    As a woman, you must be prepared for any self defense situation. Women may look particularly vulnerable to attack, especially when walking alone at night. It doesn't matter why the assailant is approaching you – it could be a mugging, a purse snatching, or even an attempted rape - you must immediately take action to get out of this dangerous situation. Women are the targets of over ninety percent of all assaults, which also includes domestic violence, date rape, and other violent crimes besides those you are likely to encounter on the streets.
     
    You can't expect the police to come running immediately – it is your responsibility to fight back against an attacker. Though it may be possible for you to fight back using unarmed defense tactics, such as kneeing your attacker in the groin or gouging his eyes, by carrying self defense devices you can greatly increase your chances of getting away unharmed. Many self defense methods and devices are designed for the particular needs of women.
     
    Regardless of your physical size or strength, you have options. When fighting against a larger, stronger attacker, or one who may be armed, self defense products like pepper spray or a stun gun can make all of the difference. Pepper spray is one of the most effective forms of self defense you can carry. Pepper spray is easy to use; just press the button, just like a can of hair spray or paint. You can even find pepper spray in a pink canister that won't look out of place in your handbag, or a canister shaped like a keychain or even a pen. Many of these devices have been designed specifically to help women feel comfortable carrying them.
     
    Too many women are timid when confronted with a potentially violent situation. You must take a stand and be unafraid of fighting back. The biggest barrier for women being attacked is their mental state. You are not helpless, and you can successfully stop an attacker. Although everyone reacts differently, most people's initial reaction is to freeze up. By projecting confidence, you not only make yourself less of a target, but you also increase your abilities to fight back.
     
    Many women are afraid of fighting back because they don't want to hurt anyone, even when they are being attacked. You can protect yourself even if you don't want to hurt another human being. One of the best parts about using pepper spray, a stun gun, or a TASER device is that they cause no lasting harm. Just point the device at your attacker and deploy it. It will take them down instantly, and you don't have to worry about permanently injuring them.
     
    Besides having the appropriate devices to fight back, women must pay attention to the situation and to their actions when avoiding an attack. Walk confidently wherever you are, and avoid walking alone, especially at night, even if you're just heading from the store to your car. Never sit inside your unlocked vehicle to reapply makeup, talk on your cell phone, or make a shopping list. Trust your instincts, especially when it comes to dealing with suspicious people. You do have the power to fight back, but first you should avoid making yourself a target for attack. It is imperative that women become proactive in their own protection, which includes carrying a self defense device you are not afraid to use.

    If you're the average homeowner, you probably think your home is pretty safe. Yet the number one method of entry for a burglar is through an open or unlocked door or window. The sad truth is that many burglars don't even need to "break in" to your home at all, because you've left it open for them.
     
    Today, there are several television shows built upon this premise. Ex-burglars walk around a couple's home, determining how they would get inside. The couple then watches via camera as the "burglars" break into the home in mere seconds, sometimes not even leaving a trace. Watching such shows may make you think about how good your home security really is. How is it possible for a burglar to break into a home you though was secure?
     
    There are a few ways you can catch such weaknesses and correct them now, before they become an issue. To test your home security, put yourself in the mind of a thief, and take a walk around your home. Another way to think about it is to pretend that you have locked yourself out of your home, and look for ways to get back in. These are the same ways that a criminal would use to gain access to your home.
     
    Your first step is to examine all doors and windows, because this is the most likely entry point for a burglar. Do they close securely? Are they locked? Walk all the way around your home, trying to open any window that you can reach. Even if you have locks, they do no good if you never use them. If you have kids, make sure they know to keep their bedroom windows locked. Install deadbolts on your doors if you don't already have them; these are known to be much more secure than the locks on the door handle itself. Install alarms on any accessible doors and windows. Do you have a hide-a-key feature near your front or back door? Thieves know that these are common, and will know right where to look for them. Your hide-a-key gives burglars a chance to rob your home without even having to break in.
     
    Once you've walked around your home, get your step ladder out of your unlocked shed, and try again. Criminals tend to be opportunistic, and will use whatever they see to gain access to your home. Don't leave ladders, crowbars, or other tools sitting around, either in your yard or in a shed that is not secure. It may seem silly locking the shed in your own backyard, but this simple step can keep burglars from breaking into your home and stealing anything they want.
     
    There are other factors than doors and windows that may make your home a more attractive target for burglaries. Do you have shrubs hiding the windows? Do you like to leave the garage door open to let in air or for easy access while you're working in the yard? Are there any dark corners that seem like obvious hiding places for a burglar coming to your home at night? Cut the shrubs to avoid providing a hiding place for criminals, remember to keep your garage door closed, and install outdoor lighting to illuminate dark corners.
     
    Burglars looking for a home to break into will be considering the security of your home. By making your home as secure as possible, you can prevent entry by amateur thieves, and slow down a professional.
     
    If the professional burglar does decide to break into your home the hard way, make sure you have methods in place to get them out. Install a whole-house alarm system or individual alarms on the doors and windows. In case you are home when they break in, keep pepper spray, stun guns, personal alarms, or other safety devices throughout the home in convenient locations. Consider forming a neighborhood watch group so that your neighbors will report any suspicious activity near your home.
     
    If you don't have methods in place to stop burglars in their tracks, anyone who breaks into your home will be virtually unstoppable, yet a surprisingly small percentage of homeowners ever think about what they could do to prevent such crimes. Before it's too late, inspect your home and correct any security flaws. Unfortunately, many homeowners make it all too easy for a burglar to break in by doing almost nothing to prevent this possibility.

