    I have stated before in other articles that humans are collective beings. Each person's consciousness belongs to a Higher or Greater Power that is composed of his or her past lives. That Greater Power will eventually unite with the Universal Consciousness. Humans understand this collective power as God. Consciousness is able to divide itself endlessly through a process called "splitting." Splitting is a distinct characteristic of consciousness. Every time a spirit reincarnates into the physical world, the spirit divides so that a new personality is born. An incarnated spirit (human) is a new version of his or her past life personality. While the person retains some characteristics of their former selves, he or she is a separate individual with a developing personality. I say this because we are always experiencing personal growth. That is the point of reincarnation. It is a process of improvement.
     
    It's theoretically possible for a discarnate spirit to divide his or her (spirits are actually genderless) consciousness into two or more human bodies. In other words, the spirit may be born as two or more persons at the same time. This manipulation of consciousness is the opposite of Dissociative Identity Disorder (formerly called Multiple Personality Disorder) where two or more personalities reside in the same human body. I believe the shared consciousness procedure would be undertaken by an advanced spirit with the knowledge to accomplish such a feat. Perhaps a mystic like Arthur Edward Waite would be able to conduct a shared consciousness experiment. Not all spirits are knowledgeable in the ways of metaphysics. In fact, many of them tend to be quite ignorant. I base this on my own experience with the spirit world. I'm not convinced that every spirit in the afterworld has the skill and know-how to move objects at will, turn on electronic devices, possess human bodies for channeling, and do the fantastic paranormal feats we hear of in respectable magazines, radio and television shows.
     
    I believe this unusual use of splitting can explain why two or more rational people can compellingly claim to be the present incarnation of John Lennon or Abraham Lincoln. Of course, since we are talking about celebrity figures it's also possible that they are disillusioned. It all depends on what the person has to say and whether you believe him or her, since none of the information can ever be proven to the satisfaction of a skeptic. Splitting or reincarnation cannot be scientifically proven, but neither can they be disproven and therefore discounted. I assure you there are things beyond our reality that would frighten any skeptic to their core. These things I speak of have never been seen or experienced by most humans.
     
    In the case, shared consciousness, I assume this spirit has a special plan in mind that requires a number of people to complete. Perhaps that spirit wishes to have each human part of itself work on a particular mission. Or maybe the spirit has a grand scheme in mind that requires a number of humans operating under the direction of its consciousness. I read that this was the case with the Christ Consciousness which was comprised of the Apostle Paul, John the Baptist, and Jesus. That may be the New Age version of the Christian doctrine of the Father, the Son, and the Holy Spirit. My point is the idea of shared consciousness is not new. I am not saying that every instance of shared consciousness between humans has the mark of the Divine Source on it. This is just an example of this special type of splitting.

    It can be easy to forget that, even with all the medical staff around you at a doctor's office or hospital, you are always at the center of your own medical care. Even with all of their years of medical experience, the health care professionals surrounding you can improve your care if you communicate with them on a regular basis. The first step to keeping these lines of communication open is to get used to asking your doctor or other health care professionals questions when you have concerns about your care. The questions you'll ask will obviously vary depending on your current condition, but here are few suggestions.
     
    In case of a new diagnosis, be sure to learn everything you can from your doctor. It may be advisable to write down their responses for future reference, or to bring along a friend or loved one to do so for you. Ask about the basic facts of your condition, such as the cause of the condition, symptoms it can cause and the usual course of treatment. You'll also want to know how this diagnosis might affect your daily life, both at home and at work, because you may need to rethink some of your everyday tasks when confronting a new condition.     There are many different types of healthcare careers, and some of the most intense but rewarding ones includes spine specialists. Deciding which type of spine specialty you'd like to begin will largely depend on your scholastic aptitude and the level of medical study you're willing to take on. However, you should know that all types of spine specialists provide a very important service to society.
     
    Why Work with the Spine?
     
    Sure, studying and treating the spine may not seem like a desirable medical career, but consider how important the spine is to human life. The bones that comprise the spine (vertebrae) protect a portion of one of the most highly advanced systems in your body – the central nervous system. While the brain is protected by the skull, the spine protects the spinal cord, which acts as the main conduit for sensory and motor signals traveling to and from the brain.     The following spine specialist professions require doctoral degrees:
     
    • Orthopedists – Orthopedic physicians (or surgeons) can diagnose and treat conditions of the musculoskeletal system, which consists of the ligaments, tendons, nerves, bones, joints, and muscles of the body. Orthopedists must complete a four- or five-year residency program following medical school and a one- or two-year fellowship for sub-specializiation.
     
    • Physical therapists – Physical therapists that focus on treating the spine work to improve body mechanics and posture. They employ techniques such as low-impact aerobics, strength training, and other non-surgical methods to strengthen muscles in the neck and back, which can help ease patients' symptoms. Other physical therapy treatment modalities can include transcutaneous electrical nerve stimulation (TENS) and ultrasound.
     
    • Neurologists – A neurologist diagnoses and treats disorder of the nervous system. For example, a neurologist can treat compression of the spinal cord or a nerve root nonsurgically or surgically, depending on his or her level of study, and may study a patient's cerebrospinal fluid for characteristics of certain neurological conditions. Neurologists must complete an internship following medical school and several years of specialized training.
     
    • Rheumatologists – Rheumatologists are specialists in health conditions that cause pain, swelling, and inflammation of the joints or muscles. When it comes to the spine, a rheumatologist would focus on the facet joints, or the areas where vertebrae hinge together. Rheumatologists must complete a three-year residency program following medical school and a two- or three-year fellowship program for specialized training.
     
    Alternative Specialists
     
    You may also consider starting a career as a spine specialist within the complementary and alternative medicine (CAM) field. One type of alternative spine specialist is a chiropractor. These spine professionals believe that overall health is linked to spine health. They employ manual spinal manipulation techniques to adjust misaligned vertebrae to help combat nerve compression and relieve symptoms.
     
