    Scenario #2: You are on the phone with another representative and the tone of the person's voice conveys annoyance. Will you give them your hard earned money? Communicate high regard to the person that you are speaking with or that you are writing to. Treat your listener as if the success of your home business is dependent upon them. They will become a life long customer.
     
    4) Be Helpful
     
    The aim of your information is to articulate an attitude of eagerness to satisfy your customers. Communicate this willingness to go the extra mile with your spoken and written words. How do you feel when a sales person does everything they can do to make you a satisfied customer? How do you react when the sales person rushes through the transaction? Where will you take your business? Go above and beyond the call of duty and they will tell their friends about you.

    We have all been there. Probably more than once. We are doing something that we really love and we are improving other people's lives. We are enjoying what we are doing and we are making people happy. Does it get any better than that?
     
    Suddenly, without warning, we lose our enthusiasm. Our motivation is gone. Gratification has left the building. Disillusionment is sitting next to us.
     
    What happened? What went wrong? Ladies and gentlemen we have just met "BURNOUT" up close and personal!
     
    What is burnout? Mr Webster says that it is "fatigue, frustration or apathy resulting from prolonged stress, overwork or intense activity". My definition: burnout is losing contact with your "center of balance". Our intentions were good. Our efforts were excellent. Our results were exceptional. Our self-esteem was soaring. All of the ingredients were correct but our desire has disappeared. Why?
     
    We would like to succeed at everything that we attempt. We know that our success is dependent upon are willingness to learn, to try and to adjust. We attempt to apply these principles to all facets of our lives. Then one day, we hear about the internet and the opportunity for success that it can bring. We decide to take the plunge into an online business to find our fortune using our formula for success.
     
    We begin our research for starting an online business. We are introduced to a variety of internet concepts. We begin to apply some of these ideas to our online adventure. We discover that some of these principles work and some of them don't. We start the cycle of trying, adjusting and applying these concepts to make our business successful.
     
    We deliver our effort and wait. Eventually, the profits begin to materialize and success is a word that we are starting to use. We are happy. Our customers are happy. Our family is happy. We know that we can make our business more successful with our continued dedication. We will see more profits, more happy customers and more advantages for our family. The idea of growth begins to dance in our heads.
     
    We know that it can happen. All we need is to spend one more hour on this marketing technique. We can use this weekend to get caught up on our paperwork. After all, our motivation is a happy customer and a happy family, right?.
     
    Does any of this sound familiar? It is very easy for "burnout" to become a daily companion. Our priorities get a little confused but we find a way to justify our decisions. As was mentioned earlier, we have fallen off our "center of balance". Under the guise of success, we have allowed our business to become our primary focus. We seem to have lost connection with our source of balance. After all, aren't we suppose to be enjoying ourselves and the people who surround us?
     
    What can we do to regain our balance? Take a day off! Take a weekend off! Take a week off! We must have time for ourself. We need to leave our working environment, go somewhere to clear our mind and then enjoy ourself. It is essential that you have time for YOU!
     
    This is not a selfish concept. It is an opportunity to remove yourself from the duties, responsibilities and stresses in your life and relocate your "center of balance". It never leaves you. It needs to be re-discovered sometimes.
     
    If you set aside one day a week, one afternoon a week or what ever time you can squeeze into your schedule, you can reclaim your "center of balance". Take this time for you. It will bring MORE success to yourself, your family and your business.

    How much of your life have you given to your employer?
     
    I was 55 years old and I was beginning to think about retirement but I was not happy. I was working for an employer that provided a good income and good benefits but I was not happy. I had a beautiful wife, three children, eight grandchildren but I felt like a prisoner every Monday thru Friday from 8:00 AM until 5:00 PM With another 10 years before retirement, I saw "Dead End" signs everytime I went to work. I was not happy.
     
    What is the one thing that we search for in our lives? Most people would answer that it is happiness. Does happiness come through fame, wealth, success? Some people might mention one of these three or suggest something else. For me, my happiness comes through contentment and my contentment comes through my freedom.
     
    Everyday, every week, every month that I trudged to work, I kept asking myself if I wanted to spend the next 10 years of my working for someone else. I felt trapped and unhappy. I asked myself who was in control of my life. I wanted to take back my freedom and search for a better way.
     
