Over the past six months, sellers of real estate in Oakland and surrounding areas have begun to realize that the market is definitely not what it was a couple of years ago. In all reality, the power now lies with serious buyers who know they have more room to negotiate when making offers. Sellers who are not willing to look at hard numbers of recent sales, or who are not realistic about the condition their home is in will end up having their home stay on the market for months at a time and eventually expiring. By the time they realize they should reduce the price, it's could be too late as the listing may have "gone stale".
The two most important factors that sellers need to be thinking about is presentation and price. The best strategy for sellers is to prepare the property for sale as best they can by increacing curb appeal, performing cosmetic upgrades if necessary and possibly staging the interior. Next, the seller must work with a competent Realtor who is familiar with the Oakland/Bay Area market. The goal is to establish a price that WILL draw attention to the home and make it stand out as a value compared to the others on the market. With inventory of homes being high, buyers have more homes to choose from which means more competition for the seller. In some cases, I take my sellers out to see other homes that are on the market that compare with theirs. This way, they get a first hand look at how the other homes on the market stack up to theirs.
As the market corrects itself and inventory goes down, sellers will have it easier. Simple supply and demand will bring competition back up as more and more buyers try to bid on the same houses. Contra Costa county is currently seeing inventories soaring through the roof, with many homes sitting on the market for four months and over. In such markets, the pricing strategy I mentioned above becomes even more critical. Since interest rates remain low, buyers still have great opportunities out there.

When considering whether or not to buy Oakland investment property, there are several factors that make Oakland a perfect choice for the right investor. Everyone has heard the term "location, location, location" and the Bay Area has always been considered a great location to be in. There are several characteristics Oakland has that make it a truly unique city. Being the eighth largest city in California, Oakland has a population of just over 400,000. It's the only city in California with the "big three" sports teams: the Oakland A's, Oakland Raiders, and the Golden State Warriors. The Port of Oakland is the fourth largest container port in the US and among the top 25 in the world, and Newsweek ranked Oakland among the top ten technology cities in the country.
In addition to these qualities, Oakland's geography offers a central location to several of California's vibrant hubs. San Francisco is 15 minutes away, Silicon Valley is 45 minutes, and the world famous UC Berkeley campus lies just a few miles to the north. The climate in Oakland is ranked #1 in the US according to the National Oceanic and Atmospheric Administration local climatalogical data.
Oakland's "Just Cause" Eviction Ordinance (Measure EE) and Rent Control
Perhaps the biggest downside to being a landlord in Oakland is Measure EE, better known as the "Just Cause" eviction ordinance. This ordinance makes it a little tricky when it comes to evicting tenants. One of the most controversial sections of the ordinance makes it unlawful to evict a tenant solely for the purpose of selling the property. The proponents of the ordinance claimed that because of housing market pressures in the Bay Area, tenants need some sort of protection from being evicted without good reason. Oakland is also under a Rent Control Ordinance that limits the amount that rent can be increased every year to 3%. Of course any prospective Oakland real estate investor needs to be aware of these regulations. APOD and NOI
In terms of residential income property (2-4 units), one does not only consider the purchase price alone. The price an investor will pay for income producing real estate is set by a property evaluation analysis of data based on several different appraisal techniques, one of which is the "Income Approach". The Annual Property Operating Data or (APOD) is a simple spreadsheet program designed to provide information about the properties net operating income or (NOI). NOI is basically a representation of the properties income and it's expenses. In other words, the NOI is a representation of the annual return the property delivers to the owner.
So since the NOI represents the investor's annual returns, the information and data entered in an APOD are the fundamentals upon which an investment property is judged for value. The APOD may or may not have been prepared by the listing agent of the property in question, and it should include information about the NOI, the spendable income from the property, and the income tax consequences the prospective buyer will likely have during the first year of ownership.
When looking at investment property, it's obviously a good idea to own property in an area where people want to be. As long as there is a demand for housing in an area, you can be assured that you won't have too hard of a time keeping your property occupied. If you already own Oakland investment property, you have enjoyed appreciation of over 100 percent in the last five years, which is remarkable by any standard. While appreciation is no longer as strong as it has been in the previous several years, Oakland real estate will always be a good investment for those who have a solid strategy for long term success. The key is to make an informed decision by knowing all the issues involved.

Oakland California real estate shot through the roof during the period from 2001 to 2005, with appreciation reaching 120% in some areas. Homes were routinely selling for 60-100k over asking price and more! It was not uncommon for a desirable property to fetch 30-40 offers. I remember one home in the Oakland Hills went for over 300k over asking price!
However that type of market by nature is not sustainable, and the current market is proof of that. Starting in early 05', us Realtors started seeing a noticeable slowdown in activity, which has continued to this day. The ironic thing is, prices are still high. They have taken a slight dip(approximately six percent) in the last year, but our median price is still around 500k. There is much more opportunity for buyers right now, because there are plenty of homes on the market which means buyers have more choices and more negotiating power.
Sellers have had to come to the realization that they can't just get any price they want for their home, and the days of putting up a sign and the next day it's sold for 60k over asking price are OVER. Sellers have to do more to prep the home for sale now, and staging is much more common. The most important thing of course if price though. I don't care how nicely a home is staged, if it is not considered a value compared to the others in the area it WON'T SELL. This is, unless your home happens to have historical significance or is in an especially desirable area.
One example of an exception to the rule was a house that just closed last week in Piedmont. It had great square footage, (I personally viewed it on our office tour) but it was in need of a lot of TLC. The bonus was that it was in a particularly exclusive neighborhood in Piedmont and had been designed by a locally renowned architect. The agent also had contractors and interior designers at the open houses to help give buyers ideas. The home went on the market for $1.4 million, and ended up selling a few weeks later for over $1.7 million! Yes, 300k over asking price!
However the reality for most sellers of Oakland real estate today is that they need to price their home attractively and prepare the home for sale if they expect to get it sold.