    Another type of CAM spine specialist includes acupuncturists, who use the ancient Chinese method of inserting thin needles into specific areas of the spine to help relieve pain.
     
    Do Your Research
     
    Before you make a final decision about the type of healthcare career you'd like to pursue, be sure to complete as much research as possible. Find out how many years of school will be required, the types of programs of study you should complete, what types of standardized testing that you'll have to complete, where and what types of residencies you should apply for, and what board certification will be required to achieve your goal. Additionally, it may be helpful to consult local spine specialists and ask what they love about their jobs and what type of experiences they've gone through to get where they are today.

Effective advertising will require a massive amount of effort to be accomplished. Good advertisements make full use of the experience of a human's sensory organs. A hugely contributing factor to good advertisements is to adjust the digital artwork to the correct audience to air the advertisement. The artworks used for advertisements should be thought-provoking and stimulating the emotions of the heart. Effective advertising is completely dependent on the tactics used in creating the artwork.
     
    The human sensory organs are sensitive to the things around them. The eyes are a window to the world and it is able to detect the colors of the surroundings, with that, it is also able to capture the colors of advertisements. With that the colors advertisements use should be plentiful. Colors should be mixed with each other and a greater of variety of colors should be used to deliver a greater visual experience to the audience. A colorful advertisement is more likely to attract the audience rather than an advertisement with plain dull colors. Colors within an advertisement should also be organized knowing that it will make an advertisement look neat and an advertisement with confusing colors is more likely to confuse the audience rather than help them. Adequate organization and multiplication of colors are useful in triggering the sensory organs of humans to create an effective advertisement.
     
    The right artwork serves the right audience. The contents should fit the type of audience because certain groups of people are attracted only to certain things, and understanding this will help advertisers structure their advertisements properly. Young children are a fine example, their great curiosity makes them love new things, especially toys, since toys take many forms, but they are unable to take horrifying images, whereas many adults can. Knowing them means knowing what such an audience favors or hates. The next thing is to make artworks relevant to the audience that the audience can relate to them. There is a proper structure and an audience aimed for in every advertisement, whether it be for a product, person or service. Making the correct artwork for the right audience will increase the effectiveness in advertising.
     
    Advertisements should incorporate artworks that provoke thoughts. Beautiful artworks may be good to temporarily capture the eyes of the audience, but without any deep meaning, artworks can be mere artworks. The artworks in advertisements should incorporate themes that promote the moral issues that happen in society or themes alike so that people are able to see, as if through a window, the meaning of the world to them through the artworks in the advertisements. Artworks are not merely flashy artworks that simply draw the attention of viewers, they function also as a storyteller. Underlying or hidden messages with profound meanings could be incorporated to communicate with the audience. A good advertisement leaves for the audience who views the advertisement with a deep impact. Touching the soul of the audience is key when creating the artwork for the audience. Having a profound impact on the audience will provide greater effectiveness in advertising.
     
    Effective advertising is truly reliant on the tactics used in creating the artwork of the advertisements.     Recently a business owner approached our company with a vending machine idea for which he was seeking funding. He believed he could get vending machines into airports where he would sell tagging materials to travelers at a significant price.
     
    He had totally missed the basic concept--- investors want to invest in ideas that will make money.
     
    Before approaching us he should have asked several questions:
     
    • How much money is needed?
     
    • How much money is really, really needed?
     
    • When is the money needed?
     
    • How will the money be utilized?
     
    • What will be the outcome if you are granted all the funding you seek?
     
    • How do you know that will be the outcome?
     
    • How much equity are you willing to give up?
     
    • How long will it take to pay back the loan?
     
    Critical Point: Venture capitalists spend eight minutes, or less, looking at a business plan. If these questions are not addressed, it either goes in "the round file" –in other words, it has little to no chance of being funded. Time is rarely taken to advise the individual who proffered the plan that it has been rejected.
     
    After discussing the project with the gentleman, I asked him, "What assets do you have to provide for collateral for the loan?"
     
    He was surprised at this question. He did not want to put up his assets to secure his idea. He gave the same response almost all would-be entrepreneurs give – he thought his idea was so fantastic that everyone would want to fund it.
     
    He was wrong.
     
    If an idea is not analyzed and/or if the entrepreneur is not willing to invest his own money in the project, and if there are criminals in the management team, why would anyone invest money in either of these projects?
     
    We did not help fund his idea. He needed someone without investment knowledge or business experience to fund naïveté.
     
    If an entrepreneur is seeking money for an investment he should pursue the following options in this order:
     
    • Personal assets.
     
    • Family and friends personal assets.
     
    • Crowd funding: are there people around the country who would invest in your company?
     
    • Angel investors: Talented, experienced, accredited individuals.
     
    • Small Business Administration or Incubator loans for start ups?
     
    • Banks or credit unions.
     
    • Private equity partners/venture capital partners.
     
    • IPO if business is significant enough to attract a large number of investors.
     
    The following is a partial list of useful ideas those seeking funding should consider:
     
    1.Ideas have no value. Ideas are as common as water. Everyone has them. The person to put his or her ideas into action is as rare as the most valuable diamond. Only ideas put into action---and that are generating income--- have value.
     
    2.As the dot.com bubble retaught investors, a business that does not generate revenue and profit is worthless. Without the possibility of dominating a market, creating excellent revenues and high profits, no one will invest for the long term.
     
    3.There must be a sufficient market of customers for the business to grow exponentially and generate demonstrable profits.
     
    4.Investors seek to invest in a proven management team which can generate profits. Proven management teams know how to generate profits because they have been in the trenches and know the procedures. In other words, they've been there before. They've done that.
     