    If you are happy with your employer, I am glad for you. I was not and I needed to find a pathway to my freedom. I decided to work from home and become MY OWN BOSS. I took my financial future out of the hands of those who were signing my checks and put the opportunity for financial freedom in MY hands. I decide how hard I want to work. I decide when I want to quit for the day. Most importantly, I decide when I want to spend time with my family. I now enjoy the freedom of being in control of my life, my future and the well being of my family.
     
    I consider my family to be my most important possession. When I was working for someone else, I had to search for the time that I wanted to spend with my family. The lawn needed mowing, the car needed washing, the plumbing needed fixing. It is very difficult to complete all of the tasks that surround us each weekend AND find the time that we need to spend with our loved ones. My home business has given me the freedom to have ALL the family time that I want. In fact, today is Wednesday afternoon and I will be taking two of my grandsons to the movies. It does not get any better than that.
     
    Do not mis-understand what I am trying to say. I have had my home business for three years and I have worked very hard to make it successful. And I will continue to work as hard as I need to make them profitable. But I have taken back the freedom in my life that I felt I was losing. Do you feel you have lost your freedom? Do you want to find it?
     
    Please consider the possibility of starting your own home business. There is work but the rewards could bring you the freedom that you desire. I found mine.

    Today many people want to get into the real estate investing market. Where to begin? If you have a limited budget like most beginners wholesale buying is the right strategy for you. Wholesale buying is not much more than passing the paper to another investor. The main idea around wholesale buying is to generate cash into your pockets for future larger profit making investments. If you already have the capital to begin your real estate investing business this is also a great tool for you. It will allow you to make a profit off those deals that are too large to handle or you are just overwhelmed with deals. The typical amount you would receive from another investor in a wholesaling deal is usually is around five to fifteen thousand dollars. That amount varies within the market in which the property is located and how good the actual deal is. Your biggest thought is, "How do I find deals to wholesale?" To be honest with you it all depends on your market. Some locations will be easier than others to find deals, but they are everywhere. It all depends on how hard you want look and how much effort you are going to put forth. Everybody thinks you will become rich overnight investing in real estate. That's not true in most ways. If you plan on investing for years and live a conservative life I can all most guarantee you will be successful! It is possible to make a lot of money very fast, but that's not investing that is gambling and knowing when to quit.
     
    To begin your wholesaling real estate business you have to come up with a few strategies to find the deals. There are many ways to find deals out there, but I will give you the most common and overused ways out there. Have you ever seen those, "I Buy Houses", signs out there? Well those are real estate investors or wholesale buyers looking for deals. I don't know about you but I would not call those signs unless I was desperate. Desperate people are exactly what you're looking for. Every person has a different situation that you will have to overcome to make that deal. Be careful, not every phone call you receive is a potential deal. Most of the calls will have no potential at all. You will have to learn on your own how this works. A big clue is to remember, "Do the numbers work for you?" Almost all of the strategies to drive people your way always come back to the telephone. The other big way is to advertise from the newspaper to having decals on your personal vehicle. Go out there and be creative do something that will put you in front of the pack.
     
    Once you have found that great deal for wholesaling you have to make it legal. You are going to have to get that property under contract. The contracts and laws vary so much state to state you have to be careful. Make sure you consult legal advice when using contracts you find. You also could use your local real estate agent's purchase agreement. That contract will be legal in your state and is okay for you to use. You should also be careful when dealing with pre-foreclosure properties. There are special rules and regulations laws in some states. So spend some time and make sure there are no surprises later. Once that property is under contract all you have to do is find an investor to purchase it from you. It is almost as easy as it sounds if you know where to look. The best place to start is your local real estate investing club. If your deal is good, do not worry you will have an investor at your door. At last you will receive a check and the journey starts all over again.