As part of your stay in and around Cambridgeshire you will more than likely want to spend a couple of days exploring the nearby horse racing town of Newmarket. Steeped in horse racing tradition and home to the Jockey Club, Newmarket is a jewel on the Cambridgeshire/Suffolk border.
Although technically in Suffolk, Newmarket is surrounded on three sides by Cambridgeshire, and it has a CB postcode so it would be a shame to visit the county without a quick hop over the Suffolk border to sample this delightful town.
Thankfully, due mainly to the horse racing industry there are plenty of top class hotels in Newmarket. The Rutland Arms on the High Street offers first rate accommodation with easy access to the local pubs and restaurants. The White Hart Hotel a bit further up has the convenience of being next to a taxi rank, which is handy for the racing, but the pub below can be quite lively at weekends, which needs to be taken into consideration if you are travelling with a young family.
If you want to escape the hustle and bustle of the High Street the Bedford Lodge hotel is situated about a mile or so down the exclusive Bury Road. The Bedford Lodge offers top class accommodation, along with a pool, gym and restaurant. A range of Spa treatments are also available at the health centre to make your stay that extra bit special.
If you are travelling on a budget there a number of decent B&B's and Guest Houses scattered around the town and in the nearby villages such as Burwell, Exning and Chevely.
In summary, you should not have any difficulty in finding a selection of fine hotels in Newmarket. If you are visiting during May to July you should try and time it with one of the fabulous Newmarket Nights events. These combine a night at the races followed by a guest performance in the grandstand. Previous performers have included Jools Holland, Westlife and Girls Aloud and they are guaranteed to be a good night.

If you are visiting the UK one thing you have to sample is watching a Premiership football game. Football (or Soccer as it is sometimes referred to overseas) is our national sport and most towns and cities come alive at the weekend as thousands gather to support their local team.
It's unlikely these days that you will get a ticket for the game itself, particularly for a team in the Premiership so the next best option is to join the many fans that gather in their local pub to watch the game. The atmosphere is usually as intense as watching it at the ground, but without the burden of travelling, sometimes several hours to get in.
The only way to watch certain Premiership games is in a pub that has the appropriate license. Don't assume that because a pub has Sky, they have the sports license as well. It's always worth checking beforehand as there is nothing worse than ordering a drink and settling down in a pub only to find out they are not showing the game! Thankfully there are plenty of pubs in Cambridge with Sky Sports that are licensed to show all the games.
Most city centre pubs now have full Premiership subscriptions , particularly around Regent Street and King Street. A bit further out you have some of the larger pubs that have pool tables and other entertainment on offer for after the game. The Graduate on Mitchums corner comes highly recommended as they also do food throughout the day.
The easiest way to find Cambridge pubs with Sky Sports is to simply keep your eye out for the boards outside the pub that will be advertising the games and showing times.

Any visist to this area wouldn't be complete without sampling at least a few of the many bars and clubs in Cambridgeshire. The nightlife in Cambridge for example revolves around the pub, but don't expect to find a typical, dull bar scene here. Pubs have names like Cricketeers and Clarendon Arms, and you can expect to encounter an eclectic group of locals, University of Cambridge students, and tourists, so you'll never get bored of the same old scene.
If you're looking for some history to go along with your drinks, don't miss the Ancient Druids, the only Cambridge pub to brew its own beer. Just a few blocks away is King Street, home of the legendary King St. Run. At one point the street had 7 pubs, and to complete "the run," Cambridge students were supposed to drink a beer at each one! Today the street has three very good pubs: Champion of the Thames, St. Rhadegund, and the appropriately named King St. Run.
For modern Cambridge students, the nighttime district of choice is Grantchester, distinguished by its good scenery and its good pubs. It is possible to punt to Grantchester along the upper parts of the Cam, a somewhat challenging yet scenic journey due to the mud that fills this section of the river. At least punters will have worked up an appetite for a meal and a beer, both of which can be found in abundance in Grantchester.
Dancing is not as popular as pubbing, but there are a few thriving discos in Cambridge. Ronelles Night Club, ironically positioned next to St. Andrew's church, is always a good bet as it is open late. If you're seeking music without the dancing, check out Norfolk Street for the popular Man on the Moon club, which hosts a live jazz group several nights a week.
Although technically in Suffolk, at only 12 miles away more daring clubbers venture out to the nearby horse racing hotspot of Newmarket and De Nero's nightclub. With its laser shows and smoke machines it's more popular with the younger crowd.
In addition to Cambridge there are copious amounts of other fine bars and clubs in Cambridgeshire, including those in the smaller towns and villages such as St Ives and Godmanchester where a day can be spent idling away the time by the river sampling the famous local brews.