    5.Integrity is as important as the management team.
     
    We recently received a business plan from an owner of a moderate volume gold mine that was producing gold. We were interested in the project but after doing background investigation we found that one of the partners had a past filled with fraudulent events. Further, one of the owners was draining cash out of the company to purchase a large farm in southern Utah. It goes without saying we did not fund the mine.
     
    6.It takes twice as long and three times as much money to succeed as is projected in the business plan. In a business startup, consider Murphy as your partner, and as an optimist. Rarely does anything proceed as you think it will.
     
    7.Business plans are crucial because they show that a person has considered the business idea from many different angles. However, business development rarely follows the structure of an initial business plan. Business owners must change and adapt with new information. Hence, the inevitable "pivot" that often occurs as a plan is executed. Do not be afraid to pivot your plan as required.

    Commonly there are three different levels of uninterruptible power supply maintenance cover contracts available.
     
    Normally an annual service is the best way to check on the condition of your UPS power supply. This usually includes an engineer carrying out tests on the fans, filters and DC capacitors.
     
    Multiple service visits can also be added if required and companies can even tailor-make a bespoke level of cover if more rapid response times are needed. More than one visit a year can prove invaluable as the engineer can spot a weakness in the system and replace parts which ensure the UPS power is always available when you need it.
     
    A 'basic' UPS power device maintenance contract is the most popular type of contract. This is usually an upgrade or extension of the standard manufacturer's warranty. It provides a basic agreement of 24 hours a day, seven days a week telephone support and a four to six hour on site response to emergency call-outs depending on location.
     
    It also includes one or two preventative maintenance visits per annum during normal working hours. All parts are included if the unit is covered by the manufacturer's warranty.

    The second type of uninterruptible power supply maintenance contract is 'corrective'. This is an out of warranty contract that provides all the features of a basic agreement but also includes travel and labour costs for any call outs additional to the standard preventative visit. Parts are chargeable as required unless covered by the manufacturer's warranty. Again, this excludes batteries, fans and filters.
     
    Then there is the 'extensive' UPS power supply maintenance programme that includes all the features of a 'corrective' agreement but also includes any parts required for any repair works carried out for the duration of the contract. Once more, this does excludes batteries, fans and filters.
     
    Make sure your electrician is always NEICEIC approved. This means they have the skills and experience to carry out all minor or major electrical works including installations and site surveys.
     
    Site surveys are for customers that have already decided what UPS power supply they require for their application but would also like a UPS installation carried out.
     
    The point of a site survey is to provide the customer with an accurate quotation for labour and materials and a scope of works for the UPS installation as well any other electrical works related to the UPS that the customer requires.
     
    A site survey is essential prior to installation to ensure that there are no unexpected costs incurred by the customer once the UPS installation commences.
     
    Site surveys are usually free of charge within normal working hours by most companies. These also ensure that there are no hidden surprises or unexpected costs during any stage of your power protection, selection, delivery or installation.

    Any good entrepreneur planning on developing a retail space will need to acquaint him or herself with a Letter of Intent, or LOI.
     
    The LOI represents your first indicator to a landlord that you want to lease their space for a period of time, and it covers what the entrepreneur anticipates will be the basics of that lease. An LOI is basically an Agreement that says to a developer "I as a retailer am interested in locating in your development, if we can agree to some terms and conditions."
     
    After that point is when the LOI gets interesting. Whether or not the Letter of Intent ever becomes a formal contract depends upon several factors---1) how much the retailer is interested in locating in the center, ie, what he or she will pay---and 2) how interested the developer is in having that specific retailer locate in their property—how anxious are they to negotiate.
     
    Consider this to be a "first step" in the ritual of negotiation for a business location.
     
    Why is an LOI important? Generally speaking, every retailer approached to develop in a location must successfully complete a budget for what they believe any property they develop will generate in sales and revenues. The LOI defines, in writing, what both parties are willing to do. It can be written by the landlord and presented to the retailer for approvals, or it can be written by the retailer and presented to the landlord. The key is to come to an agreement which leads to a formal contract between the parties. How well the LOI is constructed often determines whether or not a contract will be forthcoming.
     
    Many landlords determine from the structure of the LOI how astute a tenant may be from a negotiation standpoint. They may arrive at a decision as to the professionalism of the agent representing the tenant, and that decision may impact their agreement to certain terms and conditions within the lease that is offered.
     
    It is important to understand the importance of a formal LOI because sales and revenues are different. Revenues can be impacted by incentives offered, tax payments that would generally be paid that are forgiven, development costs that are underwritten by state or local governments, funds that are assessed by the developer, common area cost collections, and a host of other charges and revenue streams which impact the revenue stream of the various retailers.
     
    Potential tenants walk away from Letters of Intent. It happens all the time. The developer won't agree to some of the retailer's requests, or they can't get together on the price per square foot or on the CAM--the Common Area Maintenance Costs.
     
    By the way, the format of an LOI may or may not follow a template. LOIs can be formal, or they can be as informal as a cover letter sent to the potential landlord.
     
    If written as a simple letter, it might say, "I, as a retailer am interested in locating in your development, if…" and the list of items would go on in a very significant way. A retailer generally locating in a center that is large (over 500,000 square feet or so) would ask for what is called exclusivity. That means that if they locate in the center, no other retailers similar to them in design or buildout, or offering similar offerings, could locate there. Your exceptions to this, of course, would be what are called the anchor locations.
     
    An anchor location generally defines major retailers that locate in a specific center.
     
    People must feel comfortable spending money for retail to be successful. It matters not who the retailer is, or what they sell, or how much someone wants them to have an outlet in their area. The reality is that unless a willing consumer wants to spend his or her money there, and he or she feels comfortable spending money there, and the pricing constraints are elastic enough for them to spend their money there, they are not going to spend. If you they don't spend, you won't succeed.
     