    In today's market the numbers of foreclosures popping up in our neighborhoods are becoming outrageous. We always have had a few foreclosures popping up liking that one hair on the top of your head. You know it is there and it annoys you but eventually you don't realize it is still there anymore. Where I live there is about four foreclosures on my block not including several for sale trying to escape their sub-prime loans that are now adjusting. In this time of our housing crisis don't be sad make the best out of the worst. We all need to become problem solvers to fix our communities. At the same time we can help individuals and families and even benefit ourselves. Don't you want to look like the hero while still making a profit?
     
    To begin investing in the foreclosure market you will have to start by locating your future investment. One of the best places to look is in your local newspaper's legal notices. It will show you everyone going into foreclosure in your area. A title company is a great resource of information about liens, back taxes, labels, and other information needed for any investor new or old. Take a walk into your office and sit down at your computer. There you can search for foreclosures all day long all around the United States to your heart's content. If you feel up for a little leg work take a drive to your local county recorder's office and you can look up information pertaining to foreclosures.
     
    Every potential property you see will take you into different challenges people encounter in their lives from death to divorce. Every situation will have different courses of action that need to be taken. Your main goal is to help them keep their home or work a deal for you to purchase it from them. Whatever deal you strike it should be beneficial to both parties. Hopefully you will be able to make a deal. The worst thing that can happen is you tried to help someone and failed. Most people out there don't even try to help. Don't feel bad if you're unable to help someone. At lease you have tried your best.
     
    When dealing with foreclosures personally with no realtor you will have to negotiate with the bank on the owners behalf. You will need to get proper documentation from the home owner for the lender to even speak with you. Typically you can negotiate with the lender to defer the payments for significant period to hopefully get the home owner back on his feet, but in most cases even with time that wouldn't help. The bank will typically move about ten to twenty percent on the price. The biggest thing to the bank is that the home owner doesn't receive any money compensation from you in the deal. The negotiations can take a few weeks in time. If the bank takes your offer you just earned yourself an investment property under market value and helped someone avoid pre-foreclosure.     Today in this crazy depreciating market is it a good time to invest in real estate? In Northern California I just keep watching by the day the number of bank owned properties increase exponentially. Every day I take a look at the MLS (Multiple Listing Service) and watch the properties pile up and the banks unwilling to budge. The problem is so many houses need major repairs not just carpet and paint. I have never seen so many houses with addition and poor construction of course they were unpermitted and must be removed. Once you step into one of these projects do you have the funds to stay afloat?
     
    Don't worry there is hope out there for the investor in Northern California. In Sacramento County there are so many bank owned properties that the banks are starting to lower the price to move inventory. They have properties that have cash flowing potential. It will depend on the amount of work and funds needed to bring them to substantial living conditions. Of course the other primary factor is going to be financing.
     
    The financing is going to be the biggest determining factor for any investor. You are able to get these bank owned properties about thirty- percent under market, but the prices are falling so fast. Do you think that you will be able to pull your money out in time? It is becoming so hard to get traditional financing and hard money lenders are too expensive most of the time unless the deal is amazing. Do you know that there is a seasoning period after you buy your investment property before you can refinance and pull your money back out. The typical shorter seasoning period is about six to twelve months depending on your loan. There are lending institutions that will allow you to refinance in as little as a day. The catch is that they will charge you a higher interest rate. Typically the interest rate will be approximately one and a half percents higher than your typical seasoned loan. You also have to take into account the time it takes to process your new loan. That is going to determine if you are able to pull your money out or not. If you get a great deal you might be able to pull you money in time before the value decreases or just be there when the prices bottom out.
     
    Certain media groups are still predicting a ten-percent decrease in values still to come. If you are out there to make the quick buck I don't think it's the right time to buy, but if you're a true investor buy and hold is a great way to go. Take a drive to a Realtor that will let you make low ball offers and see where it takes you. If you're a flipper I wish you good luck, it's possible but not likely. Remember do your research and spend the time. Good luck in your future real estate investments!

    The whole health subsidy change is new to American and most people. There are many questions on how it works and whether a person is eligible. Your answers are below! Keep in mind that the health reform bill which created the health subsidies is 1000's of pages....none of them easy or fun to read. Our goal at http://HealthSubsidy.net is to take all that information and simplify it so that real people can understand their options. A quick lay of the land. On this page, we'll hit the big ticket items that touch on the health subsidy universe with links to additional detail on each topic. Let's get into it!
     