    Self defense weapons fall into two broad categories, lethal and nonlethal. While many people have a hard time justifying using lethal force (such as a gun) even when their life is in danger, there are also those who question whether a nonlethal device will get the job done. The question is, are nonlethal self defense products effective at stopping attacks?
     
    Nonlethal self defense products are actually an excellent option for those who would be too scared to use a gun, knife, or other potentially lethal weapon even when faced with a potentially deadly attack. Nonlethal alternatives, like pepper spray or a stun gun, are surprisingly easy to use, even without training. These devices have little opportunity for error, meaning that they are likely to work even if you don't know how to use them properly. Unlike a knife or gun, it isn't important to aim them at a small spot on your attacker, making it much more likely that they will hit their target.
     
    When I comes to self defense, nonlethal self defense products may actually work better than potentially lethal ones. Remember, no self defense device will work if you're too scared to try it. Many people would be too afraid to shoot their attacker even if they were carrying a gun. Pepper spray and other self defense weapons, though, can make you much more confident, and you are much more likely to actually use one of these.
     
    There are situations where you may not want to kill the attacker, but certainly want the attack to stop. For example, you may not want to kill an advancing wild animal, but you don't want to end up scratched or bitten. In this situation, pepper spray makes perfect sense. Pepper spray can be used for bringing down bears and other wild or domesticated animals; the same can't be said for a gun or other lethal self defense methods.
     
    Anyone who tells you that a stun gun or pepper spray won't work has not seen them in action. Both devices are overwhelmingly effective. Your attacker will be brought to his knees in mere seconds with either device. There is simply no way to override the effects using will-power or any other method, and there are no antidotes for pepper spray. Studies have repeatedly found pepper spray, stun guns, and TASER; devices to be over 90 percent effective. Police studies have even shown that TASER devices bring down an attacker faster than a 9mm handgun.
     
    Nonlethal self defense products work so well that they are carried by countless police departments, law enforcement agencies, and military units throughout the world. If you look closely, you'll probably notice a pepper spray canister, TASER device, or stun gun on the equipment belts worn by your local police officers. If you have any doubts as to their effectiveness, just consider the fact that they are used every day, all over the world, by officers who are also carrying guns.
     
    With so many self defense products out there, it can be hard to know which you can rely on. Pepper spray, stun guns, and TASER devices are all effective. The choice is up to you and which type of device you are more comfortable carrying.

    Burglaries don't just happen when you're away from home. In fact, some criminals target occupied homes, using a guise to get inside. They don't have to break in because you let them right in through the front door. Learn about common home invasion scams and how to avoid them so that you won't be caught off guard.
     
    Always look through the peephole before answering the door. Remember, all it takes is for you to unlock the door, just for a second, for them to force their way inside. Never open the door to tell them to go away. Instead, ignore the knock, and if you find them suspicious, call the police. If you don't know them, don't answer the door. Post "No Soliciting" signs, and don't open the door to solicitors or anyone pretending to be one.
     
    In one common scam scenario, a car with the hood up will be parked outside the home. They will ask to use your phone to call for a tow. Never let them in your home to use the pone. Instead, offer to call a tow truck or the police for them without unlocking your door. The criminals are preying on unsuspecting homeowners who will feel bad that they are stuck on the side of the road. Be wary of any sob story designed to gain your sympathy, even if it looks like the truth on the surface.
     
    In another version, the man at the door has an unexpected delivery for you. Sometimes, they will even call ahead to let you know to expect the delivery. The purpose of the call is just to make sure that you're at home when they arrive. Plus, it puts you at ease, since you're now expecting a package. They arrive, you open the door to receive the package, and they're in your home. In this situation, ask them to leave the package at your doorstep, but do not open the door, even if they claim that you're required to sign something.
     
    Watch out for "too good to be true" deals, which come in many forms. For example, someone will ring your doorbell and tell you that he has some landscaping plants left over from a job down the street that he can let you have for free. You just need to sign a form to okay it. Sounds enticing, right? As soon as you open the door to sign the form, he's in your home.
     
    There are hundreds of versions of these scams. The criminals may dress like utility workers, plumbers, electricians, landscapers, delivery men, or even just regular people in street clothes. They often look the part, with a uniform, fake ID, and a tool box. Never be afraid to call their company to verify that the worker should be there while they wait outside. An actual employee will be willing to wait, but a criminal will take off.
     
    In general, keep your door locked, use the peephole, and be suspicious of anyone asking for access to your home. Have some form of personal protection, like a stun gun or pepper spray, near the front door. You never know when you might need them, and if they're tucked away in a drawer somewhere, you'll never be able to get to them when the time comes.

    Believe it or not, there are a few things that women can do to prevent sexual assault or rape. Potential victims can be prepared to fend off an assault and be proactive in avoiding situations that may lead to sexual assault.
     
    When going to parties or bars, always tell a friend where you are going, and stay in a group whenever possible. Watch your drink, and never set it down to go to the restroom or for any other reason. Don't accept an already-poured drink from anyone, even an acquaintance, because this leaves open the opportunity for a date rape drug to be added to your drink. Keep track of how many drinks you've had, and avoid becoming so intoxicated that you would be unable to stop unwanted sexual advances.
     
    Sexual assaults can also happen when you're out and about. Perhaps you're at the grocery store late at night. You return to your car in the empty parking lot, and as you near your car, someone grabs you from behind. Avoid becoming distracted anytime you're by yourself, including parking lots, walking between buildings, or going for a jog. Be aware of anyone around you, no matter where you are or what time of day it is. If you're heading to your car after shopping, don't be afraid to ask for a security escort.
     