There are a wide variety of Hotels in Cambridge. Whether your visit is business or pleasure you are sure to find a Cambridge Hotel to suit your needs.
Within the centre of Cambridge, around Regent Street and Parkers piece in particular there are a number of top class hotels aimed at business travellers, or tourists who want to make their stay in Cambridge that extra bit special. They offer all the 5 star facilities you would expect by way of off street parking, restaurant and room service. These hotels also benefit from being within walking distance from all the major attractions such as the Colleges and the River Cam and you can expect to pay anywhere in the region of £80 (€120) to £180 (€260) for a double room.
Good examples of this type of Cambridge Hotel are the Regent hotel and the De Vere University Arms.
If you are on a limited budget and don't mind a bit of a walk there are plenty of B&B's and Guest Houses concentrated around Newmarket Road and Cherry Hinton road. These are both on the way into town and a walk into the centre shouldn't take more than 20-30 minutes depending on which end of the street you are on. Alternatively, both streets are on major bus routes which would take you 5-10 minutes and cost no more than a couple of pounds (€3-4).
Prices range from £50 (€80) a night, to £120 (€200) for some of the larger Guest Houses. One of the benefits this type of accommodation is the family run atmosphere and the often invaluable local knowledge of the owner, so they are definitely worth considering. The Fairways guest house on Cherry Hinton Rd is a classic example of this type of accommodation
If you want somewhere in between the two there are a number of Travelodge type accommodation providers in the area. These offer the look and feel of a Cambridge hotel, but usually at B&B prices. The only downside to this type of accommodation is their out of town location, but if you have your own transport this is not a problem.
The Sleep Inn Cambridge is just 6 miles north of Cambridge and also offers you the chance to explore other areas of this great county that you wouldn't see staying in the town centre.
Overall, you will not be short of choice when it comes to Hotels in Cambridge. The main things to consider, in order, are:
1) Location
2) Budget
3) Amenities

Restaurants in Cambridge offer fine cuisine from around the world. From Mexican to Malaysian you are sure to find it within easy reach of the Town Centre.
The number of restaurants in Cambridge has grown substantially in the last two years, due in part to an increase in the number of Italian migrants settling in the surrounding villages. Not only has this lead to an increase in the number of restaurants, but also in the number of diners passing through their doors.
Another trend that has seen a big increase in the number of people making use of the diverse range is the ever increasing student population who are making the most of student specials and other hot offers that the restaurateurs are promoting.
In the town centre, the two main areas for dining are Regent street and Bridge Street where most of the restaurants are situated.
Regent Street tends to be more noisy and family orientated with the big restaurant chains such as Pizza Express and Pizza Hut dominating the street. There are a couple of good Chinese and Indian restaurants along here, as well as some good pub Grub if Pizza isn't your thing.
Bridge Street, with the river Cam flowing nearby, is a more tranquil and upmarket setting for dining and that is reflected in the quality of the restaurants. The cuisine is more Bistro and tapas than pizza and curry, although that is also available if that's what you want. We would recommend Chez Gerard and La Tapas as two good examples of Bridge Street dining.
Outside of the main shopping area, back towards the Grafton Centre you have the student area around Mill Road where a lot of the Indian restaurants are. These tend to cater more for the student crowd and if it's just a good value curry and a beer you are after you can do much worse than check out the Curry Queen at 106.

Cryosurgery or cryoanalgesia is a form of treatment for relief of painful foot and ankle conditions. All pain, regardless of the condition, is related to the nerves of the foot and ankle. This includes a neuroma, heel pain, neuropathy, injuries etc. While cryosurgery has been actively used by many specialties for about 30 years, it is gaining popularity due to its success in relieving pain and the patient's rapid return to normal activities. In addition, the procedure is minimally invasive and can be performed in the office with little discomfort. The patient is able to walk out of the office, says Dr. Marc Katz, an experienced cryosurgeon in Tampa, Florida.
Cryosurgery is typically used for those patients that have not had relief from pain associated with neuropathy, neuroma or heel problems. The procedure is also successful for pain associated with an injury, arthritis and for most other foot and ankle pain not relieved by conservative therapy. Dr. Katz reports that many of his patients want to try alternatives to more invasive surgical procedures to get relief. While cryosurgery does relieve pain, some patients may require additional treatments to obtain an acceptable amount of relief or may require periodic treatments for more prolonged relief. However, patients have no hesitation repeating the procedure if it means relief from pain.
Dr. Katz stated that this is another option available to patients giving them more choice when it comes to getting relief. The big advantages include high success, low complications, low cost and little to no down time.
So what exactly happens when a patient has cryosurgery?
Basically, super freezing is applied to the nerve that is causing pain. When controlled freezing and thawing occur, a portion of the nerve will breakdown. This causes a prolonged anesthetic effect and thus pain relief. This occurs because the pain signal to the brain has been disrupted. The physician can then address the underlying cause of problem and correct it to obtain more lasting relief. It is the natural course of healing for the body to attempt re-growth of the nerve. So many patients will receive custom orthotic arch support devices to realign the foot and ankle and allow healing without repeat damage to the nerve.
One major advantage of cryosurgery is that when the nerve heals and new growth forms, there is no occurrence of a stump neuroma. A stump neuroma is a disorderly growth of nerve tissue often resulting in chronic unresolved pain. Since the cryosurgical procedure leaves the outer coating or insulation of the nerve intact, the newly growing nerve has a pathway for orderly growth and allows pain-free regeneration.
Dr. Katz recommends this treatment to his patients before consideration of more invasive procedures. I don't compare cryosurgery to nerve removal or nerve releases procedures. It's like comparing apples to oranges! I believe that the procedure should be tried because of its success and it may avoid the need for nerve removal or release. This is a totally different approach to relieving pain and it is the future of pain relief. Why not try the procedure before having the nerve removed? Nerve removal has around a 20% failure rate and a significantly higher complication rate including stump neuroma and chronic pain. Katz says that if he can have a large percentage of his patients avoid a poor outcome it is certainly to the advantage of the patient. In addition, health care costs are decreased since a costly surgery center or hospital visit can be avoided.
Katz also noted that he has patients that have had nerves removed and have developed stump neuromas. He has treated these patients successfully with cryosurgery even after the more invasive procedures. So, there is always a chance for hope and relief.
When it comes to neuropathy, there really are few options with the exception of strong medications that are not well tolerated or just don't provide relief. While there are procedures for release of tissues around the nerves, many are not candidates to have this invasive procedure or their neuropathy is too severe to obtain success with nerve relief.
The Procedure
There are different methods of performing the cryosurgery procedure. Dr. Katz has developed his own protocol based on his experience and testing techniques to improve the success rate. Currently, the procedure is performed with local anesthesia such as Lidocaine or Marcaine. The probe is accurately placed on the nerve using a high powered vascular ultrasound, visualizing the nerves and blood vessels. In addition, where appropriate and tolerable, a nerve stimulator is used using a modified technique with minimal discomfort. Newer advanced techniques allow for visualization of the nerve with painless freezing and incorporation of the stimulator with minimal discomfort.
Cryosurgery is an excellent safe option for relief of foot and ankle pain. With advances in technology and technique, patients have additional choices available in their treatment regimen. The future of medicine is evolving into minimally invasive methods of treatment. Patients can now take advantage of this cutting edge pain relief technology.