    And against that backdrop, the retailer's Letter of Intent is even more demanding.
     
    What might some terms of restrictions be?
     
    1) A Base Rent that the tenant is willing to pay, along with any percentage increases they would be willing to agree to over a defined period of time;
     
    2) Forgiveness of rent for a period of time, in order to build up the business.
     
    3) The specific number of square feet the retailer is interested in leasing, and if a site plan has been developed for the location, which of the several sites in the plan they would be interested in leasing.
     
    4) Developer contributions to a marketing pool of which X% would be directed to their retail business.
     
    5) The ability to determine operating expenses to a certain, limitable level.
     
    In every instance, the position within a development, or location, can be critical to business success. Even more critical, however, is the concept of visibility and accessibility. You may be able to see a location for miles-- from a relatively long distance—but potential shoppers must clearly see how to get to it in order to shop there. The inability to see how to access a location could become a significant barrier to access.
     
    Let me share a great anecdotal story that illustrates the importance of visibility and accessibility.
     
    When I started doing Retail development for one group, we had a new facility under development that was located in the median area of a major road, in a major city—with over 2 million people-- that laid in a curve right where the facility was located, offering amazing visibility and accessibility to the location. The center and the facility had been under development for over a year. Six weeks after a very, very successful opening----and some of the highest volume sales in the chain--the road turned one way, opposite the direction it had been going previously, giving drivers a perfect view of the location—in their rear view mirror. The sales dropped by over 50% overnight. Within seven months, I was negotiating with the owners of the property to lower the rent on behalf of the tenant. Two years later, I negotiated the premises out of existence…it was the last store left open in this retail center. There is an art and a science to locating a business.
     
    There is no real sample of a Letter of Intent that is followed in every instance where a location is being sought, but the items I've mentioned are almost always included. Additionally, every retailer seeks what is called TI or Tenant Improvement allowances from the developer. TI is a financial contribution that the developer makes to the project to entice the retailer to build a store there. TI can be used for any number of different uses.
     
    Because it generally represents money directly out of the retailer's treasury, many developers try to limit what tenant improvement allowances may be used to do.
     
    Another item that may be covered in the LOI is what allowable signage may be put up. Signage is generally dictated by the maximum square footage allowable by the government entity with jurisdiction over the location, but developers often negotiate for additional signage—and city and regional governments often allow square footage in excess of the stipulated guidelines in order to entice a developer to locate multiple businesses there.
     
    Ultimately, it will be left up to the cities as to what to allow in terms of signage; the center may adhere to current guidelines, or they may be allowed a "carve out" or an "exemption." Again, much depends on the developer and his/her abilities to suggest to the cities that additional signage might increase sales appreciably, and, thereby, increase taxes paid to the cities.
     
    I mentioned CAM or Common Area Maintenance charges. These are sometimes also called Operating Expense Charges, and most retailers need to stipulate some type of limit on their percentage paid, as well as a limit on the increases that can be passed on to them during the term of their lease. They may have a 20 year lease, with a rent accelerator at 5 year anniversaries. They are going to want to limit any type of CAM charges they would pay to a percentage of their lease payment increases, in most cases. There is also the threat that a majority of tenants could vacate the premises for some reason, leaving the tenants "holding the bag" for a majority of CAM charges. It's very important that you have a knowledgeable advisor review your lease prior to signing the lease to assure that you are fully protected for the term of your lease.
     
    CAM charges cover items like lighting in the parking lot; maintenance of the landscaping, garbage pickup, snow removal in the wintertime, lighting for the center, proper. All of those charges can mount up, and someone has to pay them. Often, it depends on the developer's ability to project many charges on basically raw ground, and the retailer's experience in dealing with charges they may have experienced in similar build outs.
     
    The retailer also can request access hours to his premises, can request a number of parking spaces for employees, can request renewal terms and first option positioning for any locations that become available during the term of his lease.
     
    Finally, there is a drop dead date on any good LOI. If both parties don't sign and return the LOI to the other party, or have a formal lease developed and delivered to the potential tenant, the tenant is under no obligation to execute any agreement that might be presented.

    It May Be Time for a "Meet and Greet."
     
    When we planned to write this article, we thought…business owners can be very skeptical these days. Why would anyone think that someone who owns a business doesn't know a good time to seek financing for the business? Because the chances are, you won't. Sorry to burst your bubble. Although the common sense answer, "When I don't have enough money to do what needs to be done for the business," is often applied to this question, it may not be the right answer for your business or your business needs.
     
    Oft times, in working with our Consulting clients around the world, we find that the correct answer to that question might actually be, "Time to seek financing when you need the money the least." And unfortunately, many business owners don't realize they should be laying the groundwork before they need the money.
     
    Prior to deciding that logic defies that answer, consider that lenders and investors often find themselves looking at desperately developed business plans. They see financials that demonstrate declining cash balances. They may see sales tumbling, and pre-tax revenues declining at a precipitous rate—especially if controllable expenses aren't maintained at an acceptable level.
     
    Is this the type of business you'd want to finance, if you were a lender looking for a solid lending opportunity? Probably not. You might opt for what is said to be, colloquially, "behind door # 3"—a reference to the television Game Show, The Price is Right—financing something you know little about. You might even decide your chances with a lesser known investment are better than they would be with the business package put before you for review.
     
    We love meeting with, and talking to, bank officers. Especially when we have a strong positive balance in all my accounts and everything is going well with my business. Bankers are always so encouraging, it seems, until you get to the real nitty-gritty of your business. Anecdotally, we still remember meeting a Bank Manager who considered me an amazing person until about 15 minutes into the conversation, when he said, "Mr. Guinn, your client's business owes me several hundred thousand dollars and is overdrawn in its current account. How do you intend to repay what it owes?" Hint: If you need money, don't count on getting it when you need it. If so, plan on paying a grievous price to get it.
     