    No matter where you are, avoid looking like someone who would be easily attacked. Women with longer hair, particularly ponytails, are more likely targets than those with short hair, because their hair is easier to grab. Attackers may also look for women wearing loose fitting (and easily grabbed) clothing. Avoid wearing high heels if you think you're somewhere you may encounter trouble; they will make it much harder for you to run away, if needed. How you carry yourself also makes a difference; walk confidently, with your head up, rather than slowly and with your head down.
     
    If you can offer any resistance at all, an attacker is more likely to give up. They are expecting little resistance. To fight back, don't just use your arms and legs. Arm yourself with a self defense product, like pepper spray or a stun gun, to resist sexual attackers. These will not only give you confidence, but also provide a means to fight back against sexual attacks. Some pepper sprays even contain UV dye that will mark your attacker's face for later identification. Other products that can help protect your safety include personal alarms, as well as keeping your cell phone with you and turned on at all times.
     
    An excellent choice for preventing sexual assaults is to carry a disguised self defense product. For example, carry a canister of pepper spray disguised to look like a pen. A surprising number of sexual attacks are perpetrated by victims' acquaintances. If you begin to have a bad feeling about a situation, you can pull out a pepper spray pen to "write down his number" or for any number of other excuses, just in case you need to use it to stop an attack.
     
    As a woman, do not make the mistake of thinking that you'll never be attacked. The unfortunate reality is that thousands of women are attacked and raped every year. Be prepared with a self defense weapon, and know what to do to minimize your chance of falling victim to such attacks.

    Pepper spray is an excellent choice for self defense, no matter who you are. It is inexpensive, effective, and legal to carry. Though it's an easy to use product, there are some interesting facts that you may not know about the defense spray you're carrying. Here are a few surprising facts:
     
    The inspiration for pepper spray dates back thousands of years. Though in its current form is certainly a modern invention, in ancient times, bags filled with pepper and spices were commonly thrown at enemies, especially in Asia. In fact, throwing ground peppers in the face of criminals was a common practice in ancient Japan, where the practice was actually used as a form of punishment.
     
    Pepper spray can be used against animals, too. There are specially-formulated and larger-sized sprays that can be used specifically against bears, mountain lions, dogs, and nearly any other animal that may be attacking you. In fact, all US Postal Service carriers have spray to use as protection against dog attacks. This versatile spray is useful against both human and animal attacks.
     
    It is a lot hotter than peppers. The hotness of both rated in SHUs, or Scoville Heat Units. The typical bell pepper rates close to zero on this scale. A jalapeno pepper is about 5000 SHU, and a habanero about 300,000. Typical sprays rate at about 2 million SHU, and some even approach 3 million SHU. In other words, they pack quite a powerful punch, incomparable to peppers in their natural form, when it comes to their burning effect.
     
    The effects last nearly half an hour. If you've never seen anyone get sprayed in the face with it, you'll be surprised at how fast they go down and how long they stay down. The effects are nearly immediate, and a good blast will immobilize anyone for about 15 to 30 minutes.
     
    Pepper spray can be disguised. If you don't like the idea of carrying a spray canister everywhere with you, why not pick a spray pen instead? The canisters come disguised as almost anything, including a pen or cell phone, to make you more comfortable carrying them.
     
    Pepper spray can help catch the perpetrator. Pepper spray isn't just for scaring criminals away or making them stop their attack. Today, many sprays include invisible UV dye. Your attacker won't know he's marked until he's caught and the police put him under a blacklight. Then, the effects of the dye will become readily apparent. This is a very useful tool in making a positive identification.
     
    Pepper spray is not tear gas. They often get grouped together, but they're not the same thing. Although early forms of pepper spray, particularly the Mace brand name, did contain the same chemicals as tear gas, today they are completely different products formulated for different uses. Tear gas is formulated for crowd-control type uses, while pepper spray is designed to be effective against one person or a small group.

    At parties and other social events, after people exchange information about their families and where they live, the conversations typically drift toward 'what do you do for a living?' After I reveal that I am a realtor, I am usually asked a question which I am sure every other real estate agent gets asked in similar circumstances: What's going to happen to real estate prices next Spring/ Fall? Will it be a good time to buy?
     
    The truthful answer is – I don`t know. In fact most people don`t know – not economists, statisticians or real estate professionals. There are simply too many variables that affect the housing prices. From local influences to fallout from political and economic events happening elsewhere in the world. At best, all they can do is predict longer term trends. In all honesty I cannot tell you with any degree of certainty what`s going to happen to prices for instance in your neighbourhood in Richmond Hill at precisely the point in time when you want to sell or buy. But I do have a response which I believe is very responsible. Buy at a time that is the best time for yourself, that best fits your personal circumstances. Go ahead with the transaction if:
     
    a) Your personal situation is stable or at least somewhat predictable.
     
    If you hate your boss and are thinking of changing your job would not be a good time to buy. One major change in life is probably stressful enough. As well, you want to focus on your job search. After you have established yourself at work, then by all means take the plunge.
     
    b) b) Your finances are in good shape.
     
    As with most of us, one`s finances could always be better at any point in our lives but the basics should be in place:
     
    - a predictable income with some degree of stability.
     
    - reduce or if possible eliminate your existing debts before you take on a mortgage.
     
    - ability to put down a substantial deposit.
     
    All that with the objective of making your monthly payments as small a proportion of your monthly budget as possible. The overall objective is to make yourself as `financially resistant` to what life can throw your way as possible.
     