Foot and ankle pain has become an epidemic in our society. Diabetes, arthritis, weight gain, injuries and other medical conditions are known contributing factors. If you suffer from chronic foot and ankle pain, relief may be at your doorstep!
When people live with pain on a daily basis, they have difficulty performing simple daily activities. Some have difficulty sleeping or simply walking. This often leads to depression, weight gain and stress. The cycle continues, leading to further distress and life changes that are difficult. The conditions worsen as people don't know where to turn for relief.
Cryoanalgesia, also known as Cryosurgery, has been used for almost 20 years to relieve chronic foot and ankle pain by freezing the painful. Newly developed techniques and improvements in the CryoStar technology have led to excellent treatments for relief of pain.
Dr. Marc Katz, a Tampa Podiatrist, has performed hundreds of procedures for relief of foot and ankle pain. He has made it his goal to find a successful treatment and has refined the procedure through extensive training, advanced technology and experience. He found that many patients either lived with foot pain or had multiple types of treatments from many medical specialties with little to no relief. Many people had been told that there was nothing else that could be done to provide them with relief.
So where do you turn when you can't get relief from chronic foot and ankle pain?
Cryosurgery!
The procedure is minimally invasive and takes 15-30 minutes. During a typical in-office procedure, local anesthetic is used so that the cryoprobe can be introduced without discomfort. The probe is inserted through a small skin opening which will require no sutures. The doctor uses a stimulator to locate the nerve. The freeze cycles are then initiated to give long-term pain relief and produce an anesthetic effect.
The patient may perform most of their regular tasks immediately, however . they are advised to decrease their normal level of activity over the first 48 hours. Postoperative discomfort is minimal.
In some cases more than one treatment is needed to obtain optimal results. "Success rates have been around 80 percent in most patients", says Dr. Katz. "As with any treatment, results will vary. However, most patients get significant relief with the Cryosurgery treatment. Some patients may require treatment of several nerve areas to get relief and may need the procedure repeated to gain additional relief."
The latest more specialized Cryosurgery procedure takes advanced skills and is more time-intensive, but allows for localization of the abnormal nerve using a stimulator probe. Also, the area is checked for motor nerves. Those are the nerves that control muscle movement and should not be frozen for pain relief. "It is a more exact and precise procedure, so there is little to no guessing. When freezing the nerve, I am more confident that the actual nerve is freezing and not just an area close to the nerve", says Dr. Katz.
The Cryosurgery procedure sounds fairly straightforward, but it's more than technique and technology. Another important step in obtaining pain relief and success involves the correct diagnosis and finding the source of the pain. This can be a challenge because many patients have a hard time describing the type and location of their pain. The pain may also vary from day to day. Specialized protocols are used to locate the nerve causing the problem and to diagnose and prove the painful condition prior to performing any procedures. Dr Katz believes that this extra step is critical to good outcomes. "Spending individualized time with each patient makes a world of difference."
So what should my expectations be from the Cryosurgery procedure?
The majority of patients get significant pain relief for at least 6-8 months. The relief can be long-lasting if the underlying problem that initially caused the pain is treated. Not all patients treated with Cryosurgery will get relief. Some may require more than one treatment and others may not get relief at all. Also, after treating an area there may be numbness that can be long-lasting. Other previously unidentified pain areas may become more apparent after pain relief in another area. In those cases, the other involved nerves can also be treated. Complications are rare, however with any procedure, they can occur. This should be discussed with your Cryosurgeon prior to the procedure.
So don't give up, Cryosurgery may be the answer for relief of your painful foot and ankle problems.