    So, let's assume you own a business and you're doing well. Quite well, by today's business standards, anyway. It's probably past time for you to establish a relationship with some type of financial entity. We won't say a bank, because more and more ventures are being financed by non-traditional sources. There is the private equity market, there is a very healthy debt market, and there is a growing source list of angel investors who find that putting their own money into other profitable ventures meets and exceeds their personal investment goals. When banks are advertising CDs at 1 ½ percent, it doesn't take much return for one to realize that more can be achieved through some type of alternative program. The issue still remains, however…how should you approach a potential financial source?
     
    We'd like to suggest three things.
     
    a) Make an appointment in advance, and go in—prepared--to make a small presentation to the potential financier about who you are, what you do, and the some of the results you've been successful in achieving, to date. This means that you write an introductory email or letter asking for the meeting, and you prepare accordingly. Finding out who will be at the meeting, if others will be included, is a great way to set your objectives for preparation. The relationships you wish to establish and the opportunities that you seek by doing so will clearly define the amount of preparation you will do for this "meet and greet." We have a standard "Fact Package" about our Consultancy that can be used for anyone, anywhere, who does not understand who we are, or what we do. An accompanying PowerPoint Presentation can be presented where required. You should invest between two and three hours of your time and prepare this, this week. Don't continue to put it off. If you have what we've called a "Fact Package," it is probably time to update it. If you don't have something like this available, and you are running a business, you're being derelict in a significant responsibility to your business. Understand, please, that this doesn't go into deep information on the company—it simply tells the story about how you got started, what you specialize in doing, offers some of the larger situations with which you have been associated, and tells some of the current "projects in process."
     
    b) You will want to focus the "Meet and Greet" on what you perceive as industry upsides where they exist. Where possible, integrate specific examples of your successes which are on point into the industry's upsides. The more "straight lines" you can draw from mainstream media accounts or articles that you can furnish as supporting material, the better for you. It offers reinforcement that the pathway you've chosen for your business is correct and mainstream media supporting your documentation solidifies your choices.
     
    c) Finally, drive the "Meet and Greet" with a great dose of what is called Executive Storytelling. "Paint" a vision, verbally, for the attendees. Tell them where you intend to take the business. Share anecdotal examples—the more memorable, the better. Be sure they understand the "reason" for the pathways you have chosen. Now isn't the time for "the ask." The ask comes later. Today's objective is to educate a potential financial source as to what you're doing and why your vision of the growth of the business is correct. By doing so, you impress the potential financial source as to your knowledge, your competency, and your vision. All of these play prominently in whether or not a lending source will find favor in the future—when you are ready for "the ask."
     
    It goes without saying that you ask for questions at the end of the meeting, and be sure to leave several of your business cards. Nothing may ever come from the meeting. Then again, you may get several calls from others who can benefit from your experience and can learn from your knowledge. And a call from a potential financial source, asking if you ever considered any funding for your program. Ca Ching!

    Conducting a simple Internet search for pallet rack will yield plenty of results for pallet rack distributors offering storage systems at extremely low prices. Some of the prices are so low you probably won't be able to stop yourself from thinking it's just too good of a deal to pass up. But is it? Whether you are in the market for a new or used storage solution for your business, focusing too intently on just the cost of the system – and choosing pallet racking based solely on the price alone – could inevitably lead to trouble for your business in the long run. Suffice to say, there are countless other things you must consider in addition to affordability.
     
    Is the System Durable?

    How often to have the pallet rack system inspected is up to the discretion of the owner, but annual inspections of new pallet racking systems are considered an acceptable timeline to follow. If you have a used pallet rack system, a six-month timeframe would be a more suitable schedule to adhere to. Unfortunately, accidents do happen in the workplace, but there are measures that can be taken in a warehouse setting to help you prevent incidents from occurring. The following are some of the things you can do in order to promote and maintain a safe workplace in your warehouse.
     
    Properly Train and Continually Educate Your Employees
     
    One of the best ways to ensure your employees are able to perform their day-to-day duties safely is to provide proper training before a task is assigned. In the material handling industry, though, this is also one of the most critical steps to ensure you maintain a safe operation. Some of the equipment commonly utilized in warehouses can pose a serious risk of personal injury when not operated properly.
     
    Some training, such as teaching employees how to operate a forklift, can require a more extensive training approach. However, even something you may consider a relatively easy task, like placing goods onto a conveyor system or onto a pallet that will be stored on a pallet rack system, should be covered as well. It's also a good idea to continually educate your employees on how to safely operate the equipment, and perhaps hold semi-annual training seminars to ensure proper operating protocols are followed.
     
    And, this should really go without saying, but it's very important to continually remind employees not to use equipment that they are not properly trained to use.
     
    Hang Visible Safety Signs and Reinforce Safety Guidelines
     
    Posting plenty of signage with safety rules and regulations throughout your warehouse can help your employees stay abreast of the procedures they need to follow in order to help keep the workplace safe for themselves and others. These signs, obviously, should not be placed behind anything that would obstruct employees from viewing them.
     
    It is also important to reinforce the safety guidelines with your staff, which is why it's never a bad idea to hold a regularly scheduled meeting where you can reiterate current safety protocols, as well as notify your employees of any changes that may have been made and distribute any pertinent safety materials.
     
    Routinely Inspect Your Equipment
     
    From the pallet rack system and pallets to the lift trucks and personnel vehicles, every piece of equipment in your warehouse should be routinely inspected. This practice not only can help you prevent minor issues from becoming much larger, but it also can help your equipment to last longer. Inspections should always be conducted by trained professionals with expertise of the particular piece of equipment they are analyzing.
     
