. On the bright side, your cat has a number of treatment options to alleviate the irritation.
     
    As many people know, including practicing veterinarians, the flea treatment called "Frontline Topspot," can also be used for treating ear mites. Frontline has been tested on cats and approved by vets to treat both fleas and ear mites at the same time.
     
    Ear mites can spread! Sometimes, they leave the ears and settle on different parts of your cat's body. Ear mites especially like to settle on the head. This is when flea control products work best. Another option is to use a "once-a-month" topical treatment.
     
    Ear mites can spread! Yes, we say it again, because ear mites are highly contagious and can easily spread from cat to cat. If you have two or more cats in the household and one of them exhibits symptoms, it would be wise to have all your cats examined for ear mites.
     
    Armed with knowledge, and the latest medical products, you can protect your cherished pets from the terror of ear mites.
     
    Even if cats can't talk and tell us about it, we can guess fairly well that mites in their ears are a terrible discomfort for them. Fortunately, there are common cures to alleviate the condition. These are: topical treatments, oral medication and injections.
     
    Topical preparations should be used for about a month, or enough time to cover the life cycle of the ear mite. The reason is that creams and ointments kill only the mites themselves but not the eggs they have laid inside your cat's ear. Hence eradication will be complete only when the mites born out of the hatched eggs are eliminated.
     
    Some topical ointments like Tresaderm contain antibiotics and other ingredients that treat secondary effects, such as inflammation and infection. They are more potent and can be used for as short a period as two weeks. Most of these types of ointments are popular among veterinarians.
     
    Some veterinarians continue to administer medication directed at curing ear mites in cats via injection, without approval of the FDA for mode of drug delivery. Ivermectin is an anti-parasite delivered in shots numbering from two to four in frequency, depending on the severity of the cat's condition. Frontline, a proven eliminator of ear mites, is another veterinary drug known to be dispensed in injectable form. Pet cat owners should proceed with caution if they want to try these injectables, since possible adverse reactions they may cause are not well known.
     
    Remember that build up in the cat's ears, especially those brown crusty debris caused by the mites, should be dislodged thoroughly prior to treatment proper. You can ask for help from the veterinarian if you do not know how to flush feline ears, or are not comfortable with the procedure.
     
    As mentioned earlier, it is indeed fortunate that there are common cures that alleviate the problem of cat ear mites. Perhaps a complete solution or preventive system is just around the corner?