    You will be grateful for your financial conservatism in the future when the novelty of owning a house has long worn off and other priorities have become more important. For example, and these are all cases that I have encountered over the years: on the personal side, an unexpected medical expense, illness of an aging parent, your children`s school or after school activities expenses. On the economic side, a rise interest rates resulting in higher monthly payments, sudden increase in commuting costs – newly installed road tolls, an increase in gasoline prices due to world events, increase in cost of public transportation.
     
    Opting for a more modest home at a lower price with a larger disposable income that will allow you to live a lifestyle of your choice, with as little financial stress as possible is my best advice on your real estate purchase.

    If you see meeting your mortgage payment obligations on your home is going to be problematic, the first step is to take a deep breath. There are literally millions of people that face the same problem. You are not a bad person, so leave any feelings of guilt at the door. You do not have time for them. Instead, you need to focus on your options. Fortunately, there are ways to avoid default and keep your home and avoid a mortgage default.
     
    1. Make up Back payments
     
    Your first option is to find a way to make up the back payments and continue fighting to make your payment on time every month. Although not an attractive option, it is an option. Explore options to decrease expenses and increase income, such as an additional job, selling possessions, and look to community resources for help. You may have to temporarily cut back on things like dining out, internet and cable. If you have a basement or spare room you may consider renting it out. The extra income could be up to 50% of your mortgage payment. True, there is some inconvenience, but it is a small price to pay for the extra income.
     
    2. Work with Your Lender
     
    Contact your mortgage lender. Banks do not want to foreclose on your home. The process is long and costly, and in the end, mortgage lenders lose money. Instead, they would rather work alongside borrowers that are slightly behind on payments, and come up with a practical solution. Consider extending your mortgage term to reduce your monthly payments. The downside is that you will end up paying more in the long term. However, if it means you are able to continue meeting the minimum mortgage payments, it is worth doing.
     
    Set up a repayment plan. If you are unable to pay your mortgage payment for one or more months, the lender may agree to a repayment plan. The mortgage lender adds additional money to each subsequent mortgage payment until the loan is up-to-date.
     
    3. Refinance your mortgage.
     
    This is perhaps the easiest and most effective method. If you happen to be on your bank's existing standard rate, the chances are you will be able to find a much better deal.
     
    4. Talk to a Financial Advisor
     
    If the situation is becoming overwhelming and you are really in danger of defaulting, you may need to consider speaking to a financial consultant or accountant. This will arm you with expertise and resources with which to approach planning your financial future and make the most of your current circumstances.
     
    5. Resell – Downsize.
     
    This option is probably the most drastic and only to be undertaken when the others have failed. If you are able to sell your home, you can temporarily rent somewhere cheaper or buy a cheaper house in a different location. The money saved can be used to pay off your mortgage. This option is not easy, due to the costs involved in moving, but it might be worth doing in the long term.

    Holding an open house is one of several in the sales representative's arsenal of actions when listing a house. But spending two hours in your client's house on a Sunday afternoon while doing your paperwork, is no way to hold an open house. It is a waist of time – for the sellers, for the agent and for the few souls who actually walk in. Here are a few proven preparations that are sure to make your open house successful.
     
    As with most undertakings, be it real estate or other areas, the three P's key to success apply: planning, promotion and presentation. Once these are taken care of, the only thing to worry about is the weather. But since that is out of your control, you might as well stop worrying about it and enjoy the afternoon.
     
    Planning.
     
    Timing: this is a very obvious one. Avoid a date that conflicts with other events on the calendar or important local events, for instance Mother's Day or a local Santa Claus Parade.
     
    Increasing the Appeal of Your Home.
     
    When it comes to showcasing your home, the one credo to keep in mind is 'less is more'. Get rid of as many items in your house as you can. You want to create an atmosphere of spaciousness. Emphasize space over clutter. Have a garage sale, empty the closets or give the things you no longer need to charity. Besides making your home look great for showing, it'll give you less to do on moving day.
     
    You Won't get a Second Chance to Create a First Impression.
     
    Just like in your dating days you need to create a favourable first impression. This ranges from keeping things tidy such as cutting the grass or shovelling the sidewalk as the season requires. Do a little spot painting to touch up problem areas; spray some WD-40 on squeaking hinges, tighten loose screws, replace cracked tiles and all the other little things that show your home is well cared for.
     
    Now that we completed planning for an open house, we proceed to the second step – promoting it. Some of the proven alternatives are advertising in Home Guides or your local newspaper, direct mail and of course, in this day and age, on website, Facebook and other web media. However, don't forget the always effective 'old fashioned' methods: post notices on bulletin boards in supermarkets, libraries or community centers. Spread the word to your neighbours, relatives even co-workers. You never know where the next buyer will come from.
     
    Your Open House Day.
     
    You have planned the big day, you have implemented all the promotional activities and now the Open House is finally here. I am sure you are absolutely dying to know how the Open House is going, what kind of people are walking through your house, what are the guests' reactions and comments. However, counter to what you might expect, resist that urge. The advice that any real estate professional will give you is to leave the house. Yes, the best thing that you can do to make your open house a success is to get out. You'll get better results from your Open House when your visitors feel free to look around, linger, visualize how they might furnish the house and ask questions of your real estate agent. Your agent may be able to identify any concerns they may have and attempt to offer them options. Before you leave though, make sure you leave on all the lights, have soft music playing in the background, a fire burning in the fireplace and coffee brewing. All these add to the ambience and make the all important first impression a warm and welcoming one.

    Basement Flooding – How often does it happen?
     