    Observe Work Practices
     
    You never want it to become a habit for your employees to cut corners during the performance of their jobs, especially when it comes to performing their duties safely. It's always important remain cognizant of what your employees are doing and making sure they adhere to proper safety guidelines so you can prevent unsafe work practices from becoming the norm.
     
    Seek and Encourage Employee Input
     
    Encouraging your employees to notify you of potential hazards or unsafe practices in the workplace is smart business. An open-door policy can be one of the best things to implement. However, it's also a good idea to have managers actively engage other members of the workforce to get input on whether they feel if the workplace is as safe as it can be, and get information on how the situation can be improved.

    I am regularly asked to review the insurance needs of my clients' friends, family and business associates; and in doing so I have noticed a disturbing trend. This is that many people are blissfully unaware of some issues within their existing cover.
     
    The five mistakes I find so common are:
     
    1. Under Insurance
     
    New Zealand has a massive under insurance problem. Why is it that *98% of homes and 95% of cars are insured, while only 57% of the population have life insurance and 20% income protection? Does this mean that we value material things more than ourselves and our family?
     
    Probably not, however it is clear that people are unaware of the options available to ensure a strong financial future in the event of a major health issue.
     
    During insurance reviews many new clients are alarmed at the inadequacy of their existing cover to maintain their lifestyle and provide for their family.
     
    2. Paying Too Much
     
    Why would you want to pay more than you need to? Frequently when I review clients who have purchased an insurance policy, they are surprised to find out that it is costing considerably more than a comparable or sometimes even better policy. This is usually due to the person being oversold by a salesperson (who was more concerned with commission) rather than an adviser who is client focussed, and fully involved the client in the decision making process.
     
    3. Inferior Policies and Poor advice
     
    They say "nothing is more constant than change". And this is particularly true of insurance policies. Often when I am discussing the needs of a client, it is amazing to see how things have changed for them. Insurance companies seek to address this change and improve policies offered to the market. Often these improvements can be passed on to the client at no additional cost and can be as easy as the simple completion of a short form to upgrade the existing policy. The aim of an insurance adviser should be to provide clients the best outcome at claim time – for it is then that the rubber meets the road.
     
    4. Over Insured
     
    Sometimes I do meet clients who have too much insurance (all be it rare), and the unfortunate thing is that this is usually due to their needs not being matched by the appropriate level of cover or the fact that their situation and requirements have changed. It is always best to complete a full needs analysis, and review on a regular basis, so all areas of risk can be discussed and a "Plan B" can be developed to meet those needs. I do however stand by the fact that for a client – "there is never enough money at claim time". It's a fact that *46% of people believe that having the right amount of insurance is important, but only 22% said they regularly review their cover!
     
    5. Claim Time Surprise
     
    My aim is to communicate effectively my suggestion for a comprehensive risk plan so that each client understands what they are covered for and what will happen with respect to a benefit payment at claim time. Too often I meet people who think they are covered for an event, when in reality they are not. Much of this can all be avoided by having a process that is client focussed, clearly communicated and regularly reviewed.
     
    So, what is needed to address all of these issues?
     
    Firstly, an individually tailored plan which is based on the needs, goals and priorities of the client.
     
    Secondly, regular reviews to ensure that the plan stays relevant and appropriate.

    El Pinarillo is a picnic and barbeque area set in the heart of Nerja's National Park or locally known as the Sierra Almijara. There are purpose built barbeque areas, plenty of parking and play areas for the kids. It offers and interesting day out when staying in a nerja holiday apartment or villa rental.
     
    Dad can get the barbeque going whilst the rest of the family can go off exploring. Forget the Nerja Caves, you can go and discover some for yourself! There are plenty! Some previously inhabited and others still inhabited...by whom -we don't ask!
     
    As spring breaks and the days get warmer you can expect to find the air abundant with butterflies, bees and bugs all going about their duties in the lush wild flora and fauna found in the rugged meadows. Lizards and snakes will be sunning themselves in the early morning sun and you may be lucky enough to see the Andalucian mountain goat known as the Ibex.
     
    Many walkers and ramblers start their day off here being an ideal base to park up and use the facilities. The area is open from mid October through to early June. It is closed in the summer months due to the potential fire risk and there fire no traffic is allowed in the area and it can only be accessed by foot. Definitely no barbeques allowed in this period and those caught face heavy fine.
     
    El Pinarillo provides a gateway in to the National Park and there are many beautiful walks that can be taken from the area. Guided walks can be arranged through some of the local adventure companies that will take you into the mountains and valleys beyond exploring natural springs, cascading waterfalls and breath taking views. Those looking for more extreme sports these mountain ranges have some world class fell running tracks and those in the know can soon make up routes for a nice 30km run. Naturally if walking or running alone one should observe that this area is vast and not hugely populated with walkers so rule number one applies - Tell someone exactly where you are going and wear appropriate clothing - The brighter the better, it makes you easier to find by helicopter if you have a fall and end up in the gorse or thick undergrowth. Always take a whistle and remember the mountain distress signal is to give six signals within a minute, then pause for a minute.
     
    Many Jeep Tours visit El Pinarillo to take in the stunning views before carrying on the days exciting adventure.
     
    El Pinarillo is about 5km's in land from the Nerja Caves. The track starts on the left of the main entrance to Nerja caves and winds up to the picnic area. There is a large map on display by the entrance.
     
    The route up to El Pinarillo is an unmade road and a little rough but quite easily passable without a 4x4 if you take it slowly. It takes about 15 minutes and on the way you can look out over views of Nerja & Maro.
     
    There are no entrance fees but you will need to provide charcoal for your barbeque.
     
    Clothing Advice
     
    We would always recommend that you carry a light rain mac in the cooler months and anything else that you normally bring for a family picnic. Obviously if you are walking or running in the area then you have to be more prepared for changes in the weather and wear more appropriate clothing and foot wear.
     