Teleseminars have by definition an audio format. While lately you can enhance them with slideshows if you're using the right service, they're still primarily an auditory experience. You've got to listen. Read on to find out more about the challenges of the teleseminar format and how to compensate for them.
Here's a fact that many people are not aware of: only a very small minority of people, approximately 5 percent, learns best by listening to information. Most people need to see the information in order to best absorb and retain it.
You'd think that would make for a huge drawback, that that's not so. Don't let that stop you from holding teleseminars. What it takes, however, is to be aware of that fact -- and to use plenty of workarounds to compensate.
Besides, there are big advantages to teleseminars that make putting up with the drawbacks more than worthwhile.
A) The drawbacks of an audio only format
For someone who is a visual learner, listening to a teleseminar is a sub-optimal experience. Fortunately, there are ways they can compensate -- and you as the host can help them as well.
B) What you as the host can do to compensate
There are several things you as the host can do to compensate.
a) Speak slowly and clearly
First, keep in mind that some people need to hear things at least twice. You also need to speak slowly and clearly. And if you make that effort to enunciate clearly and explain things thoroughly, your listeners will really appreciate your efforts -- and not just the visual learners.
b) Use a service with excellent sound quality
It also helps to get rid of as much interference as possible. One way to accomplish that is to select a teleseminar service that has excellent sound quality. In addition, be sure to use a landline telephone and not a cell phone or Skype.
c) Organize the information logically
Be sure to organize your information in a clear manner. It will make it easier for people to follow along. Also remember that in an audio format, once you've said something, it's gone. To help your listeners, be sure to repeat all crucial details, from names to website information at least two or three times.
d) Provide handouts
If you provide handouts, it will not only help your audience to follow along, take good notes, and absorb as well as retain the information. It will also make it easier for you to pace yourself and will improve your entire teleseminar.
If your teleseminar service has a slide-show feature, you may want to use that as well. Your participants will thank you.
e) Provide the replay
Finally, many people need to listen to a teleseminar more than once in order to get the most benefit from it. They may also want to take it for a walk on their iPod. So be sure to make it available after the fact.
f) Provide transcripts
If you really want to upgrade the teleseminar experience for your listeners, provide transcripts as well. Many people like to take notes and skim over the content instead of listening to the teleseminar in real time.

A drawback is that you have to pay listing fees and may not sell your item, so you'll be out the listing fees. Another drawback is that it takes quite a bit of work selling things on eBay, which may be alright for something you'll get enough money for to make it worth your while, but for a low-priced item it might be a lot of effort for not so much gain.
2) Amazon Marketplace
That's another option for making money fast. And it's even easier than eBay. Once again, it works best if you have a few items you can sell lying around the house. Go through your bookshelf and your DVD rack and check their pricing.
A big advantage of Amazon Marketplace is that you won't have to pay listing fees, so you can list items once and leave them sitting there until they sell. You also don't have to work as hard at creating your listing -- Amazon has already done all the heavy lifting. All you need to do is select the right listing, check off the condition of your item, add a sentence or two describing its condition, and enter the price you want.
Any drawbacks? Unless you go for their Pro plan, you are limited to items that are already listed on Amazon. But then, the advantage of Amazon is that you won't have to create descriptions, so that's not as big of a drawback as it may seem.
In fact, if you're just getting started with making money online, selling stuff on Amazon Marketplace is the perfect place to bring in those first dollars and assure yourself that yes, you CAN make this work.

Is your lower back bothering you? If you're struggling with back pain, you're not alone. The vast majority of people are plagued by a bad back at one point or another in their lives, often repeatedly or long-term. But most of them don't have to suffer. Read on for a few tips that may help alleviate your back pain, especially if you tend to sit too much.
Your back takes quite a beating these days. We spend hours and hours sitting at work, then more hours sitting in cars and on the sofa.
You'd think that conditions would have been far worse way back when people were performing "back-breaking" hard labor. And to a point that's probably true. But still... don't underestimate how hard it can be on your back to sit in front of a computer all day. Sitting in meetings or at a desk is not much better.
I'm serious. Hours of sitting with no breaks, or very few breaks, can make anyone's back give out. Even ergonomic chairs can only help so much. So here's what you should do:
1) Take breaks
That's right. Take breaks from sitting. Get up and walk around for a few minutes at least once an hour. Make yourself a cup of coffee. Walk around your desk. Walk up and down a few flights of stairs. Go outside and walk around the parking lot or the building. If all fails, just pretend you have a weak bladder. Whatever it takes.
2) Handle phone calls standing up
Find ways to do your job in any position other than sitting down. Whether you're walking around, or even just standing up, your back will thank you. For example, there's no need to stay glued to your chair while you're making a phone call. A good quality speaker phone is a sound investment for lots of reasons, but your back health is certainly way up there.
3) Print out documents
Okay, so printing things out may not be politically correct, what with the extra trees that have to die for your saving your back. Still, if you have to review lots of documents, request hard copies or print them out, and read them while standing up or walking around.
4) Lie down
Lying down may not be possible in the office, but if you're working from home, it works really well. You can take those printed-out documents and review them while lying down.
One caveat though... don't go to sleep! If that's an issue, be sure to set an alarm clock to go off after your allotted reading time. Maybe even set two.
5) Lower your stress
A lot of back trouble comes from stress. So if you want to relieve some of your back pain, work on decreasing your stress levels. There are lots of ways to do that, from making your life less stressful overall to taking good care of yourself so you'll be more resilient to stress. Finally, you should also have an arsenal of stress busting tools at the ready to tame any stress as it's happening.