    Eligibility
     
    In general, the subsidy will be available for individuals and families (not through group health insurance) who are citizens of the United States. There are three important considerations to look at in terms of eligibility. There other constraints and rules (it was a product of Congress after all) but these are the big three.
     
    Up to 400% of the Federal Poverty Level
     
    The subsidies are designed to help people afford health insurance for those that make up to 400% of the Federal Poverty Level. You can access those numbers here and the qualification will have a look back period. For example, 2013 income will drive 2014 eligibility. Below between 133% and 150% of the FPL, you may qualify for no cost Medicaid depending on your State. From that baseline up to 400% of the FPL, you will likely be eligible for a health subsidy. Above 400% of poverty, there will be NO subsidy. More detail on the 400% Rule
     
    How much Health Subsidy can you Expect
     
    9.5% of your income becomes a factor
     
    So let's say you qualify based on the 400% Rule of the FPL? How much will you receive. There's two considerations here. First, how much is the underlying health insurance plan premium itself. This is driven by your age, area, and family make up. The second factor is the 9.5% Rule. Basically, the law states that you shouldn't have to pay more than 9.5% of your MAGI (Marginal Adjusted Gross Income) towards health insurance. For example, if you make $1000 monthly in MAGI, your health insurance shouldn't be more than $95/monthly. If your health insurance is $400/monthly, your expected subsidy would be $305/monthly or more than $3600 annually. We recommend using our Health Subsidy Calculator (props out to Kaiser Foundation) for an estimate and the Health Subsidy Quoting page will show actual numbers starting Oct 1st 2013.
     
    How will the health subsidy actually work
     
    Keep in mind that there may be differences by State but the health subsidy is expected to process this way. You will run your quote through our Partner (eff Oct 1st 2013). Part of this process will ask for income information. The system will automatically determine whether you qualify for a health subsidy and show the net premium by plan. You can then apply for coverage right through our Quoting partner and you will only pay the net difference. The health subsidy is all handled automatically starting the first month that you actually have the coverage. There may be some tax time considerations if your income increased or dropped significantly (the 400% and 9.5% rule above) but the process is fairly automated. That's great news!
     
    Which plans can you enroll in with the Subsidy
     
    The health subsidy will be based on the Silver Metallic plan (see Health Exchange plans and Metallic plans). Each State will have different options to qualify with the subsidy which you can find in our Health Subsidy Quote page when the Exchange is live (Oct 1st 2013). If you qualify for a subsidy, there will be very little reason not to get a qualified Exchange plan. If you do not qualify for a subsidy, you're best options will likely be off the Exchange or to keep your Grandfathered plan (a plan unchanged with effective date prior to 10/23/2010).     Soon, we'll all know what our 400% of the Federal Poverty Level is. It's going to dictate whether you are eligible for potentially 1000's of dollars in health subsidies per year starting Jan 1st, 2014. That's a big deal especially with the ever escalating cost of health insurance (sure to continue increasing as we go forward). Let's look more closely at the 400% rule and how it impact whether you can expect to receive a subsidy.
     
    How does your income compare to the Federal Poverty Level?
     
    Many Americans are not aware of the Federal Poverty Level because they don't come close to qualify for the various Federal and State programs that use the FPL as a qualifier. Making 100% of poverty is approximately $11K per year for an adult and that's essentially minimum wage. The Health Reform ACA bill will change that significantly by using multiples of the FPL to determine eligible for health subsidies and other benefits. In fact, the ACA bill sets the cap at 4 times the FPL or 400%. This means that you can qualify for significant health subsidies if you make up to 4 times the Federal Poverty Level amounts. In the case above, this means that a person can make up to approximate $44K annually and expect to qualify. That's a lot of Americans! Now we're up to almost $4K monthly or $25/hourly. That's a wide net indeed.
     