    Escape your apartments in Nerja and grab yourself some fresh mountain air there is so much more to see than the sea.

    "Pirates of the Caribbean: The Curse of the Black Pearl" single-handedly made pirates stylish again in the eyes of moviegoers everywhere. Johnny Depp's portrayal of Jack Sparrow wasn't his first role, but it is arguably his most well known to today's audiences. This movie is also notable for being Disney's first major release rated higher than PG. It has a mixture of high adventure, humor, swashbuckling swordplay, and everything people expect from a pirate film.
     
    The film opens on the ocean in the 1700s, where a ship is sailing from England to Port Royal, a British colony in the Caribbean. A young girl, Elizabeth Swann (Keira Knightley), is singing a pirate song in the fog when the ship comes across the wreckage of another ship. They find one survivor: a young boy named Will Turner. They bring him aboard and sail to the New World after Elizabeth takes the strange medallion the boy is carrying.
     
    After a time skip of several years, Will Turner has become a blacksmith and forged a sword for Elizabeth's father, the Governor. To Will's sorrow, she is to be married to Commodore Norrington, a captain in the British navy. As preparations for the marriage are being made, the majestic score kicks in and a sinking boat slowly approaches the dock with Captain Jack Sparrow (Johnny Depp) standing atop the mast. He steps onto the dock and is stopped by two soldiers. Meanwhile, Elizabeth faints due to a too-tight corset and falls into the water. Jack jumps in, pulls her out, and is arrested for being a pirate, albeit one with a broken compass and a pistol with a single shot. Jack manages to escape and gets into a sword fight with Will. They have amusing banter, until Jack is apprehended again and imprisoned.
     
    During this time, it turns out that Jack's old crew on a ship called the Black Pearl have made their way to Port Royal to do some plundering. Everyone gets caught up in the struggle of defending the town, and Elizabeth is kidnapped. Will and Jack then have to join forces to rescue her; Will breaks Jack out of his cell, and Jack will, in return, get him to the Black Pearl.
     
    Aboard the Pearl, Elizabeth is talking with Captain Barbossa (Geoffrey Rush), who explains the reason for the raid. Some years back, the crew had stolen a chest of cursed Aztec gold, and they have been turned into undead versions of themselves incapable of tasting food, drink, or enjoying anything. To break the curse, they need to recover all the medallions along with a bit of blood from each pirate that stole it. The piece Elizabeth took was originally Will's, and he is the son of the Pearl's missing crew member, Bootstrap Bill. From here, the two parties make their way across the Caribbean from the pirate haven of Tortuga to the Isla de Muerta for the final confrontation over the sacred treasure, with allegiances and plans changing along the way, which is reminiscent of an "Indiana Jones" film. At the end, Will and Elizabeth get married, and the film closes on Jack's looking at his compass.
     
    Although Will and Elizabeth are supposed to be the main characters, Will's personality comes off as bland. Jack Sparrow more than makes up for it, becoming the mascot for the franchise. He has a way of appearing insane but is deceptively clever. In addition, many of his lines are highly quotable, and he is responsible for introducing the word 'savvy' to a generation of moviegoers.
     
    In addition to the memorable characters such as Barbossa, Elizabeth, Norrington, and several of the pirates, the movie is enjoyable because of the presentation. It revels in its story, as would be expected of a Disney-made film. It's refreshing to enjoy a simple story filled with adventure and magic, even if the pirates are portrayed more positively than they actually are. Piracy is shown as a lifestyle of complete freedom, when in reality pirates steal, rape, and kill on a near-daily basis.
     
    Klaus Badelt's music score adds to the adventurous mood. Viewers are likely to spend the next day incessantly humming "He's a Pirate," Jack Sparrow's theme and arguably the theme of the franchise. The frightening moments are accentuated with loud, discordant music, and the duels are scored with appropriately fast-paced music. The visual effects, such as the undead pirates' transformation into their skeletal forms, are seamless, and the various ships are portrayed convincingly. Overall, "Pirates of the Caribbean: The Curse of the Black Pearl" is an enjoyable film. It leverages star talent, a quality musical score, and breathtaking visual effects to tell a tale of adventure on the high seas.

    Marvel's "Avengers" was one of 2012's biggest blockbuster films, breaking a billion dollars in ticket sales in its first week. Its main star is Robert Downey, Jr., an actor whose story is almost as legendary as that of his Iron Man/Tony Stark character. Robert now stands tall with a successful acting career with major roles in films including "Tropic Thunder" and "Sherlock Holmes." However, it wasn't too long ago that his name only meant wasted potential to his Hollywood contemporaries.
     
    The son of parents immersed in the industry, Downey Jr. has been influenced by acting since childhood. He was adored by critics early in his career, especially for his portrayal of the iconic comedian Charlie Chaplin ("Chaplin," 1992). An Oscar nomination for this role planted him in the A-list actor caliber. Newfound fame led to a series of bad choices, from a 1996 heroin and cocaine possession charge to several incidences of failed drug tests and rehab relapses. These issues often signal the end of the road for many celebrities. Some eventually die from an overdose, adding another name to those taken too early by drugs. Things looked grim for the young actor, who seemed more likely to have his name on a tombstone than on any future film credits.
     
    Downey was not one to go quietly into the night. He reached a turning point where he decided that his life was worth saving, and step by step, he made positive changes in his life. In 2004, he started a long slog back to acting. No longer considered a top-billed actor, he took whatever work he could find. He made respectable appearances in films such as the science fiction thriller "A Scanner Darkly" and the post-Watergate story "Good Night, and Good Luck." His marriage to producer Susan Nicole Levin in 2005 is considered to be one of the keys to his continued success, due to her love and support.
     