    In Canada basement flooding is a more common occurrence than people think. The number of flooding accidents that are actually reported is in the range of 30,000 to 40,000 per year with many cases not reported. The damage to home owners is substantial – in the order of $3,000 and $5,000 to repair damages from flooding. Flooding can in many cases be avoided; we'll take a look at a few practical steps how to avoid flooding of basements.
     
    Why Do Basements Flood?
     
    Water is most likely to enter your basement during periods of heavy rainfall, or when snow is melting rapidly during a spring thaw. Usually, the wet basement can occur due to:
     
    • Poor lot drainage
     
    • Crack in the wall(s) of your basement.
     
    • Weeping tiles (foundation drains) not working properly or failing altogether.
     
    • Eavestroughs overflowing; downspouts leaking or plugged.
     
    If you live in the city flooding can also be caused by a blocked connection between your home and the main sewer in the street.
     
    Easy Steps to Prevent Basement Flooding
     
    A. Eavestroughs and downspouts
     
    The first and easiest step in preventing flooding is examining your eavestroughs and downspouts. Water is channelled from the eavestroughs into downspouts. Downspouts should extend at least 6 – 7 feet from your basement wall, away from the house and your neighbour's house toward the street or back yard. If the downspouts are too short and bringing the water too close to your foundation, the water goes directly to the weeping tile which is not designed to handle such quantity of water.
     
    If your downspouts are connected to your home's sewer system, or weeping tile, disconnect them.
     
    Keep your eavestroughs clean and free of debris so that they don't overflow and dump the water close to the foundation. If your eavestroughs overflow even when clean, clearly your house was equipped with the wrong kind. Replace them with larger size eavestroughs and downspouts to increase their capacity.
     
    B. Grade Your Lot
     
    The weeping tile around the basement has limited capacity. If the rainwater heads into it, the weeping tile can overload. That is why it is important to have land around your home slope away from the foundation. If your lot slopes inward, you'll want to fill in the area approx 2 meters wide (6 ft+) around your house and grade the lot so that the land slopes away from your house.
     
    Build up the ground around your house so that water drains away from your basement walls. As well, take a look at other parts of your space outside - sidewalks, patios and driveways. These may have settled over a period of time and cause water to flow back towards your foundation and accumulate there.
     
    C. Furnish Your Basement Appropriately.
     
    The final defensive measure to reduce damage in your basement is to furnish it appropriately so that if flooding in the basement does occur despite your best efforts to prevent it, you minimize the permanent damage that can occur. Install ceramic tile on floors and the bottom part of your walls. The damage from flooding is lessened and the clean up much easier. It is also a smart idea to have furniture that has legs. Finally, area rugs are the wiser choice over a full broadloom as they can be removed, cleaned and dried.
     
    Home Insurance – Peace of Mind
     
    Part of being ready for a possible basement flooding is to have home insurance that fully covers basement flooding damage. It is an important component of financial protection for homeowners. It is advisable that you check with your insurance agent to make you have adequate insurance coverage for basement flooding including sewer back up.

    As part of the Ontario government plan to build a cleaner, greener future , the Province is investing millions of dollars over four years to help homeowners save money by installing energy saving features. A welcome by product of this program is that these measures help fight climate change. As a result, everyone benefits: the homeowners save money and in the process we are helping to reduce greenhouse gases.
     
    Energy Audit
     
    The amount of assistance that the provincial government will provide to homeowners toward a home energy audit is $150. By having the energy audit, the homeowners can find out how to improve energy efficiency in their homes for things such as loss of heat from the rooms, cooling, hot water and insulation around the house. On average, the homeowners have realized annual savings of about $1,200. The reduction in greenhouse emissions that was achieved by adopting the recommendations made in the audit, amount to 1-2 tonnes – per house!!
     
    Who is Eligible for the Ontario Home Energy Audit Program (HEAP)
     
    Any resident of Ontario who owns a single family home is eligible for the program. The HEAP will provide a rebate of 50% of the cost of the pre-retrofit audit ; the limit per household is $150. The audit is conducted before any renovations commence to improve home energy conservation.
     
    How the Home Energy Audit Program works.
     
    1. The homeowner selects an auditor for a pre-retrofit audit. The cost of this first audit is approximately $300. The energy auditors are licensed by Natural Resources Canada. You can find an auditor through your utility company, the contractor who will do the repairs such as install a new furnace. Natural Resources Canada provides a list of home energy auditors in your area; it can be found on the NRC website.
     
    2. The auditor carries out the pre-retrofit audit – it lasts 1–2 hours. The homeowner is provided with a comprehensive written report listing recommendations on energy efficiency improvements.
     
    3.Once the auditor completes the initial audit, a notice is sent to the provincial Home Energy Audit Program which issues the $150 rebate cheque.
     
    $5,000 is the maximum grant …
     
    … home owners can receive toward the cost of installation of equipment or home insulation.
     
    Is there any 'catch' or drawback to the program?
     
    None that we can see other that it ends relatively soon - March 31, 2011.
     
    Here is the list of Improvements and retrofits
     
    that help reduce the energy consumption in your home and qualify for the grant:
     
    A. Home systems: Heating, ventilation, cooling.
     
    B. Insulation – attic, exterior, basement, crawl space.
     
    C. Water: Hot water heater, water conservation
     
    D. Air Sealing: doors, windows, skylights.
     
    After the energy upgrades are completed, the auditor will once again inspect your home and provide the owner with a post-retrofit evaluation. The new energy efficiency rating that the home receives shows the improved energy use. From that rating the amount of annual savings from more efficient energy use can be calculated.
     
    No Obligation to Proceed.
     