    Family members increase the basis for the 400% rule
     
    The FPL is based on size of family. An individual person may be approximate $11K while a family of four might be $23K (you can find exact Federal Poverty Levels). We have to then multiply that $23K by 4 (400%) and we get $94K. That means a family of four that makes under $94K will likely qualify for a health subsidy!     Important aspects of 400% rule for health subsidy eligibility
     
    The 400% rule is interesting in that it's a fix line in the sand. If you make 401% of the FPL, there's no subsidy. The period of time is supposed to be the prior year's income. For example, 2012 tax filing will drive 2014 subsidy eligibility. Passive income will be included and the 400% is based on a person's MAGI (Modified Adjusted Gross Income). The modified adjusted gross income is found by taking the individual's adjusted gross income and adding back certain items such as foreign income, foreign-housing deductions, student-loan deductions, IRA-contribution deductions and deductions for higher-education costs.
     
    There are other requirements for health subsidy qualification but the 400% income level is by far the big determining factor for millions of Americans being able to qualify for $1000's of dollars each year. This will continue to gain more recognition as people become aware of the significance of this number. Keep in mind that if income changes above the 400% limit, it can affect amounts to be paid back (from subsidies received) at tax time of the following year.

    We've discussed the importance of the 400% Rule in terms of qualifying for a health care subsidy but there's another important number to look at. The 400% rule determines if you are eligible for a subsidy while the 9.5% Rule dictates how much you can expect to receive if you do qualify. The answer is probably quite a bit if you qualify so let's look at how the 9.5% Rule works.
     
    Health Subsidies will be based on two factors:
     
    Part 1 - your health insurance premium for subsidy eligible plans
     
    The first factor to look at is the actual cost of a subsidy eligible health insurance plan. A few factors will drive this cost. First of all, only certain plans can qualify for a subsidy (generally it's the Silver Metallic plan) and the subsidy eligible plans are only available in the Health Exchange (which you can quote through our Health Quote link starting October 1st, 2013 in most States). There may also be health plans outside the Exchange but these plans will not be eligible for the subsidy. You will be able to quote these as well through Quote engine.
     
    The cost of your health plan is driven by the same factors which have always played a part but with the costs are expected to be much higher than what most individuals and families pay now. The core drivers are age, area, and of course benefits. On average, costs go up as you get older and choose richer benefits. Comparing the new Health Exchange plans with the typical plan that most people choose now on the Individual and Family market is not exactly Apples and Apples which is why the cost is supposed to be so much higher. The benefits allowed are mandated by the Health Reform bill and they are quite a bit richer than what most people choose today (due to cost). So this is the first part and we'll go a sample premium of $1200 for a family of four based on a given age/area. Let's look at the next part, the 9.5% Rule.
     
    Part 2 - the 9.5% cap on health insurance premium sharing
     
    The Health Reform ACA bill stipulates that a person (or family) should not pay more than 9.5% of their income towards health insurance premiums. Once we've established that the family qualifies (let's assume income of $84K/annually or $7K/monthly), then the ACA bill states that they shouldn't pay more than just under $700/monthly for premium. In the case of our sample $1200/monthly premium above (assuming subsidy eligible Silver plan), the health subsidy that family can expect to receive is $500/monthly or $6K annually. You can see that if your monthly insurance premium goes up, your subsidy goes up. If your annual income goes up (but stays under 400% of the Federal Poverty Level), your subsidy goes down.
     
    Of course there will be many twists and turns as the health subsidy starts up but the above gives you a basic understanding on how they determine how much subsidy you will receive.     The FPL or Federal Poverty Level is about to become common knowledge to most Americans, especially the 60% expected to qualify for health subsidies. These numbers which are generated by the Federal Government to determine poverty levels based on income and eligibility for many social safety nets will dictate where billions of dollars of health subsidies go. Let's take a look at the FPL and understand its new importance.
     
    A quick introduction to the Federal Poverty Level numbers
     
    The FPL are numbers which reflect annual income levels by family type. The numbers are increased with each additional family member added. The base numbers are 100% of the Federal Poverty level. The base numbers increase each year based on CPI or the Consumer Price Index which is a well-used representation of inflation. Otherwise, the numbers would "buy" less and less with each year due to inflation. So why is the FPL so important to health insurance now?
     