5) Write the sales letter

6) Leverage your experts' lists

The big secret is really not much of a secret. The first thing you need to keep in mind is that you must provide value in your teleseminar. Most of your prospects have been burned all too often as they've been lured to attend scores of teleseminars with tempting promises that turned out to offer mostly fluff and sales pitches. Avoid putting on a pitch fest -- it will just turn people off.
The problem? How to create enough value -- but not too much
Most people understand that you can only include so much in a one-hour teleseminar and they also realize that most teleseminars include an offer towards the end. However, they don't want you to take up half of that hour with explaining how you can explain only so much since there just isn't enough time for going into more detail. People aren't stupid. They would much prefer you spent that time providing actual information.
And sure, you don't want to give away the farm either, but if you want to make money with teleseminars or webinars, you must provide value and some kind of actionable advice. There are a couple of ways you can do that:
1) Provide the What and the Why, but not the How
You can go into quite a bit of detail when you focus on the what and the why of whatever your topic is. Explain What someone needs to do to market a teleseminar, for example. Or why they need to market a teleseminar in order to make sure that people will show up.
What you'll leave out is the exact step-by-step of HOW to do it. That's what will be taught in the course.
2) Explain ONE example in detail
In a recent webinar on product creation, the host went through one example of how to create a product in great detail. In fact, he gave enough detail that one of his attendees of a previous teleseminar went out and used that strategy -- and launched a successful product within days.
But of course that was it. We knew there would be many more examples where this one came from, and we could hardly wait to get our hands on those. And so the class sold out in short order...
So the idea here is that if you provide one example in its entirety while also mentioning a number of other examples that will be explained in the course, people will be quite interested in signing up for the course. After all, they have already had the experience of what it will be like to be in the class, and they liked what they saw. So the secret to making money with teleseminars or webinars is simply to help people realize the value they're going to get

Do doctor's visits make you nervous? Does your blood pressure skyrocket every time a medical professional gets near you with a stethoscope? You're not alone. Your condition even has a name: "White Coat Syndrome" and it can be a real problem. Read on for a few things you can do to reduce your stress and keep your blood pressure from spiking during medical appointments.
You may be a bit puzzled as to why this is happening. It's actually quite easy. You're stressed about what your doctor might find. After all, if they are checking your blood pressure, they're concerned that it might be too high. And your blood pressure rushes to oblige.
Seriously, if you're stressed, your blood pressure goes up. That's just part of the fight or flight response that we've been conditioned for by evolution. Way back, this response was helpful. It helped our ancestors muster all the resources they had available so they could escape their dangerous predators or fight them successfully -- and live to procreate. Clearly, it was a successful mechanism, or we wouldn't be here.
Today, however, such a response is much less helpful. In fact, it can mean major trouble. If your medical team believes that have hypertension when you really don't, you may end up with prescription medications that are not appropriate for you -- and that could even be dangerous as such medication could result in lowering your pressure below the level where it should be.
Besides, most prescription medications designed to lower people's blood pressure have serious side effects that can cause all sorts of problems of their own. Basically, it's a good idea to avoid them if at all possible. And that doesn't even take into account the enormous price tag of many of those drugs.
So what can you do to keep your "White Coat Syndrome" in check during medical exams?
One of the most useful things you can do (short of losing a lot of weight so this becomes a non-issue) is to learn some stress management techniques that can help you chill under pressure. Here are a few to get you started:
1) Breathe
Slow and rhythmic breathing will help calm you down and lower your blood pressure.
2) Aromatherapy
Use some soothing aromatherapy to help you stay calm. Lavender works very well, or use a combination product.
3) Do a gratitude exercise
Make up a list of all the things you're grateful for. Add to that list every day and read it daily too. And make sure you refer back to it as you wait for the doctor to show up.
4) Use EFT (Emotional Freedom Technique)
One of the most powerful techniques you could use is EFT (also known as Emotional Freedom Technique). It's a kind of needle-less acupuncture where you tap certain parts of your body while making a series of statements.
EFT has been proven to work especially well for reducing stress. You may find that it will lower your stress considerably and make your "White Coat Syndrome" a thing of the past.