    The home owner should not worry that once he invites an energy auditor to his home, he is obligated to proceed with a retrofit of some sort to receive the Ontario pre-retrofit audit rebate. He will simply receive the Report that contains recommendations on energy efficiency improvements. After that he can decide whether to proceed with an upgrade or retrofit. At the very least he will have peace of mind knowing how energy efficient his home is and what upgrades, if any, will have to be made in the future.

    With the recently released May report from the Canadian Real Estate Association (CREA) that sales of resale homes in Canada are cooling and price increases tapering off, we can put to rest the worry about an impending housing bubble, similar to the one that happened in the US a couple of years ago. This fear of the housing bubble drove the followers of the market and professional analysts insane. These same individuals are now worried sick about the opposite happening - an impending housing market collapse.
     
    What Really Happened?
     
    i) Canada suffered a short, steep drop in home prices as the recession hit late in 2008. Fortunately, this was immediately followed by a steep rebound as it became obvious that the record low interest rates offered by the financial institutions presented an historic chance to buy a home cheaply.
     
    ii) Now, just as experienced analysts had predicted, the rebound is being replaced by a more stable price environment. The number of homes sold in May fell by 9.5 per cent, while year-over-year price gains moderated to 8.4 per cent, off from the peak gain of 16 per cent in March. Our real estate rebound was possible because Canada's banking system remained in good health, unlike in the US which has suffered deep scars. Historically low mortgage rates helped repair the relatively modest damage to prices inflicted by the downturn. Now a more stodgy, almost boring outlook actually comes into sight: a market where predictable market forces affect the sales and prices.
     
    iii) As a result of rising prices, the supply of new listings is growing. At the same time, overheated demand of the first 4 months of 2010 is ending. Fewer buyers are anxious to snap up property fast now that their window of opportunity is closing. Interest rates are rising, albeit slowly and by minimal amounts. The HST on new homes will come into effect shortly in Ontario and British Columbia, the country's hottest markets. In fact, the biggest price gains driving national averages came from Vancouver and Toronto. In Montreal and most of Canada's other big cities, prices rose modestly so there won't be much excess to work off.
     
    In retrospect, the concerns about real estate in Canada following in US footsteps has not materialized. The reason Canada avoided a collapse in prices is because the economic and banking fundamentals avoided the disaster that unfolded in the US and elsewhere. Similarly, there wasn't much sign of an impending bubble. Prices were being driven up by temporary factors brought about by conscious political and economic decisions and not by speculation and overseas buyers as has happened in many markets in the US. What we had experienced was a modest overvaluation with very little sign of speculation.
     
    So what is the outlook for the coming year? Most economists agree on a modest fall in prices in overpriced markets, like Vancouver and Toronto, pulling down the national average price by an estimated seven per cent. Richmond Hill Homes for Sales will remain stable. Other large markets such as Montreal will experience a smaller drop – approximately 3-4%. Regions such as the Prairies and Maritimes could even see small gains in the coming year.

    Decorating a condo requires a completely different mind set and approach from one you might take in decorating a 3,500 square foot home. From my experience in walking through hundreds of condo apartments, I would point out the most offensive decorating sins as follows.
     
    Decorating Sin 1: Over-sized Furniture in a Small Space
     
    There are certain realities that come with decorating a condo, and the biggest one is of course space. Or more specifically, maximizing small space. That dining table for six may have been perfect at your mom's place, but in a 750 square foot condo you might be pushing your luck. Look for condo size dining tables that are designed to convert and extend as your needs arise. As for chairs, look for those that are not too tall so that they don't obscure the view of your apartment.If the dining room table comes with a matching hutch, resist the temptation and leave it in the store. It would just overwhelm everything else in your living/ dining room.
     
    Decorating Sin 2: Living Rooms that Look Like Yard Sales
     
    There is a popular trend today in mixing new purchases with yard sale or vintage finds for that personal, eclectic touch. However, in a small space this look can appear cluttered and chaotic. In typical condo layouts you can see much of the space at the same time, so you want things to flow and have a sense of unity. Here, restraint is key: try to stay with one look and avoid jarring changes of style.
     
    Decorating Sin 3: Bad Lighting
     
    A problem I run into in a lot of condo apartments is insufficient lighting — even in new buildings! Rather than buying additional floor or table lamps, which take up more of your precious space, invest a modest amount into fixed ceiling and wall light fixtures. They are more convenient to switch on and off and they light your apartment more completely and uniformly. Make sure that before you call your trusted electrician, to get a permission from your condo board to make these changes.
     
    Decorating Sin 4: Neglected Windows
     
    An impressive feature in many condo units are gorgeous, expansive windows, often boasting great views! However, because of their size, if left without a window covering, they might look unfinished and bare. Consider adding some type of drapes – they add warmth and colour to the space.
     
    Decorating Sin 5: No Personality
     
    Regardless of which decorating approach you take, do not shy away from injecting into the mix your personality. Because of mass production, there are dozens and often hundreds of suites in a condominium building which all look similar if not the same. They can be cold, white impersonal boxes. So don't hesitate and show your personality in your decorating style. You can certainly do that with your choice of furniture, lighting, window coverings. However, if you are on a budget and expensive purchases are out of the question for the moment, resort to one of the most personal, effective and economical decorating tools available – painting. A tasteful paint job can do the trick of showing off your personality – quickly and inexpensively.

    Ideally, you want to write with however many words it realistically takes to discuss a topic. This can be very few or this can be a lot, depending, obviously, on the issue you're tackling.
     
    However, many writing assignments do come with word count requirements.
     
    As a rule, actual word counts can be 10% more or less than the required length. For published work, though, space may demand that you make as close to the exact cut as possible.
     