    400% rule for health subsidies
     
    The FPL always drove eligibility for Medicaid, Healthy Families, and other Federal safety net medical programs but the range has now been expanded with the ACA Health Reform bill. A core tenant of the bill is that eligible people up to 400% of the FPL will receive subsidies towards specified health plans available as of Jan 1st 2014 (with actual quoting and enrollment available Oct 1st 2013). This means that a person would double the FPL number that applies to him or her (single, family of four, etc) to determine if they are eligible for a health subsidy. Our health quote engine will automatically calculate this for you with entry of your income and family census data starting October 1st, 2013. Some people who make under 150% of the FPL will likely be eligible for fully paid Medicaid. So what will you get if you make under 400% of the Federal Poverty Level?
     
    The 9.5% Rule
     
    Qualifying for a subsidy is based on the 400% rule but the amount of health subsidy you can receive is based on your income and the cost of subsidy-eligible health plans. In general, you will not need to spend more than 9.5% of your income on health insurance premium. If the eligible health plan costs $1200 for a family of four and the family makes $50K/annually, this family should not have to spend more than $495/monthly. They will then receive a health subsidy of $705/monthly towards their health plan premium right away.
     
    Health plan subsidies up to 250% of poverty
     
    In addition to health subsidy towards monthly insurance premium, people that make between 150% and 250% of the FPL will also be eligible for plan benefit upgrades at no additional cost. There will be some differences from State to State on how this works but you can expect that your out of pocket for medical bills will be less due to this 150-250% FPL qualification.
     
    Key points on the Federal Poverty Level and health subsidies
     
    Qualification is generally expected to be your prior year's income and it's based on your MAGI or Modified Adjusted Gross Income. This will likely include passive forms of income. If you lose your eligibility status, you may be required at tax time to return the received subsidies (let's say your income jumped from 350% of the FPL to 500% of the FPL during the prior year.

    There are all kinds of new terms ushered in with the Health Reform bill and one of the most original is the Metallic Plan. What are these shiny new (and they are all brand new) health plans and what do they have to do with any potential health subsidy available to Americans. Great question and there are very significant ties between the new Metallic Health Plans and Subsidies. Let's take a look at the plans and this all works.
     
    First, what are the Metallic health plans?
     
    The ACA Health Reform bill proposed that four different plan levels would be offered in the Health Exchange plus one catastrophic option for people under age 30. The four basic levels are Platinum, Gold, Silver, and Bronze. Roughly speaking, the Platinum should cover 90% of the average health care costs leaving 10% to the enrollee. The Gold would cover 80% of this "actuarial value". The Silver would cover 70% and the Bronze would cover 60% of the expenses. That's how they were crafted. The catastrophic option for younger people would cover 50%. The bill further stated that a plan available on the Exchange must also be offered off the Exchange but health subsidies are only available in the Exchange. You can quote health plans both in the Exchange or out through our Quote Page starting Oct 1st, 2013 when they come online. So, how do these new plans tie with any proposed health subsidy?
     
    Silver is the new black (for health plans)
     
    The Health Reform bill further stipulated that the health subsidy, if a person is eligible, will apply to the Silver health plan. Why not the other plans? The thought was that if a person can qualify for a subsidy based on having an income under 400% of the Federal Poverty Level, the Bronze benefits would not be rich enough (too high out of pocket for medical bills) and the Platinum and Gold would be too expensive (even with subsidized amount). The Silver therefore became the lucky target of any health subsidy as part of the bill. There is another Benefit Upgrade Rule which we'll discuss separately for those making up to 250% of the Federal Poverty Level. Each State might interpret the rules slightly differently but let's assume that the Silver health plan is the plan that will offer you a subsidized premium if you are eligible.
     
    How will the Silver plan enrollment work with the Health Subsidy?
     
    The process is supposed to be pretty streamlined. When you run your health plan quote, the system will automatically request income information to establish if you qualify for a health subsidy. You can then quote Health Exchange plans that are eligible for the Subsidy and it will only charge you for the net premium (total premium minus the subsidy based on income, family #, etc). You will be billed going forward for the net amount of premium monthly. This is great news as it doesn't require the applicant to pay the full amount up front and recoup the subsidy later on (at tax time for example). Starting Oct 1st, 2013, you can run your Health Quote with and without Subsidy at no cost to you.