Halloween is one of my favorite holidays. I just love the costumes and the treats. And it's always a lot of fun to get all dressed up on Halloween. Yet those costumes can add up. After all, everyone needs one, and maybe even more than one if you go to several different parties.
And if you're throwing a party yourself, the cost can become quite substantial. But it doesn't have to break the bank. There are a lot of ways in which you can buy Halloween costumes and party supplies for less. Sometimes even a whole lot less. Here are five ways you can get your costumes and accessories and pay a lot less than you would have thought.
Recycle or reuse
One of the things you can do is recycle last year's costumes and/or Halloween decorations. Of course people will be able to tell if you do that, unless you invite only new people. And maybe you'd prefer to dress up as someone or something else this year.
Thrift stores
You could go to a thrift store, but it seems the selection can be somewhat limited. And if you go to a place like Goodwill or the Salvation Army, or a local consignment store, you have to wear other people's hand-me-downs.
What if you'd rather wear new clothes, ie, costumes that have not been worn by others at last year's Halloween party?
Local discount stores
You could check out some of your local discount retailers. They're not that hard to find and easily recognized by their big "SALE!" signs. And you'll be surprised what you can find at the various dollar stores!
Big box stores
And don't discount the big box stores. From Kmart and Wal-Mart to the warehouse club stores, they all specialize in offering you great deals on Halloween costumes as well as Halloween candy and party supplies. And if you're looking to buy some costumes for your kids, specialty retailers or big box stores will have plenty to choose from -- and some of the merchandise may be on sale.
But making the rounds of all those places can take up a lot of time -- and eat up a lot of gas too. Sure, it's nice to be able to try things on to see if they fit and how you look in them, but you wonder if there's an easier way. And there is...
Go online
Going online is often the easiest and fastest way -- and the way that is likely to save you the most money. Not only could you check out eBay to scout out big bargains, but there are plenty of specialty sites to choose from, from retailers to websites recommending specific costumes. It's actually just a little more complicated than that, but this is basically how to get started. A more advanced approach is to create a review site where you pre-sell the product to your visitors and then send them on to the actual sales page.
2) Get Paid for your Articles Directly
There's another, more predictable, way to make money with writing. You can actually get paid for your individual articles. Not a huge amount, unfortunately, but it's a start, and there is growth potential.
There are quite a number of places online that will pay you to write articles for them. Some of them post them on their sites, and others sell them to clients. You'll find them by going to Google and searching for phrases such as "Get Paid for Articles," or by asking around in forums that cater to work-at-home moms.
Of course, you can also get your own clients. A way to start with that is by offering your services on freelance sites like Elance, Shelance, or on busy forums filled with marketers, such as the Warrior Forum. You can quickly build up a clientele. Then get some positive feedback and rave reviews for your work, and you'll be off to the races -- writing for money -- and a regular income.
3) Write for Yourself
The most lucrative approach to writing for money is to write for yourself. That's right. You'll be your own client. You can start by creating your own special reports and either sell them or give them away to promote products by others -- or even your own products. Making money writing can be very rewarding if you have control over what you write.

Are you selling your books and DVDs on eBay or Amazon -- or other sites? How happy are you really with your return for your investment in time and money? If you would like to make more money for your efforts, read on.
If you're more than a little frustrated with the results you've been getting on Amazon or eBay, you're not alone. Too many sellers feel like they're working for peanuts or even less than minimum wage... and they're right.
If you tally up the hours it takes to prepare the listings, monitor them, and later to pack up the goods and ship them, you'd be making a lot more working at a fast food joint. But you don't have to put up with it. Check out the following tips and give yourself a big raise.
1) Know your market -- and your competition
Know the going rate for your merchandise -- both on eBay and on Amazon Marketplace, as well as similar sites. Use that information to decide where to list your items, and be sure to price accordingly as well.
In addition, find a way to keep this information in mind as you replenish your supplies. There are certain books and CDs that are practically destined for the penny market, and you don't want any part of that.
2) Remember that time is money
Do you know just how long it takes you to list and then process your merchandise? Keep an eye on the clock and make sure you take that into consideration when you decide how much or little you're willing to accept for each item. If you can't get your minimum, look for alternative ways to unload the wares -- or turn them into money.
And as you're doing your tallying, don't forget commission and postage either. If you can't get a price that will make it worth your while, look for alternatives.
3) People value nice things
People want things that look nice, preferably like new. That's obvious, isn't it? But it's also the key to your profits. So keep it in mind as you select potential merchandise and list things.
Focus on having stock that is in very nice shape. The newer-looking, the better. Your buyers will be very happy to get books and CDs that look like new. They've probably been disappointed in the past, so if you exceed their expectations, you may get nice comments on your feedback page.
And that's true for selling on Amazon Marketplace especially, but also for eBay.
4) How these tips translate into making you more money
Here's how following the above suggestions can make you more money. If you consistently deliver nice merchandise that results in good feedback, you'll slowly be able to move away from competing solely on price -- and that's a very good thing for your profits.

Having a mentor can be the key to overcoming many hurdles on the road to success - as long as the mentor is right for you and continues to deliver on the promises that were made at sign-up.
But how would you know in advance? Sign up and keep your fingers crossed? That can be very costly.
Not only should you make sure that the mentorship program offers what you need, but you might also want to find out what will happen if that mentorship program should fail to deliver on its promises.
Here are a few questions to ask before you sign up:
What happens if the mentorship program changes course or fails to deliver for other reasons? Will you lose your investment (which can be substantial)? Is there a money back guarantee?
And no, I don't necessarily mean money back for services delivered, but money back for services not yet delivered if those that have been forthcoming so far fell short of expectations. Simply put: Can you bail? Or are there other provisions for working things out in ways that will work for both parties?
Usually, those questions are not being addressed in the various mentorship programs advertised online. So you'll have to take the initiative and address them yourself.
Before you can do that, however, you'll need to be very clear about what it is you want from a mentor.
Look over the mentorship programs you're considering and figure out what it is specifically that they're offering and what it is that you want. If they offer the chance to make $50 million a year yet are vague on the way they'll get you there, be very wary. In fact, with exaggerated promises like that, be very wary, period.
For obvious reasons, no ethical mentorship program can make any promises on exact sums of money you'll earn. But they can and should promise the specifics of the kinds of services and materials they will provide.
So look for those specifics. What will they do? What exactly are their responsibilities? What are yours? Also figure out which of these features are the ones that are most important to you. You may already have a good part of the knowledge that will be part of the mentorship program.
Don't pay for a rehash of the basics when you're already at the advanced level. Or at the very least, if you must pay for the basics too, make sure there will be more than enough for you at the level that will help you to offset that investment.
Also be sure to check how much of an investment you're really expected to make. Some so-called mentors require ever-escalating additional outlays of cash to implement their "advice." Ask exactly what you're expected to purchase in addition to their mentorship program (and for how much money) in order to successfully accomplish the things that their mentorship program teaches you how to do. You may be unpleasantly surprised.
Before you sign up and whip out that credit card, be sure to find out what you'll really get and what will happen if you don't. Look for part two to discover the specific questions to ask of your prospective mentors to ensure that you'll get what you pay for and that your mentorship program really will be your path to success.