    It can be very exciting to write while your mind starts to work endlessly about the topic. You can hit the word count limit right away and even you'll get the chance to revise your writing to make it more interesting and well-structured without worrying the word count of every content that you'll have to complete.
     
    However, there are times where you end up staring blankly at your computer screens without even filling the word processor up with words that will help you describe the topic more. In other words, you don't have any ideas on what to write and now you can't think of any possible ideas to help you start your writing up. This is really bad especially if you can't seem to hit the word count limit for every writing project you have.
     
    But you are not alone. Most writers feel the same way as you do too and to overcome this bad writing experience is what you should set your attention to and for you to server your purpose in writing.
     
    On the other hand, some writers also tend to write more than the expected word count limit. Do you think this is a good idea? Maybe, but only if you have no choice but to write it all down. However, it is not a good idea to write more as you tend to confuse your readers and at the same time, you'll definitely write unnecessary statements and even words which can make your content poorly written, despite also the fact that you are bound to commit lots of writing mistakes if that will happen.
     
    If you're in the process of finishing up your last draft and suddenly discover you're under the limit, try the following:
     
    • Review the piece and check if you've fully answered the main question or fulfilled all required tasks. If you find a hole you can plug, use that to satisfy the requisite count.
     
    • Read through the information you included for each sub-topic. Is there any information you can add to make them clearer? Do that.
     
    • Check for any paragraphs that can use more discussion. Take the opportunity to expand your work using them.
     
    •Go back to your arguments. Can any of them benefit from more evidence?
     
    If you find yourself with too many words, on the other hand, you can try these:
     
    • See if any information you included adds little to the main point. You can probably weed that part out.
     
    • Check for unnecessary repetitions. If you need to reiterate information between multiple paragraphs, you can probably shorten the succeeding discussions to merely bring up the first iteration.

    It doesn't matter how smart you are. If you write poorly, it reflects the same negative light on you. People won't think you're very smart.
     
    Bad writing happens all of the time. Although it can be avoided or corrected, the only problem is that not all writers even notice how their writing shows. And due to laziness or meeting the deadline as soon as they can, they tend to forget reviewing their piece of work for the last time. As a result, many writers often get bad feedbacks because of the bad impressions they get from their readers.
     
    Common bad writings include misspellings and incorrect use of the English grammar. As a writer, you need to know how to write your ideas correctly using the right words to describe your thoughts in every article that you will write.
     
    A frequent bad writing habit that most writers do is writing homonyms without knowing that the word is not appropriate within a given sentence. Sometime, the sound of the word that you have in mind is usually spelled wrong when you are going to write it. Just for instance the word "there" often spelled "their" in writing or even vice versa.
     
    In fact, there are lots of words with the same sound yet with different meaning and spelling. No one can even notice this kind of mistake especially if you are writing to meet its deadline or when you are in a hurry.

    Back in our previous English classes, we learned about the eight parts of speech that we can use to express a complete thought and idea. One of which is the use of pronouns.
     
    Words that are considered as pronouns are commonly use when it comes into writing, reading or even when it comes into our daily conversation. The sad part is that, pronouns are sometimes misused and treated so badly. As a result, the message to part a certain person is trying to imply usually makes the audience feel confused.
     
    Most of the time, pronouns that are used to refer a person's gender were often mistreated when used in a sentence. Just like for example is the person that you are referring about is a girl, instead of using she/her, some people use he/him in a sentence and so on.
     
    Pronoun's main role in sentence construction is to take the place of a noun. Always make sure that the pronoun that you are going to use will associate from the noun it took placed. In most cases, many writers fail to follow this rule. That's why their pronouns usually make their writings bad.
     
    That is really not a good idea yet many people fall down to that same mistake almost all the time. Generally, those who commit this mistake fail to notice it and correct themselves up. Also, another reason for such behavior is that some writers are not aware about this kind of a mistake which is really not a good alibi for any responsible writer.
     
    Before you will blame yourself if these situations happened to you, first of, being a writer needs to learn the basic of writing sentences and in the top list is to identify all the parts of speech including pronouns.

    Pronouns, being the elements of speech that take the place of nouns, can be very effective when used with appropriate form and case.     There are three common forms of pronouns, namely:
     
    Subject. These are pronouns used as subjects of sentences or subordinate clauses, as in "You remind me of my daughter," where "you" play the subject pronoun.
     
    Object. These pronouns are used as objects of either verbs or prepositions, as in "The teacher showed us the solution," where "us" play the object pronoun.
     
    Possessive. These pronouns show ownership, as in "Her hair is so soft," where "her" is used as the possessive pronoun.
     
    The important thing to remember when dealing with pronouns is to use them as intended, showing their role as subject, object or as an indicator of possession.     The term deductive reasoning always bring to mind (well, my mind, at least) images of detectives shuffling clues and arranging facts to come up with whoever murdered some poor chap. And he's got about half a dozen suspects, each of whom has their own reasons for being as guilty as the next guy. With enough facts, however, he will eventually come up with a near-airtight deduction that points the finger at the actual culprit.
     
    Basically, deductive essays are compost of logical thinking and reasoning which has the same function as deductive arguments. It allows every reader to think and analyze the topic well. Thus, this can make them participate and pay attention to what you are writing.
     
    There is a greater chance of understanding what the concept is all about and knowing what it can offer to your reader's comprehension.
     
    This kind of essay explains an argument or a problem and to come up with a logical conclusion later on. Of course, you need to stick with the facts and the information that you gathered in order to prove each statements that you wrote.
     