    The biggest break for Robert came in when director Jon Favreau cast him-much to the chagrin of Paramount Pictures-as the title character in "Iron Man," Marvel's follow-up to the tremendous success of the Spiderman franchise. Favreau supported his choice because he felt that RDJ made a perfect Tony Stark, due to how the actor's story mirrors that of the character in many ways. Robert could get into the character's head. For instance, in one scene, Stark is traveling with some soldiers in an armored vehicle when an improvised explosive device goes off and the IED flips over the transport. As he crawls out of the vehicle, a wounded Stark sees the terror of battle and also makes note of one of his company's own missiles that drops beside him. This experience was the character's turning point: he decided to use his talent to make a better world, instead of using his gifts in a destructive manner.
     
    Due to "Iron Man's" success, Downey Jr. signed on for a successful sequel, and the "Iron Man 3" installment is currently slated for release on May 3, 2013. Stark is one of the most memorable of the "Avenger" characters and a fan favorite. This is quite an accomplishment when compared to the likes of Tom Hiddleston's impressive and charismatic Loki. Many fans can quote his lines, which goes to show how much an impact RDJ has had on popular culture.
     
    His other roles were offered to him mainly due to the complete turnaround he has shown. He was cast alongside Jude Law in the hits "Sherlock Holmes" and "Sherlock Holmes: A Game of Shadows." A third film is being discussed for this franchise. His versatility is showcased in Ben Stiller's comedy "Tropic Thunder." Downey's Kirk Lazarus-a black soldier-is one of the film's most memorable characters. Currently, Downey Jr. has several projects in production, including "The Judge" and "Avengers 2."
     
    Although Downey's downward spiral over the span of a decade is not uncommon, especially in the brutal world of Hollywood, his recovery is fairly unique. Several lessons can be gleaned from his example. For one thing, it is good to be humble and to allow other people to help. It's also important to take any work that can build up one's reputation again, no matter how small or low profile it may be. Most importantly, a person has to want to change. All of these factors contributed to a fallen star's becoming one of the most recognized and sought-after names in today's Hollywood. Rolling with the changes turned out to be the most important role Robert Downey, Jr. ever performed. Maybe someday there will be a movie based on his inspirational life story.

    Commercial Ladder Safety! The Safe Use Of Ladders & Step-Ladders.
     
    Ladders and step ladders on average account for 14 deaths and over 1000 serious injuries to workers each year. Many of these injuries are caused by improper or faulty use of ladders and associated equipment.
     
    Ladder Safety Tips
     
    1. Know when to use a ladder; decide how to go about selecting the right sort of ladder for the particular job; understand how to use it; know how to look after it; and take sensible safety precautions.
     
    2. Experts believe mishandling of ladders at work can be partly explained by the way they are used in the home. As with all work equipment, users need sufficient information and training to be able to use ladders and stepladders safely. Adequate supervision is needed so that safe ladder practices continue to be used.
     
    3. Avoid work at height where possible; then to prevent falls from height; and, failing that, to reduce the consequences of a fall.
     
    4. Where work at height is necessary you need to justify whether a ladder or step ladder is the most suitable access equipment compared to other access equipment options. You do this by using risk assessment and the hierarchy of controls.
     
    5. When considering whether it could be appropriate to use a ladder or step-ladder, you need to consider the following factors.
     
    6. Only use a ladder or stepladder: in one position for a maximum of 30 minutes.
     
    7. Do not overload a step ladder or ladder - the person and anything they are taking up should not surpass the highest load stated on the ladder
     
    8. Overreach - keep your belt buckle inside the stiles and both feet on the same rung throughout work being done.
     
    9. When working on stepladders you should avoid work that imposes a side loading, such as side-on drilling through solid materials (eg bricks or concrete), by having the steps facing the work activity. Where side-on loadings cannot be avoided you should prevent the steps from tipping over, for example by tying the steps to a suitable point. Otherwise a more suitable type of access equipment should be used.
     
    10. Make sure the ladder is a suitable size for the work
     
    11. Only use a ladder or stepladder on firm ground or spread the load on level ground (eg use a board)
     
    12. Consider tying a stepladder where possible and advantageous to the task (eg side-on working or where two free hands are needed).
     
    13. On a ladder or stepladder: don't work within 6 m horizontally of any overhead power lines, unless the line owner has made them dead or protected with temporary insulation.
     
    14. You should only use ladders or step ladders: here they will not be struck by vehicles, by protecting them with suitable barriers for cones.
     
    15. Establish the ladder or stepladder is in a safe condition before using it.
     
    16. Don't use the top two steps of a stepladder, unless a suitable handrail is available on the step ladder.
     
    17. Do not use ladders in strong or gusting winds
     
    18. You should also avoid holding items when climbing (for example by using tool belts): on a ladder where you must carry something you must have one free hand to grip the ladder; on a stepladder where you cannot maintain a handhold (eg putting a box on a shelf), the use of a stepladder will have to be justified by taking into account:
     
    a. The height of the task
     
    b. Safe handhold still being available on the stepladder;
     
    c. Whether it is light work
     
    d. Whether it avoids side loading
     
    e. Whether it avoids overreaching.
     
    f. Whether the user's feet are fully supported.
     
    g. Whether you can tie the stepladder.
     
    h. Consider tying a stepladder where possible and advantageous to the task (eg side-on working or where two free hands are needed).
     
    Buying Safe Ladders
     
    When buying a new ladder, think about the worst type of surface conditions
     
    You come across (eg smooth, wet floor tiles). Manufacturers should be able to
     
    Indicate the types of surfaces their products are intended to be used on when they are unsecured (untied). Only buy the ladder that suppliers can confirm will be stable enough to be used unsecured in your worse-case scenario, otherwise you will need to take additional measures to secure.