A mentor can mean the difference between muddling along and achieving soaring success. That's if you find the right mentor. In fact, it seems that most successful people have had mentors or still have them, and many of them have several.
So there is no question that having a mentor can be extremely valuable. But in the internet marketing or the business world, they're not cheap unless you are lucky enough to be taken under the wings by someone at work.
And there seems to be no shortage of people eager to mentor you - for a price. In fact, in the world of sales funnels, mentorship programs are the ultimate high-end product. It's almost a required part of the product line-up, and sometimes it seems that everybody and their cousin is running a mentorship program these days. So the big question is this: How do you find the mentor who is right for YOU?
Here are seven key questions you should ask that will help you select a mentor who you will enjoy working with and who will help you achieve your goals:
1. What is it that the mentor offers to help you achieve? Does that match your goals?
2. Is the mentor in a position to actually help you with that? Does he or she have the know-how, the experience, the personal success record, and the contacts to really help you?
3. What exactly is actually offered in the mentorship program in terms of goods and/or services?
Teleconferences? How often? Will they be recorded? Personal phone conferences? Personal email support? Will the person look at your stuff? Or will all that be done by one of your mentor's "associates," if it is even available?
Whatever the answers to the above, will that work for you or would you like more (or less) contact and accountability?
4. What about references? Testimonials? Do you know people who have worked with them? How are they doing now? What is the feedback?
5. What is the price/benefit ratio? If price is an issue for you, do you see this mentorship pay for itself within a reasonable period of time? Feel free to include that point in your list of email questions (see next point).
6. If you really want to know what your future mentor candidates are like, look over their advertising materials and think of a few questions that would help you decide whether or not this might be a good fit. Send an email. Will you receive a prompt and thoughtful response? Or just more promotional materials? Or even a pushy sales pitch?
7. Do you like your potential mentor? Do you enjoy listening to his or her teleconferences? You will be listening to a lot of them over the next year. Is the person a good fit personality-wise? What this means is do you feel comfortable with them? Are they supportive or patronizing? Friendly or abrasive? Will that work for you?
If the answer is no or if this is a moot point because there will be no or minimal actual contact, run, don't walk, to find someone else.
If the answer is yes, and the answers to the other questions also pan out, you have found the mentor of your dreams. Sign up with confidence and enjoy your journey to soaring success.

Are you tempted by affiliate deals but are afraid to do anything about it? Have they left you with big questions and bigger worries? I used to be worried too, but I think I've found a few answers to my questions:
Question #1: Are those deals for real?
Well, a lot of them sure are. (Always do your research and especially check out the products though.) Clearly, there are quite a few people raking in some serious dough -- from some very legitimate affiliate programs. Why shouldn't you be one of them? Maybe you have already found a site that you would like to promote. There's just one little problem...
Question #2: How can I do this safely? Or can I?
That was exactly the question I was asking myself when I came across a few VERY tempting affiliate deals. I was all excited and ready to sign up. In fact, I started signing up. And then I got to the part where they wanted my... (drum roll!) ... social security number!
My what? They had to be kidding. Who in their right mind would give a stranger on the internet their social security number, I thought.
Then again, it makes sense. If they pay me money and want to stay legit, they would need my social, right? After all, they'll have to send me my tax form at the end of the year.
But what about identity theft? Giving them my SSN means I'm practically presenting them my line of credit on a silver platter. I might as well mail them my credit cards along with my birth certificate.
Darn! I thought. First I did nothing. But I came across another one of those deals, and another one, and so on. Meanwhile, I had researched it enough to know that yes, affiliate deals are definitely for real. And then I came across the deal that was just too tempting to pass by. What to do?
So I asked someone I trusted, someone who played a major part in my being able to build my first website. And he came through for me: he gave me the solution to the dilemma:
Three letters: EIN
Question #3: What the heck is that?
Employer Identification Number. But you have no interest in employing anyone, you say? Not a problem.
This is simply an ID number the IRS provides for your business use. It allows you to separate your personal finances from your business information, which is a good idea anyway. And it allows you to get money without disclosing your social security number, while still being legal and allowing the affiliate marketers who send you money to remain legal as well.
Question #4: So how can you get one?
That's easy. I could hardly believe it. It took me all of half an hour online, and that's with reading all the instructions. Here's the IRS's web page where you can apply:

Just click on "apply online."
If you want more information, they have a link for that too.
That's it. You'll be good to go. You can now give out a legitimate ID-number that does not jeopardize your personal finances. Isn't that cool?
So go get your EIN and start pocketing your share of the affiliate marketing pie.