    A deductive essay always uses a deductive reasoning and through this, you can eventually draw a conclusion regarding the topic of your essay. A successful deductive essay can be attained if you fully understand what deductive reasoning is all about.
     
    Everyone is familiar with deductive reasoning even if they didn't realize they've already encounter reading that kind of writing.
     
    Therefore, using deductive reasoning in essays or any form of writing is a common thing to do. All you need is to get familiar with it so that you can apply it in your writing.
     
    However, you should keep in mind that writing the concept of a deductive essay is not always prone to perfections. When you write the conclusion, it should be base on the most reasonable explanation rather choosing what you think the outcome should be. You can't just simply draw the conclusions on your own.
     
    All deductive reasoning has three aspects to them:
     
    • Premise. A basic fact or a generally-accepted belief (eg "Someone on this boat killed the lawyer").
     
    • Evidence. A piece of information relating to the issue at hand (eg "The medical examiner said he died between 8 and 9PM. He was with Mrs. Fields at the time").
     
    • Conclusion. You final analysis of the situation based on balancing your premise with your evidence (eg "Mrs. Fields killed the lawyer").
     
    Deductive essays aren't nearly as dramatic as most whodunits, but they do share the use of sound logic in common. Gathering related facts, the writer finds a way to add them up into a logical conclusion. To put it simply, deductive essays use deductive reasoning to solve an issue at hand.
     
    Good deductive essays do more than show off correct grammar and clear writing. Anyone with a quality can come up with that. How you support your conclusion, on the other hand, carries a bit more weight, as it will determine how readers will regard your arguments' veracity.

    Before you can proceed to your writing task, be sure that you already have a topic to discuss on. It is not a good idea to start your writing if you still don't have any topic to write.
     
    It will only make your situation hard and most of all, your time will be wasted for nothing. For sure you don't want that to happen, right? Therefore, choosing a topic first is what you need to do before you proceed to the next step in writing.
     
    There are situations where you can't choose your own topic, simply, because your employer decide it for you or if you are still a student then your teacher might gave you one.
     
    But it doesn't really matter whether you choose your own topic or not. As long as you know how to make that topic work in your writing then there is no problem at all.
     
    To deal with it, you have to know everything about your topic. That is, to conduct a research about it and gather information and other relevant sources that can help you to understand more about your topic.
     
    Once you get to know your topic better, then you can make your readers understand what it is all about. As simple as that and then you are now ready to narrow your topic down in your content.
     
    In writing, you should use your creativity and it is up to the writer to decide how to construct the concept of his topic.
     
    When tasked to write a short essay, such as one containing 1,000 words, having too broad a topic can give you a serious problem in keeping the word count low. Broad subjects tend to require more evidence and facts to effectively argue, resulting in extended word counts that could prove harder to trim (even with a precise writing software) than you originally bargain for.
     
    The moment you ascertain that a topic is too broad, you have to take immediate steps to remedy it. How? It is by narrowing it down into a more manageable, more precise one.
     
    1. Identify the main elements of the topic you've decided is too broad. Write each element down and test different ways you can apply it to your essay. Most of the time, one or two of the smaller components will sound like a good fit. The shorter the essay, the more closely cut your topic has to be.
     
    2. Look at the big picture. Instead of drilling down, move up into the more general field or subject that your topic belongs to. Take note of the most important aspects of that subject, then see how you can relate it to your chosen, using the resulting intersection as your new subject matter.
     
    3. If you are in school, always a teacher or an advisor to help. Those who have been exposed to the subject for extensive lengths of time will usually have a good idea of how you can better drill down a broad topic.

    It may be easy to write certain topics that suit your interest but it can be very hard to make your readers loved your text. Getting their attention is one of the toughest jobs of being a writer. This isn't more about the hard work. It's more about your creativity on how are you going to make your writing an interesting one. Even if that certain subject is not of your type.
     
    But that's what makes writing a challenging task. Not all people are able to manage their contents well. You're lucky if you know how to master the language well since you're only problem is to make your writing an interesting one. However, there are a lot of people that can't even correct their own grammars well. Also, they find it hard to spell correctly.
     
    Before you could handle greater task, it is best to polish your way of dealing the language first. That's because most readers pay's full attention to the writer's ability to write well. If they spot any writing errors in the first place, then it will be hard in your part to get their attention back since they will no longer read your text completely.
     
    Therefore, you've got to focus on your way of writing your text. After your first draft, try to read your passage over and over again and determine if there are any writing mistakes that took place in your text. Then correct them if necessary. Then you're good to go. The question is, how are you going to write an interesting piece?
     
    There are many ways of organizing a piece of writing, even human interest features. Generally, though, these types of material work best when arranged using one of three main types of structure. Want to know what those three are?
     
    Chronological approach. A popular defining style for works produced by beginning writers, this usually trails off based on the information you are able to gather. In a nutshell, this approach involves telling a story by detailing it from beginning to end, exactly in sequential order. Simply arrange the events according to how they naturally flow and you should be fine.
     
    Suspended interest approach. This is a pyramid style of organization, where the lead fires off with a partial summary of the major facts. The human drama's resolution, however, is reserved for later in the piece, unfolding as you work towards the outcome and the conclusion. Obviously, the suspense should compel the reader to stay with the piece, giving an immediate incentive to follow the story.
     
    Narrative approach. As the name suggests, you tell the human interest feature like a short story, using narrative elements to lure and engage the reader's interest. It's considered one of the most flexible forms of organization, since you aren't forced to use specific elements for various parts of the text.
     
    Of course, the overall quality of your piece rests as much on your structure as it does on the correctness of your text. As such, make sure to put any piece you produce through a good writing software before turning it in.
